From the start, before Ave5 came on board, the residents on the third floor where I live, were put through horrendous sleepless nights from the girl who lived below us on the second floor. She obviously had serious mental issues and was an alcoholic and would party all night, and knock on our doors at 2, 3 or 4 in the morning wanting to come in. The police were called on her several times and we all feared for our safety. Management continued to tell us there was not much they could do due to legal procedures. In the end after one year of this, she was evicted and went to live with her mother who had told us prior, that she did not feel safe living with her adult daughter and did not really want her back home with her. Comforting. There was one night that this girl left a taser gun on my neighbor's door. Follow that up with electronic gates getting installed and making us a gated community. The only problem is, the gates never worked for 8 months and were kept open because they couldn't get them to work correctly. There were many mornings, I could not get out the gate to leave for work. We all complained to management and were told this was for our safety. Safety? We all know that anyone can wait behind a car who is entering the gates, and follow in behind them. Not safe. Currently, the gates do not always read our fobs and will not open for us when trying to get into our complex. Next, the community hot tub. It has rarely been in working operation since I moved in 2.5 years ago. There is always an excuse as to why it doesn't work. Not much more to say about that, except it is an amenity offered to those who live here, but it rarely works. Let's talk about the parcel room. It is supposed to be safe and secure and only open to residents who have a code to get in when a package arrives. IT NEVER WORKS. I cannot tell you how many times that electronic system has been down in the last couple years. It is currently wide open for anyone who cares to come in and rummage through our packages. No locks, door is propped open, come on in and go shopping. The refuse dumpsters. Can't seem to get our garbage picked up for anything. There were months that community garbage was stacked and piled up outside the containers and flowed out into the parking lot. It looked like we lived in the projects. Now we have a new refuse company for whatever reason, and they only dropped off one container per area instead of two. Two was already not enough and we were told by property management that when the complex was built, they never took that into consideration. So reduce that by half and let that picture sink into your mind. The dog waste. We are supposed to have a company who comes in and checks the DNA on dog waste in our lawns and courtyards left behind by irresponsible residents. Doesn't happen. I have complained and taken pictures of waste many times and reported it to any and all of the property managers who have passed through Lakes and Eagle, and I cannot get an answer. I was finally told that the Poo Prints or whoever they are, only come 4 times a year on a certain day. So if you have poop from your dog in the grass on that particular day, you will get caught. But the other 361 days of the year you can let your dog's stank sit and rot in the grass so people can step in it. The goose crap. Absolutely no way to describe the amount of goose shit that covers the beach and the walkways. I would not set foot on that beach for anything. It is out of control. The grass in front of the lake and surrounding it, is nothing but goose shit. If you intend to walk to the mail box to get your stuff, you may as well either drive to it or take the long way around to walk there. We residents talk about it. We don't see any means being taken to correct this problem or scare the geese away. It is more than disgusting. Let's talk about the common areas. In just the past few months, we have been given the pleasure of paying for the gas and electric for our common areas. No explanation from management. Just happened to look at our online bills to see it appear. To make things more painful, they just doubled our fees for common area gas and electric this month without a word. These are supposed to be amenities, but when you have to pay for the electric and gas, they no longer are. We were told in early fall by management, that hey had signed on with a new snow removal service and were very excited about the new contract. I think our parking lots got plowed once this winter and only after it became packed down from our vehicles. And I can vouch for the fact that they were not treated for ice or slippage. Great job! Like I said earlier, this has the potential to be a great place, but it is going downhill fast, yet our rates and fees keep increasing.

They are amazing folks that are truly doing it right. They are so professional and friendly, and when I contacted them about a faulty fridge, they responded in less than twelve hours and said a new fridge was on the way! Talk about amazing service! When I was first in the market to rent, Cohesion had a perfect little property for me. I called about it, but it turns out someone had applied already, and in order for Cohesion to comply with fair housing, that meant I was second in line. I was bummed, but so impressed with that level of professionalism in a small company. They know what they're doing! I also know Heather and crew don't rent out places they wouldn't themselves be happy living in. When Heather told me this when I first looked at the property (back in summer 2017) I was really impressed. In addition, they properly ensure all tenants are fully vetted to take care of the property. What company has those kinds of standards anymore? I typically wouldn't review a management company but Cohesion has been so incredible to work with. I am going to be so sad when I leave Boise to have to rent from someone else. In short, I can't recommend Cohesion enough. They are an honest, amazing company and their dedication and professionalism to their company makes them one-of-a-kind. If you are lucky enough to work with them, rent from them! I seriously cannot speak highly enough of them.

The management team is absolutely fabulous--friendly, responsive, and genuinely invested in making this a great place to live. The maintenance guys are also fantastic and always on the ball. Whenever something needs attention, they're quick to respond and get it handled, which makes everyday living here easy and stress-free. One thing I really appreciate is how responsibly the community handles their pet policy. It's clear they care about keeping the grounds clean and enjoyable for everyone. There are plenty of doggie waste bag stations around the property, and management does a great job making sure residents stay on top of cleaning up after their pets. As a dog owner, that makes a big difference. I also absolutely love walking my two little dogs, Sadie and Rocco, around the scenic, well-maintained grounds. There are so many different paths and spots to wander that you never feel like you're taking the same walk twice.
