We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. BUYER BEWARE. Pleasant soft spoken agent BUT get all promised items written into contract, especially any warranty, AND get an inspection even if a "new" or remodeled structure. We needed to sell before we even moved in. Buyers, offered a high bid and had inspection (we did not-"new house") that found issues not limited to foundation piers leaning, not attached to beams, drainage insufficiency, bunch of construction trash, and much more. Buyers cancelled purchase. Builder would not address issues as "I never promised you a warranty". We addressed all issues and paid out of our pocket and sold to another buyer.
