I never thought you could be miserable in paradise, but Royal Shell made that possible. We rented Pointe Santo E33 through Royal Shell. The booking and check in was easy, I will give them that. When we arrived at the condo we were shocked. The whole complex was a construction site with buildings E and D the worst. We got in the condo after negotiating construction materials. The condo was ok, about what we expected. At 7:00 am every morning we hear the roofers dropping materials on the roof. At 8:00 every morning the hammer drills and saws started up. This went on all day long. This was our first vacation since our son was run over in a motorcycle accident and has a severe TBI. People with brain injuries usually have a hard time handling loud and sudden noises and all the construction work had him very upset the whole time. The construction workers had the elevator shut down several times so we couldn't leave/enter the condo. All the walkways in building E were being redone and it was a nightmare trying to get our son in and out of the condo in his wheel chair. Every time we cam in or our we had to move materials or something out of the way so we could get by. One day we couldn't even get back to the condo because all the construction so we had to drag our son in his chair through the bushes just to get to the elevator. Things were so bad that every one we talked to in building E and D were given a partial or full refund. The only reply I have gotten from Royal Shell was sorry for the inconvenience, hope you enjoy your stay. After several emails, still no response. Things were bad enough that one of the condo owners from building D come out to our car when we were packing and apologized for what we had been through. He asked that we not hold it against Pointe Santo and said that he thinks we should be given a refund. We have stayed at Pointe Santo over 20 times and will definitely be back. But we will not use Royal Shell. They should have told us ahead of time that this was a construction site and there was a lot of work going on. Royal Shell has people at Pointe Santo on a regular basis, so there is no way they didn't know this was going on. I have sent several emails letting Royal Shell know how miserable we were and still haven't heard anything from them. This is not bad customer service, but no customer service. We will not be using Royal Shell again. read more

Terrible. They rented us a condo right next to a unit that was going through extremely loud and all day long jackhammering that lasted most of the week we were there. When I asked for some discount at the end of the week, I was told I should have asked during the week. I called them multiple times to discuss their reply but never got a return call. Update: After my review, Royal Shell contacted me and provided a reasonable and fair discount. I am happy with their response to my complaint. I would have preferred a timely response to my initial complaints, but am satisfied with their eventual handling of my complaint. read more

Royal Shell has gone beyond our expectations and fixed our issue that we had with a condo owner, even tho it was the condo owners problem, not theirs. Royal Shell did more than they needed to; the condo owner did less than they should have. That being said, I would rent from Royal Shell again. I will not rent from the same condo complex again. Thank you Royal Shell for caring about our customer satisfaction. We've already committed another $4500 to Royal Shell, which that condo complex will not get, their loss. read more

We have rented from Royal Shell for years with occasional issues. Most were simple such as a coffee pot replacement. However, Royal Shell knowingly rented us a high end site for which they knew the appliances did not work, no oven, no microwave, no response from maintenance after 5 calls. Having purchased over $1000 food for the week and planning to eat-in, you can appreciate our disappointment. Finally, a return call informs us that they need a $250.00 part (in a $10K/week rental) and they are waiting for the manufacturer to approve the warranty part which should arrive in a month or so. Royal Shell Maintenance offered us a toaster oven to use for the week rather than the microwave and oven we had intended to use. read more

I am just putting this out there. It is probably best to rent through an actual owner then a place like this. I rented a place 5 months in advance and the day before they call me and tell me the air conditioner broke and they have to switch me. I know they can do this but their idea of comparable and mine were not the same. I rented a place with a king, queen and 2 twin beds with an awesome view of the beach. I was placed in a 1st floor unit with view of bushes with a king , two twins and a trundle bed. My son who is 6ft who was supposed to get the queen is not going to be comfortable on the trundle bed. They told me that they had just found out about the air conditioner and that they couldn't fix it till Friday and that the place I have actually rents for more. It is a nice place but I don't even look for 1st floor places because of the views. I would not have even considered this place. It just doesn't fit my criteria for a vacation place. Also if it is so great why is it still available , was there a last minute cancellation. I just want to bring it to peoples attention that if they Change you out , and although they may do their best to accommodate you it may not be good enough. I rented a couple times from owners and never had a problem. That will be what I do in the future. They did send an air mattress so my son has somewhere to sleep. In response to the reply. The second story I originally booked had a beautiful view of the beach and ocean the second story you moved me to has a not so beautiful view of bushes and some ocean and if I had received my money back and was not limited by what Royal shell has to offer I may have found something better. read more

Terrible customer service! Our condo was filthy with feces on the toilet seat, they set someone over with windex!! Sandra was dismissive and rude. They told us cleanliness was not a reason to move us! Once you are on your property they don't want to help with anything!!! My advice is book you condo directly . Beautiful resort and comfortable cottages. However, the service is well below expectations for the price. Management seemed effective only in demanding full payment well before arrival. The check-in process is confusing, inefficient and void of personal care. The cottages lack basic items: no shampoo, no coffee or filters. No cleaning service during the stay. The only call received during the stay was to remind us that we needed to check out by 10am. Awful customer care. Won't return unless management changes. read more

I have rented from Royal shell for over 10 years. Unfortunately during the past 3 years, the experience has been less than excellent or not remotely good enough. This year was horrible! I have always chosen Royal Shell due to the cleanliness of the condos and excellence of staff. The past 3 years the cleanliness has declined and this year was the worst. The condo furniture was filthy, the bathroom smelled of urine, the master bath sink dripped (their solution for 4 days was to turn off the hot water to the sink), there were kool aid (or something) stains on the ceiling in the kitchen, the shrubs were so high outside the windows that we no longer had a view of the ocean, and the screen door to the lanai was held together with silver duct tape. When I emailed and called to get help, I kept getting excuses. I will NOT rent from Royal Shell again. read more

This condo rental company was unwilling to help my family at a time of need when we had a very tragic situation to deal with. All we wanted to do was move our reservation out a ways to allow us time to deal with our family situation and they were only willing to accommodate pushing it out a couple weeks. This was not enough time and they provided zero assistance. Basically treating us like crap in a very dire time of need. We lost a lot of money since we were unable to go and I will NEVER rent from them in the future when I do make it to the area. Absolutely horrible. read more

My family and I rented a house in Sanibel August 4-11,2018 through Royal Shell Vacations. For the most part the booking was easy. I have to say I was taken back by the charges being added on to the vacation. First was the booking fee $100,then $150 for damage waiver, which is ridiculous ..we are all adults renting the house not high schoolers on prom drinking and being reckless.. the least thing they could do is assess the house after our stay and refund our fee showing we left the house as clean as we entered for the vacation. I was also charges a $250 per pet fee for the 2 family dogs we had with us. Once again it should be a refundable fee once Royal Shell verified that there was no damage or smell or anything out of order concerning the dogs.. Lastly, as I read other reviews, I see others have been credited for these fees. Never once was I given that option when I asked.. I to was in Sanibel during the height of the red tide,we couldn't swim or even walk the beaches. I contacted Royal Shell about my concerns even before we arrived and was told that we signed a contract and if I chose to vacate prior to the vactions end, I would NOT be entitled to any refund..my question is, why did they choose to accommodate some and not all? Terrible. Don't give them your property to rent. They had a property of mine in rental program for almost a year. When I purchased the property from them they told me it had great rental possibilities and gave me a number of what to expect from rental income. 11 months later and no renter, I started inquiring to the director of operations, Lee Kerr was extremely rude and told me he had shown it many times and it was all my fault because I was asking too much. I had been relying on him to give me the market price! I went to the office to cancel the contract and get my keys back. They could not find the keys anywhere . So that means they had not shown it. Difficult to show if they csntget in. I have now seen their response. As I said above, I was relying on the advice of Lee Kerr to set the rate. I am a busy doctor. I don't have a clue what the rate should be. As far as the keys, I requested them on a Friday . They didn't find them till the next Wednesday. read more

More like ROYAL HELL. We had nothing but steady issues with this company. Terrible service, horrible management, over priced service calls. The maintenance company didn't have my contact information correct and later sent me an email stating they fixed and issue because I never answered. They also booked our condo in very awkward durations. Additionally, they pay 6 weeks after the renter is already living in the condo, but they certainly collect their portion of the payment well in advance. We also ordered the linen service in which the renter is responsible to pay. They tried billing us for that and the cleaning fee. When we came to visit our condo. There were no sheets on the beds, they threw away almost $400 of our personal belongings in which we discussed having placed in plastic totes and stored in the condo's attic. Im not sure how you can repeatedly screw up so many times. We had to fire this company for the many issues endured over the 8 months we had hired them. Royal Disappointment. NEVER AGAIN!!! Booked 8 months prior to planned vacation and 60 days before got a call saying the owners wanted to use the condo and we would have to be moved. Wouldnt have been a big deal if we were offered something comparable to what we booked (3 bedroom, gulf & bay view, huge open patio). Instead we were given two options (2 bedroom, with one being twin beds, over looking the freaking pond). Completely inconsiderate, inconvenient, and unprofessional, not only on Royal Shell's end but on the owner as well. You would think by having the dates approved and paying months in advance your last worry would be being kicked out of your room. I guess for me I'd rather rent a more fully appointed vacation rental. We came in late. I guessed there may not be cofffee - which in my exp. is commonly avaliable in a well appointed kitchen - I just hoped for some coffee before I hit the store. NO FILTERS! i didn't think to bring filters. No salt and pepper. Beach condo without beach towels nore beach chairs - which they did state, it's just spending the extra $100 it cost to get these items burned me. financially as well as from an environmental perspective, why not just provide them?!? It's the BEACH! and really, no salt and pepper?! give me a break.. The condo was clean and we didn't have any trouble other than I'd just like to not have the hassle of the missing "basics." read more

With so many other avenues to rent a vacation home, I would urge you to stay away from Royal Shell. Their rental agreements have so many stipulations, IT IS NOT WORTH IT. After putting down a 20% deposit, I had to cancel (due to medical issue) 10 days later. The cancel was a full two months before the planned stay. We had scheduled a two week stay. One of those weeks was subsequently booked by another party. But because BOTH weeks were not reebooked, the owner chose not to refund our deposit. So the owner got a deposit from two parties for the same unit/same week. The reservation was for South Seas Beach Cottage 1404 at Captive Island. You've got lots of options on where to stay on this beautiful island. South Seas Beach Cottage 1404 should not be one of them! read more

Hard for me to give them a rating as we did not actually stay there, however, we did have an "experience" with them. My husband and I planned our vacation in Sanibel, November 2017, months ahead of time and paid for condo in full by August ($1,200.00). At the end of September, my husband had some testing done and it was determined that he had 3 liver masses and further testing was needed. Once we had the dreaded cancer diagnosis in early October, I cancelled our November plans with Royal Shell. I wrote them a letter to cancel, and explained the circumstances. Now, I fully understand that in their contract they state "no refunds" if the reservation is cancelled under 90 days of arrival....and totally my bad for not taking out trip insurance (honestly just forgot), but I received nothing back from them. Not even a note perhaps giving us a discount if we should book with them again. Last year, we stayed in a Home Away rental in St. Augustine and had to evacuate due to hurricane Matthew. The condo owners (a company) readily offered to refund the remaining days, we did not even have to ask. THAT is how you create good relationships, not the way Royal Shell does. Sad too, Royal Shell was a recommendation from a realtor in Ft. Myers....never again. read more

I rented a vacation condo in Sanibel through Royal Shell. Of course, anytime you rent a place "sight unseen" it is very intimidating, but my family was in need of a summer vacation....so, I sent Royal Shell my money. We were excited about a new destination-one that we'd never visited. The check-in process was easy and with key in hand, we drove to our rental. Inside our balloon began to deflate-the condo wasn't clean-seriously there was dust caked onto baseboards, the air wouldn't truly cool....knowing that a rental isn't going to be up to my standards of my own home, we were going to look past these issues.....until!!!!!!! When we went to get into bed on that first night, as we pulled the comforter back we saw large smears of blood on it!!!! Blood!!!!! So we threw the comforter onto the floor an tried to sleep---the next morning I noticed that my son had several bites on him and I was itching too. So I called Royal Shell and their offices were closed bc it was Sunday. When I finally got through to their after hours answering service I explained my problem. She said that she would give them my msg. I called back a second time and after this call I got a call from a Royal rep. I asked if I could move to another condo and she told me that she couldn't tell me that until Monday when the office reopened! So feeling frustrated and upset that she was basically telling me that my family's vacation would be on hold for another day, we decided to pack up and leave. We left the condo in good condition--doing normal check out procedures (stripping the beds, garbage etc). We then dropped the key off in their drop box along with a note explaining the situation. This was on Sunday morning-we used the condo for 12 hrs at most. On Tuesday when we hadn't heard from them we called to talk and ask if we could receive a portion of our payment back--mainly bc of the blood issue---they flatly said that they wouldn't refund anything or offer any sort of restitution. Nothing. My friend had accidentally left her medicine in the condo and when we asked if they would mail it back they said that they would have to charge my credit card to do that!! Mind you, they rented me a place with blood and expected me to stay there and offered no sort of refund, and had the gaul to charge me to return a bottle of meds!! Ridiculous!! I would never, ever, ever, ever rent from Royal Shell Vacation Rentals in Sanibel again and will tell everyone I know about their horrible customer service! read more

I rented a place on Fort Myers Beach from Royal Shell Vacations. They were horrible! No WIFI as promised! We called them and they said they would send the maintenance man out and he never showed up the entire week! No gas in the gas grill! We found a full tank in the storage shed, but unfortunately it belonged to a neighbor, which led to an angry encounter! No paper work in the unit to explain what storage shed belonged to our unit, how to work the AC, or anything else! These people have so much business they do not care! read more

We've been coming to Sanibel/Captiva for 30 years. Typically we find our own place to stay a week over the 4th of July. The last couple trips we haven't been super happy with our accommodations so we decided try Royal Shell since they have so many prominent offices. I explained that we wanted something nicer and listed off where we had stayed previously. I assumed that since the offices are on the island they had more insight. Big mistake! They booked us at South Seas. Never stayed here before and we really like the beaches and restaurants in Captiva so we were excited to try out. We were booked at a third party residence at Bayside Villa. Never once did the booking agent(no longer an employee)explain to us that we couldn't use any of the amenities. Basically we stayed here but couldn't use any of the perks of the property because we didn't have wrist bands. The only thing we could use was the dirty pool in our building. It was run down and had porta potties for rest rooms. No housekeeping, towels or hair dryers included. We are from Florida so we had a car but weren't informed about reserving a golf cart ahead of time would be suggested. Both Royal Shell and South Seas get varying degrees of reviews and I can see why. There is no reason to stay at a resort if you can't use anything on property. When I called in to explain I was told I should have read more in depth on the website by Pat. I appreciated a quick call back however being told that I should have asked more questions otherwise they don't disclose information is lame. Isn't the point of using a leasing agent to get information that you can't get on line? Maybe I'm old school but there wasn't a let me make it right for you. I also question from a business sense why third parties aren't happily embraced on the resort. We used all facilities off the resort where we spent our money. The grounds are not kept up or lush....roads are rough, it's a dated resort, and if you don't have a wrist band they are rude. read more

They went above and beyond to make us comfortable and address our concerns in an efficient, compassionate manner. The weather (red tide) did not cooperate with us which really put a damper on our trip unit Liz made arrangements for us to assure we got to enjoy the beautiful beach of Sanibel and then even went as far to accommodated our group during the check out process. KUDOS to these fine individual. Words cannot say how grateful we are. JJ took care of the many issues we had with the home we rented and was always upbeat keeping us entertained with his jokes and kind manner (we were actually sad to not call him on our last two days lol). If it wasn't for those two my review would have been much different (we also had some interaction with other royal shell employees who were also very nice). THEY will be the reason we rent through royal shell for our next trip to captivia or sanibel. read more

We reserved a condo at the Sundial Redort and Spa in Sanibel Fla. through Royal Shell Vacation Rentals. This was nothing but a nightmare! The room was great but no amenities were included which we were never told. When we arrived we were handed a booklet for a concierge service who never answered his phone. The staff at Royal Shell were finished with our group once they received our payment in full up front. We had asked for a late check out since our flights were leaving later in the afternoon and were told a $350 charge would be assessed. After we arrived home we received a call from the office that the agent who took our reservation forgot to charge us for the cleaning of the room. We had voiced our concern and asked to speak with the manager of the office and never heard back from them. However she went ahead and charged our credit card without our permission for $150. We spoke to the bank and had it reversed. There is a silver lining. When we declined the up charge for the extended stay we spoke to the front desk at the Sundial resort. They were more than happy to accommodate us and gave us a room to stay for a few hours and access to all the facilities in the resort which we did not have for our entire stay. They also explained this happens all the time when guests rent through Royal Shell. Our next visit we will reserve through the resort. This is a mistake that will only happen once! read more

Royal Shell Vacations is a disaster if you're hoping to use the South Seas Resort amenities. If you rent from Royal Shell you will NOT have access to anything with in the South Seas Resort. NOTHING. We recently rented Beach House #4 from Royal Shell. Awful experience. The house was filthy, outdated, worn out. The rugs and carpeting were disgusting. The bathrooms were repulsive. Beach towels (the few they had), were at least 20 years old and felt like sand paper. No beach chairs or umbrellas. No beach toys. We paid $4,000 for the week We will never rent from Royal Shell again. Pictures were taken when the unit was finished 20 years ago. The people who run Royal Shell Vacation Rentals on Sanibel and Captiva Islands - near Fort Myers - are just the nicest people in the business. It's all the more remarkable when you realize they have more than 350 privately owned condos and houses that they manage and rent. And they are all above average, some ranging up into the spectacular. (Six beds on the Captiva Beach? Stunning views.) But most of all the Baciks really make you feel welcome and at home. Rented a water front home for $28,000 for a month and when I arrived the home did not match the idyllic pictures on the Royal Shell website. It was a pig sty with furniture that could not be given to charity it was so filthy. It was also clear that the home had not been cleaned prior to arrival. The cooking utensils were so filthy that we had to go out and by several new pots and pans. Contact with Royal Shell and its CEO went no where.He laughed when he was told that there were dead rats on the property.The man should be in the US Senate he is so oblivious. This company employs the bait and switch philosophy by photo staging homes and apartments to be livable and hiding a multitude of flaws. Be very careful in any dealings with RS. read more

During the week of the guest stay, Royal Shell Captiva Maintenance was only called out three times.HOW MANY TIMES DO YOU USUALLY HAVE LUXURY-RENTAL GUESTS CALL MAINTENANCE IN A WEEK?? There are attachments of dates and times that our maintenance technicians had been called and arrived to help the guest and during those times there was nothing reported.TRUE, WE DID NOT GIVE THE AIR CONDITIONING REPAIRMAN OUR LIST OF GENERAL COMPLAINTS BECAUSE WE WERE EATING DINNER, AND DIDN'T REALIZE THE A/C REPAIRMAN CAN BRING US A COOKIE SHEET AND MEASURING CUPS. COOL TO KNOW. Also, 1. Outside pool was dirty on arrival, the pool area smelled of mold, and the heater in the spa would not stay on.The pool debris and mold was never reported. Our maintenance technician seen the guest in the pool so it was being used. ACTUALLY, THE HOT TUB WOULD NOT STAY HOT AND THE POOL NEEDED VACUUMING. HEAVY MOLD SMELL IN GUEST HOUSE AND POOL AREA WAS REPORTED. 2. The downstairs room in the guest house that included the poker table and ping pong table were useless. The mildew and smell is so bad that you cannot stay in the room. We tried opening doors and airing out the room and spraying air freshener. The poker table covering may be mildewed. - If we had been informed of this I could have called a cleaner to come out and steam cleaned the table then check the rest of the room for anything else. WE ALREADY CALLED THREE TIMES FOR THE AIR CONDITIONING NOT WORKING... SHOULD WE HAVE TO HAVE VARIOUS WORK CREW STRANGERS INTERRUPTING OUR DINNER AND PRIVACY EVERY SINGLE DAY?? 3. Live roaches were running across the dishes and pans, especially in the drawers below the stove cook top and on the kitchen counters. NO, NOT THE COUNTERS, ONLY IN THE DRAWERS. You need to exterminate everywhere. Live roaches were also found in other rooms, especially downstairs in the main house. Our maintenance technician was in the main house three times and this was not reported to him after asking if there are any problems. He did not see any pest, but he was not looking for them. AGAIN, WE MENTIONED THE LIVE BUGS IN THE DRAWERS WHERE THE POTS AND PANS ARE STORED AND THE ROACHES IN THE GUEST HOUSE TO HAVE YOU EXTERMINATE WHEN GUESTS ARE NOT PRESENT. NOT WHILE WE ARE THERE!!! 4. After every power surge which occurred 6 of 7 nights, the television cable did not work so no TV. - The cable did go out but was taken care of. Our maintenance technician went over the day it was reported and could not get it to work. Comcast was called and sent a signal out and had it working the next day. (can be seen in the work orders). YAY, A SUCCESSFUL REPAIR. 5. The stove cook top functions dangerously. Three of the 4 burners shut off while you are cooking. Someone has to stand guard beside them for safety reasons. - This was not reported till the day of checkout and was looked into right away. Eifel Appliance went to solve the problem and reported that the burners are meant to turn on and off went they are set on lower temperatures. (User mistake). USER MISTAKE?? REALLY?? Royal Shell "managed" our vacation rental and caused more damage than the renters. When renters did damage something, Royal Shell did nothing to secure money from the renter security deposit. When we finally left their program and asked for the 20+ keys we paid for as per their requirements, they could return less than 10. Where did the others go? My wife and I rented a condo at Loggerhead Cay, unit 214, for the week of 2/10/2018 - 2/17/2018 through Royal Shell Vacations. While there I received a call from Royal Shell informing me the condo we were occupying was for sale and they wanted to bring people to see it the following day. They claimed they had a right to come in to the property even though we were renting it for the week. I reviewed all rental documents which I had printed and nowhere did it inform me the property was for sale or that Royal Shell had the right to show the property while it was rented. I spoke to a manager who tried to tell me "all property on Sanibel is for sale." Not a good experience. If you have to rent through Royal Shell, ask if the property is for sale and be informed of their policies. If the idea of having your vacation rental shown to prospective buyers doesn't appeal to you, rent something that isn't for sale. read more

unit was falsely advertised . Waked in and Immediately was overtakes by a musty/mildew smell. Unit had signs of water damage, cracking plaster cover up with paint. Old nasty furniture and carpet. But the smell oh the smell. They told us too bad they had nothing open (except a lesser place) for $1800 a week , planned in advance, with a beach view why would I want to move to a lesser place with no view. We picked this property because we love it and have stayed here many times before. Why do I want to move to a totally different property I don't like because they rent out nasty places. They put properties on for rent without caring about their state or appearance. Owner Susan was no help and did not care. We drove over 10 hours to stay at pointe santos and are in a living hell. We have stayed here 3 times previews in different units and have NEVER had an issue. But I have always used VIP rentals. I'll go back to them. But don't ever stay in unit A23 at point santos, a motel 6 would have been a HUGE upgrade. I will never get this smell out of my clothes and nose. This place was a dump. Oh and the pull out bed was broken. My son went to sleep on it and he fell right through to the floor because the mattress has no way of holding it up. The bottom was broken. Real nice now He can sleep on the dirty nasty stained carpet. And leave here with mold spores in our bodies. It's only been 8 hours and I may not make it through the the week. Already have a migraine and sore throat from smell and mold. read more
