From the moment I arrived, the guy there was sarcastic and dismissive. A casual comment about the…read moreheat got a snarky reply. The Wi-Fi didn't work, But don't expect anything when you ask them about it. Ask once and you'll get brushed off with, just wait a couple minutes.... Ask twice and you'll get a temper tantrum. A conversation about why the Wi-Fi doesn't work turned into this guy snapping his answers at me, doling out the sarcasm, and eventually eventually saying he'd give me a full refund, insinuating I should leave. All over the fact that their Wi-Fi doesn't work like it should. And he had the nerve to say that I was the one with the attitude?? If you're going to get pissed like a toddler when people bring up issues, you shouldn't be running an RV park. What a colossal jerk. I've stayed at hundreds of campgrounds in my life, I've never experienced such an awful person running a place. Also, showers are not included in the premium price you're paying, by the way. And I really enjoyed driving over 12 speed bumps in and out of the place.

Our first camp site had no shade and they let us pick a new site. Got #19 with a tree to the east and west. Perfect site. From the camp you can see the gorge bridge but it really pops out in the evening. Went in to CaƱon City a few times, went to the gorge, and took a beautiful drive up to Cripple Creek to find some coolness. So Royal View was a great place to be based. Will stay again if in the area. Caretaker very nice and accommodating. Good laundry too.

When I made the reservation in July, I spoke to a very pleasant person who lives in Texas. Black…read moreBear RV is now owned by a company in Texas and staff is not on-site. Via e-mail, we were asked for info about our rig, and sent a link to complete a waiver. The e-mail stated a noon check-in time and had no further info about the check-in process. We provided the rig info and signed the waiver. The day before arriving in August, we were sent numerous text messages about a form, and the need to provide info about our rig. The text messages had check-in as Noon in one sentence, and check-in as 3:30 in another sentence. We called, got a nice person who spoke limited English. We were able to determine that they had received the form, but that they needed our rig information. Provided that again. She told us our site #'s, and said we would get a text with codes and check-in information. On the day of arrival, we got a text with the WIFI password and no further information. When we arrived, we could not find an office or staff. They Info on yelp states that there is a gift shop and boutique on site. That must have been when it was still owned by "Pamela". We finally saw a small sign with the instructions to just go to our site. About 1/2 hour after we arrived, a pleasant person stopped by with her infant to let us know she was the on-site manager, and to give us the code for the dumpster. She provided no further information or assistance. Sites 1-6 are COMPLETELY different than the website photos and the reviews, which were written a few years back when someone named Pamela owned and ran the property. These sites are VERY narrow. It took our friend multiple manipulations to pull in with his 5th wheel. These sites have no room for chairs or tables to sit outside. There was an old picnic table perched on the slope between sites 4 and 5. Significant literal trash at sites 1-4. A dead bird, dead vegetation, sewage pipes without caps, intense sewage smell. Very low water pressure. Unkempt weeds and sticker burr plants at our site, those next to us, and most of the places to walk the dogs. Buildings and grounds were trashy, run-down, dirty. We were traveling through for one night. We would strongly discourage others from staying here.

I will admit I was a little bit worried about this campsite because of the reviews complaining…read moreabout noise and privacy. But I booked it anyway because it was right across the street from the white water rafting company we booked a trip with. It was honestly much better than I was expecting. It was a lovely, clean campsite with a really nice bathhouse with bathrooms, showers and laundry. Definitely not a wilderness camping experience but great for families. We booked campsite #1 and we felt like it was a really great spot. One of the bigger ones for sure. The cons were the bathrooms being REALLY far away (we drove up to them most of the time) yet definitely not enough privacy to "go" outside. There was a helicopter across the street and bar with live music but we couldn't really hear either at night where our camp was so it didn't bother us. PS the food at the bar and grill is AMAZING. One thing to keep in mind is that there are very few trees or shade and temperatures were in the high 90's early 100's this past weekend so it was a little brutal. But overall we had a great time and I thought it was a really nice commercial campground. The kids had a blast. The glamping tents looked awesome. However minus one star for Amanda at the front desk who was incredibly, openly rude and nasty to my husband for NO reason (he is the nicest person ever). He is rarely ever bothered by rudeness and it really put him (and so, us) in a bad head space on arrival. She needs some serious customer service re-training. HOWEVER, all the other staff members we encountered were wonderful and made up for her foulness.

The toilets are clean, 2 stalls in each men's and women's bathrooms and sink with soap and warm water. Showers are split up the same way and connects to a laundry facility. All very clean. You can take 5 min warm showers and the tent came with a nice set of towels, wash cloths, soaps, lotion and a bag of ice. I traded the ice for credit to the fire wood since it was SO cold. It was a decent 63 during the day and 44 at night. The cons? The camp sites are SUPER close together so it forced interaction with other people 10 feet away. I wanted more privacy and isolation as did others around me, so that was awkward. Also, it's noisy. It's across the street from the helicopter tours AND the highway. There was pretty much traffic noise the entire time and also campers coming and going at all hours shining headlights into the tent and being loud. I was woken up a bunch and it was hard to sleep. I can tell that the shed with bed is quieter and probably warmer. The multi floor condos look nice too but again really close together. I think if you set your expectations before you get here you can have a nice time. They need to put in some tall plants between the units or something to break it up and add privacy.
