Royce is fantastic to work with. He was our agent when we sold our townhouse in Mountain View. Throughout the whole process Royce was a great partner for us. He is so knowledgable about the market in this area. Royce knew exactly how to stage, what buyers were looking for, and he was especially talented at pricing correctly to draw the right level of interest and offers. He's was also totally committed to our sale and even personally hosted the open house. We ended up selling with multiple offers after one weekend and Royce got us more than we expected because he negotiated so well. I have to give extra props to his client service too. He is so responsive and his team is on the ball. The documents, prep work, staging, and marketing were all expertly handled. And Royce and his team are great communicators. We always knew what was going on and what to expect. Interesting side note, when we purchased our place 13 years earlier, Royce was the sellers agent then too. He sold this place twice! I point that out because it shows that Royce has a long track record around here. He knows the buildings, the owners, the market, and the other agents as good as anyone! read more

Holy moly Royce is good. He took care of absolutely everything when it came to selling my condo. He's been doing this for ages and I honestly don't know what he could have done better. We closed quickly, he got more than I expected, and everything went smoothly. What else could you ask for? Go with Royce, you won't be disappointed. read more

I highly recommend Royce as an excellent real estate agent. He sold my condo in Mountain View in less than 3 weeks, including the escrow period. From the day my husband and I met Royce, throughout the process of doing upgrades, signing documents, the staging and the sale, he advised and kept me updated. He did a brilliant job of pricing my condo and then getting higher offers from two potential buyers. I always felt confident with his suggestions and he kept me up to date while on the market and during escrow. With Royce's help I was able to sell the condo for more than the asking price and more than I expected. Dawn Moore Wilson was part of the team and also gave me advice and responded to my questions quickly. I am very happy with the quick sale and highly recommend Royce and Dawn! read more

Royce is truly exceptional real estate agent! He is super efficient in everything he does. He doesn't waste any time and stands by his promises. We sold two homes with Royce and could not have been more happier with the result. His negotiation skills set him apart from all other agents. When it comes to selling your home, you can be rest assured that doing it with Royce will be a smooth sailing. Thank you Royce for supporting us over the years. read more

TL;DR: Royce did a phenomenal job selling our house. He made it beautiful beyond recognition, and the sale price was far beyond expectations. When Royce first saw our house, he proposed a remodel before sale to increase the value. His remodeling proposal was more aggressive than other agents proposed, and obviously required more investment, but he helped us reimagine what our house could be turned into (in part, by showing other remodeling projects he'd been managing), and we decided to trust his judgement and take the leap of faith. Royce managed the remodeling project entirely, and executed it seamlessly, on time and almost exactly on budget. When we saw the end result, we were truly stunned - the house was beautiful beyond recognition. After a few days on the market, it received 4 strong offers. Royce negotiated a sale price that was about 15% above the listing price (and way above our expectations). Aside from the excellent financial outcome, there is something satisfying in seeing the house transform to a beautiful version of itself, so that we can feel pride in selling it to a happy buyer. Thank you, Royce, you rock! read more

Royce delivered top quality work when we sold our house in Campbell. We spoke to a lot of agents before choosing Royce as our buyer's agent for our first house. He is extremely knowledgable, resourceful and approachable. We highly recommend him. P.S. - He also has a great sense of design, which we leaned on for upgrades in our new house. read more

We chose Royce over other agents to help us sell our home in Mountain View because of his experience and knowledge of the real estate market in our neighborhood. We spoke at length about market conditions, selling strategies, 1031 exchanges, etc. The selling process was very efficient. We only met Royce in person once and completed the rest of the process remotely. Royce kept us informed and was always available to answer our questions. He negotiated an amazing sales price for us! We highly recommend Royce and his team! read more

There really are not enough superlatives for Royce. Where all the other realtors saw only a knock-down, he saw the potential in our house and was able to parlay a modest remodel plus landscaping upgrade into an absolutely *mind-bending* result - an astonishing *$1 million over asking* - gone in less than a week! A FIVE-fold return on our investment! Every single piece of advice he gave was impeccable, including on strategy and pricing. We just said yes to every one of his brilliant ideas, and the result speaks for itself! With all its carefully chosen improvements, and beautifully staged, the house he conjured into reality looked like something out of a dream, and so many buyers fell in love with it. (We did too and wished we could have kept it.) Every single bidder wanted to move in and make it their home! Royce is the best of the best. Hire him, do *whatever* he says, and bask in the results! read more

Truly an amazing experience working with Royce. We have a condo we are hoping to sell and hoping to get it done with minimum effort. There was a condo in the same community on sale as well, Royce advised us to wait and when that condo was sold he contacted parties who were interested in that unit and let them know our unit would be available very soon. One of the parties was interested and put down an offer before our unit even went on the market! This saved us all the work needed for staging AND we sold it at a great price. We are extremely happy with the services Royce provided and will recommend him to friends and colleagues in the future! read more

Royce Cablayan embodies the highest levels of integrity, professionalism and service. He is the best real estate agent I've ever worked with. His knowledge of the local market and buyer/seller behavior is comprehensive and spot-on. Royce expertly shepherded our transaction from start to finish--saving me a significant amount of time compared to previous agents--and he proactively communicated with me every step of the way. From personally selecting tiles to mobilizing his hand-selected contractors for fast turnarounds, Royce handled everything for us with an eye toward maximizing our sales price. Royce is both direct and gracious in his communication, and highly skilled at negotiating. Our property sold with multiple offers at a price higher than we could have imagined, even in a softer real estate market. We highly recommend Royce and his personalized service. read more

We worked with Royce and his team to purchase our house in 2017 and then again to sell it in 2021. Royce was great both as a buying agent and as a selling agent. For our recent home sale, Royce and his team organized remodeling of our bathrooms to increase the value of our home before sale. He took care of every aspect of the remodel, including design, selection of finishings, and organization of contractors. He also organized painting of both the interior and exterior of our house. All updates were completed within budget and on time on the agreed-upon dates. Royce's strategy for our home sale was solid, generating 14 offers that resulted in a sale price significantly above asking. It was obvious that he deeply understands the Bay Area market, especially the South Bay. The house closing process was smooth and without incident, thanks to Royce and his skilled team. We would highly recommend Royce and his team to anyone looking to buy or sell a house in the Bay Area. read more

My husband and I have been fortunate enough to work with Royce three times since 2000. He has sold homes for us in Sunnyvale, Cupertino and Willow Glen. He is personable, professional and responsive. Once we had worked with him the first time, we knew there was no one else who could do a better job. His strategies and knowledge are on point every time. That was proven when two of the three times our homes sold for considerably over the asking price. He has proven himself time and time again, we most heartily recommend Royce. read more

Royce is phenomenal! I had a home that needed a lot of work before selling, and within days of first calling him, Royce had done a walk-through and crafted a "possible fix-it list", with bids for all line items. He talked me through which improvements would help resell value and which wouldn't, so we could make a plan for moving forward. Royce managed everything (including getting a new kitchen installed in literally three weeks from discussing the idea to all work completely finished, during a pandemic), kept me informed all along the way, and got my home sold far more quickly than I ever would have believed possible. He is very responsive - text, email, phone call - all were answered within minutes, regardless of time or day of week. Highly recommend Royce! read more

Royce is the man! We just concluded the sale of my Mountain View property for above what I asked. Royce was with me every step of the way including helping me to negotiate my new property in Napa. From the get-go, Royce guided my ex and I through the process of refurbishing then selling our property, He provided us excellent advice for undertaking value-adding enhancements to our property that no doubt helped us get more than our asking price. He also connected us to first-rate professionals who did phenomenal work. And his staging, OMG! I couldn't believe it was the same property! I would have bought the place in a New York minute! So kudos to Royce for such a great experience. If you're looking to sell or buy a property in the Mountain View-Los Altos, you need to go with Royce! PS I just wish he covered Wine Country as well! read more

Royce is an excellent agent that you can trust. Royce was referred to me by a friend ten years ago when we bought our house in northern California. Ten years later when we decided to sell the house and relocate, I chose Royce again without much hesitation. Royce is very familiar with the housing market in peninsula and south bay. He is very patient, resourceful and highly efficient to get the job done. I would highly recommend him! read more

With all the realtors you can pick from out there, it's hard to select which one will be a good fit for your style and will get you what you want. I can say hands down I am so happy with my experience with Royce and his team. For starters, because of Royce's experience and brand, he has a large network to find you exactly what you're looking for as I was lucky enough to have the opportunity on a place before it hit the market. Second, my transactions and timelines were extremely tight given that I was closing on another property to get this one, but everything went as smoothly as it possibly could. You can trust in Royce and his team to close on time and that everything happening in the background was being taken care of - and I was even able to close a day earlier which was great! I also really appreciated Royce's straightforwardness throughout it all - he gave blunt advice, which I found very helpful of things to consider and be aware of. He doesn't sugar coat and is not wishy washy and will tell you how it is, and the rest is up to you to decide depending on how serious you are in moving forward with the transaction. Royce helped me achieve my dream of being able to buy a place in the Bay Area. I highly recommend Royce and would do it all over again! read more

We interviewed 3 senior real estate agents for the sale of our Sunnyvale home and Royce was the clear winner. He knew exactly what improvements we should make to get top dollar for our house. He organized an amazing team of contractors to make the improvements and negotiated really good pricing (even in the middle of the pandemic remodel boom). His sale strategy fetched us 72 showings over 1 weekend and 11 offers. His shrewd negotiation skills got us an unbelievable sale price that is the highest ever paid in our neighborhood. I can't say enough great things about Royce and would enlist his services without question should I be in the market again. read more

We actually found Royce thru a random search on Zillow when we were looking for a professional agent to sell our condo in Mountain View. We sent out inquiries to a few agents and Royce responded really fast. After briefly chatting I was impressed by his knowledge of the housing market in this particular area so we decide to further proceed with him. It turns out to be a correct decision - he is super resourceful, creative and thoughtful, he also has this great taste when it comes to remodeling. It was also pleasant to deal with his team members as well! I saw similar property have stayed longer in market but ours got sold pretty fast at a price level meet our expectation! I would highly recommend him! read more

We have known Royce for many years. 10 years ago he helped us move into our starter home in Mountain View. He helped us navigate the ins and outs of the south bay housing market and was so knowledgable about all the various neighborhoods. He helped us move into the perfect home for our family. 10 years later he helped us sell that same home. He made everything so easy and knew exactly what we needed to do. We had to sell our house remotely because we moved out of town, and I didn't have to lift a finger. Royce took care of everything. We owe him so much. You couldn't find yourself a better more skilled realtor in the Bay. His many years of experience and the connections he has built within the real estate community helps him execute on jobs efficiently and in a cost effective manner. As an example we had some work that needed to be done on our home and he was able to get bids and setup the work within a couple of days. The same thing would have taken me weeks to navigate and schedule. On a personal level Royce is also an amazing individual. He is kind and caring and extremely easy to get along with. This is great because he can navigate difficult situations that come up in buying or selling your home with ease and a level of confidence that really just makes life simple. Thanks Royce for everything! read more

Royce did such a great job helping me as a buyers agent to purchase my Sunnyvale condo 4 years ago that I used him again to sell it. Again, I was blown away with what a great job he did! Even in the middle of a COVID shutdown, he got my condo sold in under 30 days despite the fact there were huge issues with the HOA, the lender, and sticky lawsuits. I had given up all hope but he made it happen! Royce has been in this business for decades and knows how to make deals happen. read more

I've been working with Royce for about 15 years now, and have been extremely happy with the support he provided in buying 3 homes (and selling one). In all cases, he got us exactly what we wanted, including our dream home in Mountain View we still live in today. No one knows this area better than Royce. At any point in time, he'll know both what's on the market and what's coming.. and finds the gems that match his clients personal life style and goals.
