Its a scan. You pay for garbage, mold and the risk that the building fall on you. Even desperate do not deal with them.

Currently living in a building managed by Axwell for close to 2 years. I'm also one of the building…read moreadministrators handling the affairs of the syndicate of coownership for 6 months and counting and I will be sharing from both my personal experience and a few other coowners of their similar views(which I can show you proof upon request of their poor opinion) that the company is not very honest in their commercial contract. First of all, just like an insurance contract, if the initial contract length is 1 year, the renewal should usually be 1 year. They have changed it to 2 years in the service contracts and the syndicate coowners who initially signed and agreed to the initial contract were not even aware of the renewal length at the time it was signed. They told me it was not clear to them. The service contract was scratched off to start a few months later than what was initially agreed upon, with only 1 person initialing the change of the 3 person usually initialing for the contract representing our syndicate of coownership. I argue that 1 person initialing is technically not even legal. It takes a majority to agree to the change within our syndicate usually. Then, the service contract did not explicit state any penalty for cancellation. The contract did not mention anything about cancellation penalties. (When asked about it, they mention we must negotiate something they can agree with). But when our building decides to end the management contract to both cut costs AND because the current building administration and me are not content about how they handle the building issues (such as the fence falling down, and no news about repairs or quotes when we pay them for management for example), Joseph Daoud the vice president and lawyer of the firm insists they will not let us go without paying penalty. All the while, our building administration has received legal advice from lawyers that the penalty of 2 to 3 months that Axwell is requesting is unlawful IF IT'S NOT EXPLICITLY WRITTEN in the initial service contract. Knowing all this, we offer them repeatedly 1 to 1.6 month penalty anyway but we have written proof from this company they want 2 months penalty for ending the contract with us at a minimum. All the while, we have lawyers telling us we can send a letter of "mise en demeure" to request to leave the contract with an end of service date to be respected, and they must comply regardless and to assist us to remove themselves as signing authorities in our building bank account. We offer to pay them as a gesture of good faith, but this company repeatedly have proven to really put their own profit first before caring for their customers! In all sincerity, I personally DO NOT recommend this company. It has been a really nightmare dealing with them. I cannot in good conscious say this is a righteous company we enjoy working with. We also have asked for the French version of the service contract at the request of some coowners living in the building and this company said they have no time to supply us with such documentation. I asked this on behalf of a condo coowner last winter. We, the syndicate of coownership, pay them to manage and take care of issues in the building, but they spend more time arguing to get a penalty fee paid by us, their customers who ultimately find that we are better served by servicing ourselves, than demonstrating value by doing things that need to get done, such as repairing the fence that's broken or that requires a price quote. Robert Daoud, who is the president of Axwell Management, never answers emails and phone calls and frankly seems to not care about their commercial clients when we ask to escalate the issue. The customer service rep Rachel in the company is also very rude when we call and wish to speak with Joseph or Robert or a supervisor. Also, just to tell you in advance, they will rebuke whatever review people or me write by attacking the writer and tells the reader how rude anybody is, rather than reflecting on how they can improve and try to resolve the issue. Just read how they respond to people's reviews and it will tell you how unprofessional they are. You, the smart reader, obviously can tell the real reviews from the fake ones. When it's long like this, this is obviously not made up. You can contact me on facebook or email and I will be happy to send you their service contract and their emails replies to our syndicate and you can see how unprofessional they are yourself when you read it. They tend to NOT respond to emails directed to them when they cant to some of your questions... or write a lot in an email without actually answering the question you asked them by email. I don't know about others, but they also increase a steep 5% per year for their commercial management service contract. When its a rather much to be desired service level, it's hard to justify that increase in my opinion. Just be careful when and if you deal with them.

I lived on the second floor in one of their apartments on Rue St. Marc. It was an amazing place to…read morelive. It was so close to a metro stop, it was right on main street, no noise from the neighbours, no noise from the street, the rent was amazingly affordable. I lived there for just under two years and only moved because I had to leave the country. Everyone I had the pleasure to work with where amazing and kind people. They where always responsive, they where always clear with information, they where always extremely helpful. If anything was happening in the building they always took the time to explain exactly what was happening. It was everything I needed when I needed it and there's not much more I could've asked from it.

I was there for 2 years before I decided to move out because I was only going to be doing 2 years of studying at Concordia University before I graduated. The place was perfect as it was in the heart of downtown Montreal and it was super close to school, so it was no hardship getting to class and going home for breaks and whatnot. I wouldn't say that the place felt like a "home" since I was more or less at school for the better part of those 2 years (or traveling) but it certainly was a useful place to live in. I'm not sure why these past reviews are illustrating the landlords to be horrible people because they are really kind and super understanding! Obviously if you don't pay your rent on time each month you'll be on bad terms with them, but that's not their fault. In my case, because I was always on time with my rent, the few times I did ask for extensions they were given to me. They were always responsive to any questions and concerns that I had and were rather understanding. (My apartment did eventually gain a toilet problem and maintenance did come to check it out, but couldn't figure out the problem and so now the toilet is slightly disruptive, but there's no one to blame for that.) Would totally recommend dealing with them! :)
