We're staying at the Belle Mar in Captiva and are having a horrific experience with Royal Shell. The pool of the rental home is unusable (filter doesn't work, heat doesn't work, pump doesn't work, water quality is extremely low) and we have had zero luck getting the property management company to help. They initially sent someone who determined that rats had destroyed the heating/pumping/filtration system. If I owned this property and learned that the management company allowed the pool to be destroyed by rats, I would be irate. As a vacationer, this is a major letdown...we are spending a lot of money to stay here and wouldn't have rented a property without a pool. Furthermore, one of the showers was filled with blood when we arrived. We were told that they provide no housekeeping while renters are there. They obviously provide no housekeeping in advance of people staying there, either. read more

We recently rented Sunset Captiva #41 in end of January and early February. The house had been cleaned, but was clearly neglected regarding maintenance. The dishwasher was broken, and we were without a working dishwasher for 9 of the 14 day stay. The windows in the diningroom were open a few inches and the cranks were broken, so we could not close them during chilly nights. The vertical blinds in the kitchen were broken and stuck partially open. The screen door in the porch would not stay closed and banged open and closed in the wind. The smoke alarm on the second floor went off at 4am our third night, as it needed to be replaced. Heat in the house was only effective on the second floor. The love seats in the livingroom were stained, and there was not enough seating for 5 people. No beach chairs were available at all. TV was on a corner wall unable to be angled towards those sitting in livingroom. The microwave was hung too low over the stove. It was a dangerous situation to try to manage stove burners and oven settings as they are on the back of the stove. Someone could get seriously burned or clothes could catch on fire. We had maintainance people out seven times to try to repair these issues. That is not how we planned on spending our vacation time. We rented a beautiful beach front home in Sunset Captiva for a holiday with my family. We drove down a few days earlier and stayed at another property so we did not have to drive on Christmas Day with a Dec 26th checkin. We arrived and were very excited about the location and the look of the home. Late on the first evening, we noticed water with sand and shells in the washer tub. We tried to run the cycle to empty the water but nothing happened. The next day, Sunday, I submitted a repair ticket. No one contacted us the entire day. Monday, we waited well after opening hours and still no contact. We called the office to voice concern that I had not been contacted about the issue 2 days in to our stay. They finally sent a maintenance person, several hours later, to tell us he would have to get an appliance repair person to take a look. The rest of the day passed and nothing, no update or follow-up. On Tuesday, after noon, we still did not have a working washer or contact for a resolution. We stopped by the office to voice our concern to only be told it would be "entered in the maintenance request". We expressed our frustration that I was in a borrowed shirt and sleep paints because with five adults on an 11 day trip, we planned to have a washer when we arrived and packed with plans to reuse clothes. Beach towels had been used for 3 days with no way to wash them. We had to cancel dinner because I didn't have clothing to wear to the restaurant (we only reserved dinner at two places based on safety protocol of the restaurants and they were not available any other day). Tuesday at 5:00 PM (our fourth day), the appliance man arrived to repair the very old washer. He stated there were metal items in the motor but he cleaned and vacuumed it out and hoped it held up. We proceeded to wipe the washer out, run a load with water only because someone had put powdered detergent in the fabric softener dispenser and there was still visible sand. We decided to wash our non sandy swimwear for the next day. As we went to hang the items to air dry, we noticed the items were soppy wet. I thought it was because of gentle cycle not spinning hard, so we ran a spin cycle to try to remove the excess water. The washer was making all kinds of sounds, and when we opened it, shells and rock were in the washer tub. The repair man obviously didn't check under the agitator. Now, going in to Wednesday still no washer, no offer to remedy the situation. We had to asked for extra towels and beach towels so we didn't have to use soured ones for an $8500 weekly rental. Also, when I looked in the marketing book at the office, it had the price for this home as $3800-6700 (we paid almost $2,000 more than the normal peak season rate). We have stayed with American Reality twice before and I would say Royal Shell has done nothing to earn my future business. If you don't mind poor service, poor follow-through and getting price gouged, stay with Royal Shell. Otherwise, look for other options. Management has never addressed any of our concerns when we have repeatedly brought up the high price tag for a until which should have a working washer and dryer and being without clothes. We are 9 days in to our 11 day vacation. I hate it the home owners have put their trust in to Royal Shell to maintain their home and keep rentals booked. read more

........ this is part two ........ 6. the oven temperature is not working properly. everything burns and the lights on the oven panel are so dim that you cannot read them to make any adjustments. - eifel appliance check the heating and found that the heat was a little off and was adjusted but the lights did not seem to be a problem. ----glad the next guests can cook without ruining everything. hope they are good guessers on the temp settings---- 7. the master toilet never quit "running" and often would not flush. - after checkout and this was reported our maintenance technician checked the toilet. said that the tank takes time to fill but that is all. flushed it many time and had no trouble. ----well, this is a matter of opinion but water filling a toilet through a two hour thirty minute movie and beyond is a bit long---- 8. the twin bed frame and headboard in the upstairs bedroom of the main house is broken. the headboard is caving in and the mattress rolls up like a taco that needs to be replaced- this was never reported and has not been reported by any other guest before. --------the young lady who slept there is a very calm & sweet, 5'9" 130 lb 23 year old graduate student. she did not jump on the bed or otherwise damage it. and really, shouldn't someone notice such things without having to have your guests complain? to clarify - the bed can be propped back up but the minute you lay down in it, it collapses. i suspect the housekeeping crew doesn't lay down on the beds so they probably didn't know------ 9. a dining room chair has a leg that is broken and cannot be used, but should be repaired before someone falls and gets hurt. - this was not reported. -----who wants to tell you that they broke the chair and then get charged for damages?? we did not break it and did not use it all week. we set it to the side and told you about so you can get it repaired before the next person falls and sues you for liable. you're welcome----- 10. numerous daily living items need to be added to the house: working can opener, cookie sheets, dishcloths, more than 2 dish towels, full set of measuring spoons and measuring cups. we had to call and ask for a broom, dust pan and mop - the broom and dust pan was asked for and our maintenance technician took one over as soon as he was able to do so. he was told that there were a few items that the house was short on but was never fully informed on what they were. --------that one guy was awesome but we had not put together a list of all the missing items. this house had the worst stocking of any we have stayed in over the years. cheapest coffee maker that spills coffee or water all over the counter, no cookie sheets at all, no measuring cups and only a partial measuring spoon set. they did have a 4" stack of cutting boards, several roasting pan sets, and a whole shelf in the pantry stocked with steamer pots-------- 11. there were no other calls or reports about any other issues after that point. --------our family has rented houses all over the u.s. and we have never had the problems we had with this house. we don't blame the owners but rather royal shell and/or the caregivers responsible for the upkeep and maintenance for the house. for the price we paid for this luxury rental, all these little things really added up to be one big complaint!-------- read more
