Tenants appeared to have a lot of requests for repairs which she would always submit inflated repair bills which lead me to believe she was padding the bill for her benefit. When we informed her I was not renewing our agreement, the tenant repair requests dropped down 90%. Now, we are using another property management firm. Costs have significantly dropped and magically the constant problems in each house disappeared overnight after changing over.

Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. They have since gone out of business…read more In the days before real estate information was readily available and the internet was still relatively young, I decide to use the services of Robert and Sonia Jimenez a husband and wife team since they were the first people I saw leaving Hobby Airport while returning to Houston. I went inside and met both of them and explained my needs in looking for a 3/2/2 in the price range between $80k - $100k. Not knowing much about the home buying process and fairly young with a starting family, I decided to give them a try. What a horrible mistake. Sonia wanted me to sign a buyer's representation agreement immediately, which I did and it was off to the races we went. She always seems impatient and irritated when we looked a home we were interested in, but very cautious due to the initial house we saw that has haphazardly updated with a lot of scary jury rigged setups. Naturally you would be more cautious since you do not want to be stuck paying for a house that was a money pit. She did give me a list of houses and we had a list of homes we wanted to see, however that was an interesting experience since she always found an excuse to show up late or never showed up at all. We got tired of using her services, so we decided to drive around neighborhoods to look at for sale signs and just call the number there to speak to them directly. We finally found a house we loved that we loved that had a simple for sale sign. We paid the price and thought everything was over with. Months later, we get this nasty call from Sonia stating that we owed her a commission for the house we bought. We were like you did not help us, so why should we pay you? Well she brought up the buyer's representation agreement and since we were under her representation, we owed her a 3% commission on the purchase price of the house (which she did absolutely nothing to earn that money). She threatened to sue us and we complained to the Texas Real Estate Commission. She backed off and that was that. Worse experience than dealing with a used car car salesman.
