I will try to…read morestay calm during this review and to be the bigger and better person but it is very difficult with how much large corporations like Sterling Properties can do whatever they want to you as a paying customer. They truly DO NOT care about you and they aren't thankful for your business in the slightest bit. My family and I rented a house through them. A BRAND NEW house. We lived in it for one single year and moved out. First let me start with the quality. These are your typical little cookie cutter homes. Within just a year of this house being built the foundation had already settled enough to where a lot of the cabinet doors and also bedroom doors were difficult to close due to the house shifting already. BARELY a year old. Also there were leaks in the plumbing as well. They just hire cheap work to build their homes. Now what i am most displeased with from Sterling Property Management is what they do to you when you move out of one of their houses. They give you a fairly standar list to do for preparing the house before you move out. Not an issue. My self and 3 other members of my family spend TWO FULL DAYS checking off every item on this list. All but one which was the flower bed outside. We didn't clean it up. Which might as well tell you they charged $75 to clean up a little flower bed that had some weeds in it. What REALLY pisses me off is they tell you to touch up the paint. Which is standard. I have no issue with doing the work to bring the house back up to move in qaulity. After filling in your standard amount of holes in the wall from hanging up decor thoughout the year my family and I touched up the walls with the paint the contractors left over from when the house was built. So the exact paint that was used to paint the house ONE YEAR before. You literally had to get a flashlight and hold it at certain angles and know exactly where to look to be able to see that there was some touch up work done on the paint. The house was immaculate after we left. What does Sterling Properties do?? Charge me damn near $700 off of my security deposit. $400 of it was to "paint the house"​. $70 for the flower bed, ​$75 for "cleaning" even though I left it spotless. Cleaned every square inch of that house. And also $60 in "maintenance labor". They don't tell you what they did of course. Just charge you for whatever they want. ON TOP of their mandatory carpet cleaning which was another $200. So HALF of my security deposit was taken from this scumbag of a company. I DO NOT recommend anyone do business with this low life company. They WILL screw you in the end. Its proven in MULTIPLE other reviews I've seen on the internet. Also the customer service is some of the worst I've ever dealt with. The "Karen" that I was unfortunate enough to be stuck with as my realtor, she was the most disrespectful lady I've personally ever dealt with from someone that YOU ARE PAYING money to. You are THEIR customer and yet this individual would always respond to my questions as if I were just a complete inconvenience that she actually had to get up off of her lazy ass and do her job. Which is mostly customer service and she sucked at it. So please, if you are reading this as a potential customer for Sterling Property Management... Be prepared to lose half of your security deposit and to be treated like a peasant throughout your time as a tenant with the company. Here's how this went down: Yesterday I contacted the company telling them that I am very interested in their 3BD/2BA home. I got a text from the property manager I sent my ID via text (SUPER INSECURE PRACTICE for a professional property management company) to Tony Westlake the property manager advertised on Zillow. Not hearing anything back after I sent my ID I started to worry and followed up. I was given access to the property via a code for the key box. Before I went inside, I inspected the backyard, which was dirty and generally unkempt but pretty normal for a yard that was pretty unusable. I then went into the house. As soon as I entered I was greeted with a pile of trash in the entryway. Nothing had been cleaned in the house. My first thought was "who gives potential renters access to something like this with 0 warning?" Luckily they hadn't cleaned the property yet because I was able to see the enormous amount of damage and poop from what looks like a fairly serious rat infestation. There was water damage to the floors in both bathrooms one of which was advertised as a full second bathroom but was just a half bath. The stove in the kitchen was not the one pictured. It was older and beat up. There was rat droppings in every room of the house. The full bathroom was missing tiles and the hall closet behind the shower had a poorly cut out hole with a door installed over it to access the plumbing. All of this was alarming so I hit up Tony and asked if we could talk. I said I was interested still but I'd like the property to be cleaned up and the rat problem to be resolved before I moved in. He assured me it would be handled. I asked him when it would be move in ready & he said by Monday of next week. Wait. What? You are going to have this house rat free in less than 5 days? I figured: ok well I won't be able to move till the 30th anyway so it will give them time to do the major repairs. I submitted an application and got a message telling me that I was approved but I needed to put an $850 non-refundable deposit down to take it off the market. I was busy and didn't respond and was having serious doubts about moving. It didn't feel right. Today comes around and I get a message from another number that asks if I'm still interested. I responded yes but before giving them an $850 nonrefundable deposit I'd like it in writing that they will resolve the rat issue and follow up on it and that they resolve other issues around the house before I moved in. A little while later I get a call from this number. An unidentified woman starts telling me where and when to come sign a lease. I express to her that I have concerns that need to be addressed before I give her any money. The woman - who kept talking over me on the other line - straight up said that they will not put in writing that they will resolve the rodent issue because it is a liability for the owner. WHAT?! A liability for the owner to be held responsible in writing for making the property move in ready & livable?! SERIOUSLY?! I said okay I'm not paying a deposit for that then. The woman on the other line (STILL UNIDENTIFIED) starts getting rude while a kid is in the background screaming. She tells me "Well I'll just contact you when the property is ready" then and hangs up on me. Shortly after that I get a message from Tony Westlake telling me they will not be renting to me. HA! I'd rather stay in my small home where my landlords treat me like a person and take care of their properties as well as their tenants. STAY AWAY This company is not worth it. Their reviews say a lot!
