We rented from Reliant for a year and we had mix experiences with them…read more We were living out of town and were moving to La Crosse. My niece referred me to them as she was a current tenant. I found the townhouse and contacted them for a showing right away as we were in urgent need of a place, especially moving from a different city. Madisyn was very kind and allowed my relative to call me via facetime for a showing. Everything looked nice and I drove 3 hours that weekend to submit my application and background check as we were the first showing they had of the place. For a 3 bedroom (more so 2.5 bedroom) at $850, that was a bet for us. We got approved within a week and moved in two months later. I was notified by Heather that we could move in earlier but there was a fee for the extra early days that we moved in. In all the years of being a renter, I was never charged early move in fee - assuming the previous tenant paid their last month of rent, etc. I denied the offer and kept my original move in date since it did sound a bit sketchy. Not sure if they are pocketing these early move in fees or not. Once I got my keys, I ALWAYS inspect the place before moving in any of my personal belongings. So glad I did so because there was trash out in the backyard and dead flies all over the sink. I notified management right away and they came in the next day to fix it. There was one ceiling light that was out as well and they replaced it, however; only replaced it with the bulb from the front porch, leaving the front porch without a light bulb. I took it upon myself to put one in since it seemed inconvenient for them to just put in a new bulb and instead took one from one area to replace another. I deep cleaned the place and then fully moved in. Once spring hit, I noticed that our backyard had swarms of hornets! I have an infant and it was a huge concern as I noticed that hornets were getting inside of our place. I found a few in the bathroom and in our baby's room. Management came for a walk through in the neighborhood one day and I notified him of the hornets and said that they are coming from the inside of the building panels. You can see where they are going in and out. Nothing was ever done about it so, the thought of having my child spend any outdoor time was impossible since there were hornets everywhere. My husband and I took it upon ourselves, AGAIN and bought hornet spray and got rid of most of them but without destroying the nest, it was nearly impossible. Our neighbors within the building were very kind and when I did ask them if they found any issues with the property, they did mention a few and also noted that management doesn't really care to handle anything. We continued to live until our lease ended with zero intentions of renewing. The property came with two off-street parking. The only downfall is that management does not notify new tenants of assigned parking spaces. As new tenants move in, they end up parking in other's spots as well as have guests visit and park over night taking up spaces. After notifying management of the issue on multiple occasions, they will only send out emails to all tenants to park in assigned spots or to be towed. I've never seen a car towed even when parking was full of unknown vehicles. This became an issue especially during the summer, having to carry my baby from the down street because other tenants were parked in our spots. Trash will fill up within days of trash pick up days. For all the buildings within that area, there was only one dumpster fenced off and it would pile up with furniture and trash quick! The lease and rental ad states that there are no pets allowed, however; the new tenants had a dog and it would poop in front of our yard every single day. Although we didn't spend much of our time outside due to the hornets, it was disturbing to see dog poop pile up in our yard. With our lease ending, we didn't care to bother management anymore. We ended up moving out a month before our lease ended, leaving the last month for us to clean. Note: they have cleaners come in after each tenant moves out. But they are bad at their jobs because we had to clean and complain when we moved in because of the dead flies and smell along with trash was still outside in our yard from the previous tenants. I gave them 3 stars because of they were kind enough to accommodate my showing virtually and processed my application on a timely manner.

They will do anything to not give your security deposit back; they will even put multiple names on…read morea check so that you are unable to cash it once you move out. While living in our apartment we seldom had any issues as we were handy enough to do minor maintenance ourselves (light bulbs, unclogging drains/toilet...) but if we did it would be something like a $50 charge just for them to show up. If I still lived in La Crosse, I would probably be spreading the word about how similar this company is to other SLUM LORDS. They likely own over a third of the homes/apartments within a mile and a half of UWL and the condition of most of them is wanting. If you get the chance to rent from Reliant Real Estate Services, DON'T.
