I'm extremely disappointed with the inspection performed by Rock Solid Home Inspections. One of the main reasons I hired a professional inspector was to thoroughly evaluate critical areas of the home, especially the attic where major systems like HVAC ductwork are located. Unfortunately, the attic inspection appears to have been very superficial. After purchasing the home, we discovered significant issues with the AC ductwork in the attic that were not identified in the inspection report. I have since been informed that the duct system needs to be completely replaced, which is costing approximately $7,000. These were not minor issues and should have been noticed during a proper attic inspection. Had this problem been identified beforehand, it would have significantly impacted our purchasing decision or at least allowed us to negotiate repairs with the seller. A home inspection is meant to help buyers avoid expensive surprises like this. Sadly, that was not our experience here. I would strongly recommend that future clients ensure that a very thorough attic and HVAC inspection is performed, as this was clearly missed in our case. read more

We used them June 2016....we are still finding dangerous things in our home 9.5 years later that were missed by their inspector...lots of electrical and some plumbing issues and broken rafters in the roof.... House was 13 years old, one previous owner when we bought it. Other things missed that are expensive.... Air ducts with holes not blowing ac into 3 bedrooms and a bathroom.... Home inspection was done end of Nov 2023- We had several issues identified and have been working to remediate them. When we finally got to the laundry room and AC in the garage the contractors , plumber and HVAC, found this mold. They both identified it as having been there a long time. Mold inspection was done and remediation is starting- again these experts report it is not new mold. However when I contacted Rock Solid to ask why this was missed the response was - we are past the 90 day guarantee and it looks like it could be a new problem that started after the November inspection. On 05/27/24 a home inspection was done on my home, for the buyers by inspector Ashton Cruickshank. In his report Under the caption; " Needs further Evaluation", it was stated: "at the time of the inspection, testing indicated the pool was losing approximately 2.2 gallons of water per hour or about .5%of the pool's capacity per day. Those levels were in excess of average evaporation rates and were consistent with active leakage." Based on this statement the pool would be losing 52.8 gallons a day, or 370 gallons per week. This is an absurd amount of water and would have been noticed by the me. Because of the inspectors comments, I was forced to hire a leak detection company to refute these findings. American Leak Detection was hired by me at the amount of $325 and was they were unable to find ANY LEAK AT ALL and wrote in his report that; "The statement of a leak was UNDENIABLY FALSE." I tried to contact Rock Sold Home Inspections via email and to this date have not received a response. read more

They claim to guarantee and warrant their work however after moving into my home they did the home inspection on I discovered not only did they miss that the burner on stove still did not work but they approved the dishwasher in which I discovered DID NOT DRAIN. When I went to them to guarantee their work I was told they told warrant dishwasher that were the age mine was and they refused to do anything. I DON'T RECOMMEND THEM TO ANYONE!!!!!!!!!!!! I had an amazing inspection on a home in Volcano done. I tried to get the same guy, but he was busy. He suggested Jared, told me he did a great job and had the most detailed reports. I am so glad he did. Jared was super responsive, answered his phone and was able to squeeze me in with short notice, coordinated everything with the selling agent for me, and sent a report within 24 hours. And the report was incredible!! So detailed, so informative, and so obvious he is very meticulous and hard working. Later, I called him because I wanted to ask some clarifying questions. I was going through some old papers today and found my home "inspection" report from July, 2019. It reminded me that I needed to review these guys on Yelp. Ryan, the inspector found almost nothing wrong with the house, only for us to pay out a few thousand in repairs we were stuck with after our "As Is" closing. Their inspection agreement that they have you sign basically will void any possibility of you ever winning a claim that they were negligible during an inspection. Do not do business with these people! My attorneys stated that I had a valid case against them - but because I signed their small-print inspection agreement litigation was going to be extremely tough to win. We sent letters threatening litigation and asked if they would reimburse me for expenses paid due to an oversight by their Inspector. We had certified professionals provide photos, info proving a negligible inspection. We paid for Inspections by other companies, which showed conflicting inspection photos and info pertaining to the Piping in my house. Poly piping was present - yet Rock Solid's inspection did not point out Poly piping. No insurance company would ensure the house because of Poly piping and I had to pay for entire house to be Re-plumbed. Rock Solid refused to reimburse me and pointed out their small-print inspection agreement that I signed. Basically saying I cannot hold them liable for anything. Lol. Geez. This company sucks!!!! Stay away..... Just go find another inspection company. The 2nd Home Inspector we paid for (not Rock Solid) found and saw Poly piping without too much hassle at all. Was even able to take plain visible photos of it. The fact that Rock Solid says they couldn't see Poly piping makes me think even worse about them. They did a half-a$$ inspection. You're telling me the other home inspection companies came in & took photos of visible Poly piping and Rock Solid happened to miss it? And then to not do the right thing and help their customer after they obviously missed it...It's Despicable and I will tell everyone and their family how my experience has been. read more

Rock Solid completed my home inspection. Within 24 hours of closing, moving into my new home I had major electrical issues, (70amp meter connected to a 150amp panel box), water pouring from underneath the bathroom vanity when taking a shower, my washing machine draining into my "bath tub". As a first time home owner, something isn't right. I feel they are connected with the realtor (as my realtor referred them and set up the inspection) in order to get homes through closing. I'm reasonable and understanding but this has been a nightmare!! It's been issue after issue!! While there are things an inspector cannot see.. these were major issues anyone could have caught when looking into home repairs and work done by prior owners. My home was "flipped" but no permits were ever pulled. I attempted to contact rock solid and they stopped responding to my calls. They kept giving me the run around when asking for information regarding my inspection. I would NOT recommend. They will make like you as the first time home owner are the one that should know about these things. read more

My realtor suggested Rock Solid and I trusted her. They seemed to do a good job but they missed a leak in the upstairs shower drain which caused damage to the ceiling below. They told me to hire a plumber to fix it and sent the receipt to the warranty company they hire. The warranty company denied the claim. So due to their error in finding a leak and broken drain I'm now out $2400. Not a good inspection company if they can't back their work. read more

I'm angry that the home inspector failed to point out the massive rat infestation in my roof - the foam on the outside copper pipes of the AC was completely visibly chewed away and there were rat wax markings in the soffit holes, big pile of rat droppings visible by from standing on the attic ladder. Beware...Initially I was satisfied after getting a detailed report I noticed there were some discrepancies and had them corrected. After purchasing the house I found items that weren't working I contacted them and told the inspector would call that day. After over a week and persistent attempts to contact I was told that the water softener and the water sprinkling control wasn't in the inspection and only done sometimes as a courtesy. After paying more than other inspections, over $500 I was disappointed that they wouldn't report obvious issues that will now cost me a lot to replace, that's what you have an inspection done for. I've seen other's claim of not standing behind their work, I need to agree, just get lip service. read more

The Rock Solid home inspection we had done missed two major problems which have resulted in big expenditures soon after moving in. They missed the fact that the heat pump unit was leaking freon and we had to replace the unit recently as a result. Additionally, t he windows in most rooms do not close properly; they are extremely difficult to open/close and if they are not locked, they drop from the top. Both should have been caught during inspection as they were quite obvious and they have resulted in expensive problems for us to have to deal with. read more

As others have said stay away from this company. Their inspector Jason missed several major things in his inspection. I had told them prior to coming out that I had a 3 story house. They told me they would walk the roof. He showed up with no ladder, instead using a pole with a camera on the end, not the same. I had some questions on the report, called the company, Jason did not return my call or email. The buy your house policy they have is useless, I spent about 1 hour completing the forms and sending the info, got a reply they would contact me within 1 week, never heard from them. Be aware that you sign a paper before the inspection which absolves them from any liability arising from the inspection. So even if they miss something major that they should have caught you cannot do anything. read more

I am very disappointed with this firm. I ordered an inspection on a property I was in escrow to purchase, and paid online. More than 24 hours before the inspection, I gave them written instructions to HALT the inspection, because I was going to cancel escrow. I even talked to them on the phone. They confirmed they had my instructions and would hold the inspection and wait for my call. Well, the seller's real estate agent called them and told them to go ahead with the inspection. The seller's real estate agent was NOT their customer, did not place the order or make the payment. This company did NOT call me to confirm the instruction to move ahead. Instead they went ahead with the inspection and even gave the seller's real estate agent a copy of the report I paid for. I am angry because I gave them explicit written instructions they ignored. Any why would they give this $900 report to someone else? Would you like it if a vendor gave something you paid $900 for to someone else? They had no right to send the seller's real estate agent the report. They had no right to go ahead to do the inspection. I lost the $900 on a property I was not going to buy, and the seller's agent gets a gift! I would not trust this company to honor their word. After all they did tell me they were holding the inspection and waiting for my instructions. read more

As mentioned by previous reviewers, if there was a 0 star rating, this company would receive it. The most unprofessional business experience I have ever had is with this company, Rock Solid Home Inspections. During inspection, 3 windows were damaged. The trim pieces above the window locks on all three windows were cracked due to improper opening and/or closing. The inspector either failed to unlatch the lock all the way, which if not done will come in contact with this trim once opened and crack the trim OR the inspector did not close the window all the way and forced the lock latch onto the trim and snapped it. We were contacted and notified that they were not going to fix their damage because it was "sun damage" and the trim "fell off" when the window was opened and closed. You will see in the pictures that these cracks are in the spots I mentioned (the path of the lock latches) The house was built in 2008 and we have opened and closed these windows for the last 5 years of residing here with no issues. We are still in the process of resolving this issue and hopefully the company will do what is right and take responsibility for their mistake. Another issue we had about this company is that once we went in after the inspection, lights and ceiling fans were left on. This telling us the inspector of this company does not have very good attention to detail which explains what happened to our windows. read more
