I was placed in an apartment I did not inquire about, despite the unit I originally wanted being available within my desired timeframe and later rented to someone else. The situation only changed after I disclosed my emotional support animal, at which point I was told the unit I was placed in was my only option. Given the timing, I felt pressured to proceed. Throughout my tenancy, communication was one-sided and often hostile. I received threatening emails regarding noise complaints but never a phone call or attempt to resolve issues directly. When concerns were raised on my end, responses were minimal or nonexistent, despite email being their preferred method of communication. I was charged for a plumbing issue after a storm, where a small piece of debris was reportedly found in an exterior sewer drain. My unit was not affected, no proof of a blockage was provided, and the item in question was extremely small. I paid the charge but never received clarification when I questioned it. I was also charged a late fee for rent paid on the 8th--my first late payment--despite clear communication and efforts to resolve it promptly. Through conversations with neighbors, I later learned similar fees had been waived for others, which felt inconsistent and unfair. During move-out, I was charged for additional days despite being fully moved out and was asked to return to remove minor items. Even after doing so, I was still charged for insignificant items such as water bottles and socks, which felt excessive and nitpicky. I received less than one-third of my security deposit back. Charges included carpet replacement for carpet that was already two years old and due for replacement, and a sink replacement due to silicone failure. The sink itself was in excellent condition. No receipt for a new sink was provided--only a screenshot of an Amazon listing. When I requested proper documentation and clarification, I was told all further communication must go through an attorney. Unfortunately, this experience has been stressful and disappointing. My advice to future tenants: read your lease carefully, document everything with photos and videos, keep all communication in writing, and advocate for yourself. I would personally not rent from this company again.

The office manager Jean is a sweetheart and she cares about her tenants. I've been here for 5 years and have no complaints. The apartments are the lowest in price in the local area . No problems and I love the office staff until the 2nd…read morebad snow storm we had My daughter slipped outside our apartment, as soon as It happened I personally called the office myself but the office was closed already for the weekend. At the time of her slip and fall none of the walkways were shoveled, the snow just began to accumulate on the ground so it was not shoveled or salted yet. About 2 hours passed I went back outside to get my grand daughters toy out of the car and noticed they must have received my call because they came by and the walk way was cleared and salt was down. Monday came and gone, mind you I have a lot of health issues and with the cold damp weather my COPD, diabetes neuropathy, and my arthritis is very bad those of you who have these issues will truly understand and with 2 deaths of people I knew passed away all in the same week so I kept telling my daughter she needed to follow up with the front desk and she didn't. I placed another call to the office the following Monday. Somehow in the middle of the call right about 5:59 pm we get disconnected. I attempted to call back twice, no answer but the front desk closes at 6pm, how convenient. My daughters fiance and I drove to the office, lights out door locked. It's now Thursday and all I hear is crickets. I hope I catch my neighbor outside because he has the door camera and I want to see if he has it saved I don't understand why all this trouble. She slipped and fell, and she is very sore still. I am hoping she is okay. Since all this happened I put in 2 maintenance calls for my toilet and no one has addressed that or returned my call either. I can see if we are troubled tennants but we aren't, we never missed rent always pay in advance, never cause trouble. So if considering moving here just keep that in mind. All I know is once our lease is up we won't be back here again. Frustrated tenant.

    Back again! Come home to notice on door saying trash costs are going up bc of tenants…read more Ok. So, I'm tired of dodging bees (yes, stung by bees because the trash compactor was full.) so, tenants bring their trash to the dumpster but can't put it INTO the dumpster. Our cost for trash is going up because of tenants? It wasn't removing the trash dumpsters and getting one for an entire development? Pass the cost onto us? Approached whatever her name is at the leasing office and say, tired of getting stung by bees. What do bees have to do with anything? "I was stung bc of all the shit sitting around the dumpster." "That's why we wrote the letter." The compactor is FULL! Shall I bring the trash down to your home? Or should I bring it back to my house. Sense. They are ill equipped for logical anything. I would have liked my ceilings painted as I requested. (Over 5 years ago...after the ceilings were reinforced, spackled, and left unpainted!) The maintenance team was the only positive thing about living here. I truly feel sorry for them having to try to maintain these awful "cheap" so called apartments. The rents go up every year and the utilities are based on occupancy and go up frequently. There are no separate meters for actual usage so you pay whatever management says you pay. Garbage bins are always full, drafty apartments, cold downstairs, hot upstairs because they are not properly insulated. There are gaps in the door frame and around HVAC unit and you can see daylight allowing bugs to come in. Sidewalks flood every time it rains . Management promised to have this addressed and fixed for many years and finally fixed 1/2 of the the sidewalk in our building but the other half of the tenants still had flooded sidewalks.

    I have lived at Carlton apartments for about 11 years and there has been new management…read more I had an issue with Stacy in the beginning! I broke up with my fiancé and wanted to take over the lease and she assume I had poor credit! She was real QUIET when she found out I was in the 800 club. Her apology should have been LOUD as her DISRESPECT! I highly don't recommend residency at the Carlton apartments. They don't keep up with anything! All inquiries fall on DEAF ears! I have pictures of black mold in the bathroom ceiling and underneath the kitchen sink. If you call them they half ass fix the solution. They paint over BLACK MOLD to cover things up. Next step for me to report them to NJ Department of Community Affairs. I recently asked for a new refrigerator and someone was moving out and they gave it to me without cleaning it out and remind you it's COVID and the refrigerator they gave me was worst than the one I complained about. The only positive thing about the complex that it is a safe and comfortable environment but the management does not fix anything! Don't let me start on how disgusting the laundry rooms are Don't walk....RUN away from this place.

    On the day I signed my lease, I was asked to leave a review, so here's my experience at the Carlton…read morewhere I pay $2,000 a month for a renovated unit in under 4100 characters. On move-in day, I noticed various issues: brown marks on the trim throughout the unit from the stain applied to the floors, dirty and unpainted windows, unresponsive thermostat, faulty washer, slow bathroom sink drain, unfinished bedroom closets, broken blinds, and more. Not the best first impression, but I was hopeful. Over my first weekend the lights would sometimes flicker, I discovered there's only one port in the entire unit for the internet router and it's at the far end of the unit in the bedroom, dust and wood shavings poured from the microwave vent on its first use, and the smell of the stain on the floors was almost overwhelming. I sent management an email on Sunday highlighting what I enjoyed about the property and made note of all the issues I've listed so far. The problems persisted after multiple maintenance visits. The most significant issue was the non-functional in-unit laundry, the sole feature of the renovated unit. By this point it had been a week and other than now having paint on my floor not much had changed. I followed up with management and included photos of the unit. I also requested a rent reduction until the laundry was fixed and even offered to finish the painting myself. Management sent over a bottle of paint and a brush. I attempted some painting myself but encountered further issues with the unit, including the kitchen sink leaking water next to an outlet and the stacked laundry units tipping over after one of maintenance's attempts at getting it started. When I took a photo of the laundry unit after it fell out of the closet onto the floor and showed it to management in-person, I overheard maintenance on the phone joking about how, "they're supposed to do that" and "it's just gravity." I personally did not find these jokes funny or appropriate considering the safety risk that it could have been to me or my dog. After escalating the situation to the regional manager, an inspection was finally conducted. They repeatedly praised maintenance for their work and provided a variety of explanations for why the unit is the way that it is, but promised me that this was not the norm for JCM and that the issues would be resolved asap. Two maintenance visits later and other than spray painted windows and fixed sinks the unit was mostly the same. After the second maintenance visit I watched a live feed from my security camera as management entered my unit with a member of maintenance and bad-mouthing me in my own living room. I sent videos to upper management of the state of my unit after the "completed" repairs, and I was told it's unfortunate I still feel underwhelmed about my apartment. They offered to send maintenance back again if I marked where I wanted them to paint with tape but warned that the next inspection would be the last. In the end, I decided to drop the matter as I could no longer afford to take more time off work to accommodate their schedule. 18 days into my lease and I finally now have a functioning washing machine, yet management has repeatedly ignored my request to adjust the first 17 days of my lease without it. In my opinion, if even the most basic inspection was done prior to my move-in date all of these issues could have easily been resolved in the weeks between my application being approved and signing the lease. I highly do not recommend The Carlton or any JCM managed properties. The buildings are old, management is unprofessional, and the half-finished paint job tells me they do not perform even the most basic of inspections and maintenance before leasing out units for $2,000. I can only give this property two stars. One for a roof, running water, electricity, and basic kitchen appliances. And one for the dog park.
