I moved in the 1st quarter of 2008 and so I am part of the group who has lived in Edgewick the longest. Edgewick's lots of lands and concepts are owned by Benchmark/Momark. They are the developers. They are very well known in Austin and have developed many award-winning communities (example: the Austonian downtown is their project) which is a good thing if you have any worries about Edgewick making it. I feel confident this community will build out eventually though the economic downturn has made things move slower than the original 3 year build out plan. Wes Peoples is the new builder. You can see that the new homes under construction are modern design so it does look a little funny next to the original homes that are not modern. Having said that from looking at the quality of work the homes are actually improved. Once the community is built out it will hardly be noticeable. From here I will break down a Pro and Con List. Let's start with Cons: --You are living in SE Austin in an area that has not yet gone through gentrification. There is crime in the area though not enough to stress about. There have been very random, minor break-ins with vehicles mostly in Edgewick in the past 4 1/2 years though I personally have not been affected. This happens all across Austin especially as the city grows. If this bothers you I suggest you might want to move to Hutto or somewhere out in the country away from people. --The HOA has been very dominant over the past 4 years. Luckily they have just recently started to form a "safety committee" so that we the people have more voice. On the one hand as a good thing the fact that they run such a tight ship means the community is kept in tip top shape. Just be aware that they are always "On" so don't leave shoes scattered, put your trash can away immediately, ect. --Carlson Drive was built by Edgewick and is still maintained by Edgewick. It was supposed to be a private drive meaning the gates you see now were supposed to close Carlson off on the back end of Edgewick. You can see lots of lots ready for houses to be built circling Carlson. However the city as of now is refusing to allow Edgewick to make Carlson private. This means the dog park is technically located outside the gates of the community and is being used by the public. Though I myself don't personally mind sharing the issue at hand is when stuff gets broken or stolen. This is costing Edgewick money and therefore us the homeowners money. --The pool can really get overrun with college students in the summer. This is because some of the units in the community were purchased by parents for their kids. The HOA has recently really cracked down on monitoring the pool and the number of people allowed in. Larger parties now have to get pre-approved permission. PROS --You absolutely cannot beat the location. You have 2 major highways at your disposal (Ben White and IH-35). Because we are south of downtown you don't have as bad of a traffic mess like other parts of Austin. Zipping across Woodward or Oltorf to South Congress and downtown is a breeze. --You don't share walls with your neighbor (though the units are built close together) and each unit gets a garage. --The pool now has wifi. The pool itself is really great and the commercial grill is awesome for cook-outs. --Our community is very quiet. Sometimes there gets to be activity on Parker but those units being built and sold now are away from Parker so they won't notice as much. When I'm home I work from home and love it. --In regards to long term value you need to know that the city of Austin is dedicating a lot of $$$ to revitalizing East Riverside Drive which is just north of Edgewick beyond Oltorf. The live music scene is already moving East. This means in the future the area around Edgewick will also improve bringing the value of Edgewick up. It also means lots of cool stuff coming close. --The #7 bus route has 2 stops outside the gates of Edgewick on Parker. This bus goes straight downtown and drops off on Congress ave!! I live on this bus during SXSW. It only takes about 20 minutes to get downtown on the #7 from Edgewick once on board. --It is easy to bike ride from Edgewick as we are just across the highway from everything cool. If you want to bike on the East side you can go down Parker road, and cross Riverside where there is a bridge. Lady Bird Lake is so close to Edgewick too. --My floorplan is now called the Penn. I added an extra bathroom so I have 2 full baths. I know I'm biased but I think this is the best floor plan as everything you need is on one floor save for your washer and dryer. Residents have recently been charged mandatory assessment fees of $1000 on top of the monthly fee to get the budget back to where its supposed to be. Monthly HOA fees were over $210 a month when left and they were about to raise them again. Landscapping is more absent than its ever been in this community. We usually get a once a year spring mulch replacement for every yard in the community around April that did not even happen this year for the first time in the eight years that I lived at Edgewick. So much turnover in neighbors, its hard to get to know anyone and many people rent their properties. Not much of a community. I would seriously reconsider moving into Edgewick. Dont get me started on the current lawsuit about structural construction issues on some of the properties.

After tracking down the inspector, he denied responsibility and demanded he talk to our contractor vs tell me if my pipe was safe. The conversation ended by him hanging up on me by my questioning if we had an issue with our line, yet him already approving it. I then went to report the incident to his manager, who confirmed the pipe should not have been approved, and he would get back to me with what I needed to do. I followed up with him three times, and he's ignored every message. We paid for an inspection from ATS to know if our gas line was installed safely to have a tech approve an unsafe pipe, deny it, communicate unprofessionally, his boss ghost us, and after 3 weeks, we still do not know if our gas line is safe. Flagging for the city that ATS has approved an unsafe line and will not communicate nor follow up after multiple attempts.

I gave Jordan the phone number to the management properly that I eventually rented from! I would not recommend Jordan or his company for two reasons. 1.) After explaining to Jordan what I was looking for a lower crime neighborhood and less transient people. Jordan recommended The Summit apartments where residents expressed numerous transient issues. (Jordan does not know the properties at all he is just in sell mode to get his commission) 2.) They, Jordan and Smart City, are just interested in "closing the deal" and have very little sway with the properties. They, Smart City, doesn't hit multiple properties. Smart city just pushes the properties on a preselected list where I suspect Smart City gets the most commission. The leadership cannot be that great if this is their business plan! Push the properties on their preselected list! Like I said I had to go to the neighborhood that I liked, 45th and Guadalupe, and get a flier from one of the properties and then call the properties listed on the flier. I ended getting the apartment on my own. DO NOT WASTE YOUR TIME.. Smart City only wants to close the deal and collect full commission on the least amount of effort on their part. I will not do business again with Smart City! Such a waste of time!

I have never in my 20+ years of renting come across such bad business practices…read more I reached out to Mission South via an online listing from Zillow. The returning contact was Vito Raymond with Metro 512 Realty a.k.a. 512Living a.k.a. The 512 Group. Vito met me onsite at Mission South to show me apartment 112. When I arrived he said that unit had been leased but he could show me 109. Unit 109 left much to be desired. You could tell they were working on it, but you could also see the unit suffered years of maintenance neglect. Still sensing my hesitation, Vito called me back to come look at a finished unit at Mission South the next morning. This unit looked good, but sadly it was on the second floor. Due to a current disability, I need to be in a first floor unit or have access to an elevator for upper floor unit occupation. I asked Vito if some basic updates could be made to the 109 unit before I applied & he said that my list items were already on their list to take care of. I informed him that I was not available for any move-in until at least March 13, due to my being out of the country. I don't think that message hit home with anyone, because as I was out of town, the pressuring messages started flooding in. Multiple texts from Vito to which I replied that I was still abroad. I asked if I could see the unit before signing the lease & if it didn't work, for whatever reason, if I could get my security deposit back. His reply was "Yes that can happen as long as you don't sign the lease first. So pay the deposit and tell Loren our property manager that you want to see the apartment before signing the lease". The very next day I got an email from 512Living - Mission South's assistant manager Marisa Garcia. "The security deposit and admin fee payments are missing in order to hold the unit & send the lease.", she explained. In fear of not having a place to live when I got back to Austin, I reluctantly paid the admin fee & the security deposit via an online portal on March 8th. my mistake was assuming Vito had spoken to them about my being abroad & about my request for the deposit refund. Friday 3/15/24, I texted Vito that the unit wasn't right for me and that I wasn't going to make our meeting or sign the 12 month lease with Mission South. He wished me luck & asked me to reach out to Loren, the manager for Mission South & employee of 512Living to get my security deposit refund. I called & left a message with the admin on shift. Later that day I got an email from Loren reading ..... "Mary- I've attached a copy of the application for your records. Your application was received on 02/26 & approved on 02/28 when your guarantors application was submitted. The deposit was paid on the 8th, & the lease was sent the same day- the unit had been held since the 8th. On page 6 of the application, it states in paragraph 3 & 6 that we may keep the application deposit as liquidated damages if you don't sign the lease or withdraw your application. I know Vito mentioned you weren't ready to commit to a long term lease. I can ask the owner if they would consider a shorter term lease if you would like; let me know and I can reach out to the owner. If you have any questions in regards to this, please let me know. -Loren" Notice that in the email above Loren improperly refers to my security deposit as an application deposit. I paid a security deposit, as referred to in the application. I did not ask for a 6 month lease that she attempted to have prepared for me. I explained to her that Vito mentioned that the security deposit was refundable if I didn't sign the lease & asked her to have the owner call me. After two days of no reply I followed up with an email explaining that I am not interested in signing a lease & that I do not feel comfortable doing business with a company that allows misrepresentation of terms from an agent regarding the refund-ability of security deposits. I also asked them to send an itemized & dated list of any liquidated damages suspected to be associated with this transaction. I still have not received this. Loren replied "although the application specifies that we can retain the application deposit as liquidated damages in case of withdrawal or failure to sign the lease, the owner has agreed to refund half of your application deposit, totaling $537.50." Again incorrectly referring to the security deposit as an application deposit. There are no defined terms for clear understanding. They change the deposit term to suit their needs. This is absolutely poor real estate practices & every realtor I have spoken to says they are operating incorrectly by Texas law. Even Vito texted confirmation that he "did say the security deposit was refundable and that has always been their policy". I took the partial refund, but I am still waiting on the receipt for damages. They are now past 30 days as required by law in the state of Texas to produce this. I am still working to get the rest of my money. BUYER BEWARE!
