    This company is an absolute money grab -- stay FAR away from Stratton…read more My husband and I have made multiple documented complaints about a severe scorpion problem in one of their rentals, yet nothing was addressed until we submitted our 54-day notice to vacate due to the home being uninhabitable and unsafe, as confirmed by our licensed pest control professional who identified an active infestation. Our property manager, Terri Young, has consistently been rude, dismissive, and unresponsive to our concerns. Despite notifying her several times, no proactive action was taken to protect our family. Instead, we were told we would owe a $900 lease-break fee PLUS two months' rent--an outrageous total of $8,000--just to leave a home that is a clear health and safety hazard. Tonight, I received a call from a man named Chris Goodman, who claimed to be under Damon Stratton. Shockingly, he stated that "inhabitable and safety concerns are Arizona tenant law, but not something that needs to be written into a Stratton contract because safety is your concern, not ours." To hear a company openly admit that tenant safety is not their concern is beyond disturbing. I am absolutely sickened that a business would operate this way or speak to a tenant in such an unethical and dismissive manner. I have young children and a small dog living in this home. If any of us suffer a medical emergency due to this scorpion infestation--after repeatedly notifying them and providing full documentation--I will not hesitate to take legal action. No family should be treated this way, and no company should prioritize profit over basic human safety. UPDATE: 12/12/25 in response to Chris G reply. Chris- Stratton only took action after we submitted written notice of our intent to vacate, despite the fact that we had made multiple prior communications requesting resolution of these issues, none of which received follow-up or corrective action. Does that sound like a PM that cares about their tenants well being and safety? As stated in my email to Terri this afternoon- "it is clear that routine maintenance and standard pest treatments are not resolving the issue. This was also noted by our Pest Control company, EcoGuard in the letter I forwarded to you this week. Given that scorpions pose a documented safety risk--particularly to children and pets--what is the proposed solution that does not place our family's health and safety at continued risk? We are asking for a realistic, effective resolution, not continued assurances that standard services are sufficient when evidence shows otherwise".

We feel that the staff here listens to residents, and does their best to make sure that the property is maintained as marketed. We loved the property and that is why we decided to move here. Also on a side note they use an app for the residents to send out communication to their neighbors. People really seem to like it. We can pay rent through the app, submit service requests, plus receive info from management and a few other features. So far this has been a really great experience. As for the negative reviews I have seen on here, I question the validity as to occupants perceptions. It seems as if the management here at present holds property to high standards, and addresses residents who may be in the wrong. This is a good thing. I've lived places that let things slide, and that is why we left previous apartment complex after 5 years. A sincere thank you San Piedra staff and management for making our community beautiful.

I think I have put in more maintenance request in the first 3 weeks living here than I did at the last place I lived at for 6 years. I was told I had to move within 2 weeks of applying. That really wasn't enough time for me but i still accepted the terms since I had to. The problem is, the apartment wasn't ready for me. First, the ants. I think there was an ant convention and they all came to visit my place. It wasn't until day 2. They took over my bathroom. I had to throw away so many of my products I loved. Day 3 they came and infested my kitchen cabinets. Had to throw away a bunch of more stuff. Day 4 they marched across the walls into my garbage disposal and found a new cabinet to infest. They came out and sprayed and that took care of my kitchen but unfortunately not the ptsd. A week later the ants were back in my laundry room. They added bait and so far it's okay. Onto the next issue, the ice maker. I'm happy to say it is fixed but it took 3 requests for that. Then the alarm system didn't work. That is also fixed now. Then the carpet was sliced open in 2 spots. This is also fixed now. And now the newest thing is my garage door will no longer close and I have stuff stored in there. This happened yesterday. I left a message yesterday. I was told how I can manually close it after I left for work last night. Problem is it doesn't look like you can manually close it with your car parked there. I was hoping someone would fix the garage issue asap considering i have already lost items from the ant issue that was here prior to me moving in. I don't want want my items stolen. I know these are all small things and eventually fixed but that is a lot and is frustrating to always have something else not working. I've been very patient with all the issues and i lost a lot of stuff I paid for with the ants. It's only been 3 weeks but I'm not impressed and hope it gets better here.

He was able to show me the comps and explain his reasoning. I admit I was apprehensive about the list price but I trusted him. Of course, he was right: the home sold for over the list price and we had multiple offers - in 24 hours! Andy know the market. Finally, Andy has the interpersonal and management skills that serve his clients so well. This sale was the most efficient, effective sale I have ever been involved with. Working across the country, I relied exclusively on Andy to manage this sale and he performed flawlessly. If you are looking for a top performer who will guide you through this process with only your interests in mind, please give Andy a call. You will not regret it. The fact that he does all this for a flat fee is even more remarkable.

We flagged the HVAC to be inspected and repaired to working condition and that wasn't working the first week we moved in which was a 3K bill conveniently overlooked on our BINSR. The power to the downstairs AC was also left inadequate and wasn't fixed until 3 months later after we had to call the original company that did the inspection and we were verbally told your brother chose the cheaper option that was against code. We flagged the sump pump to be repaired or replaced and still today we have a wire that is spliced together against code (picture attached) and to a breaker that doesn't supply enough power so the lights flicker in the home. We've called your brother on that and he won't return our calls. Stephen at First Time Right Plumbing informed your brother the electrical was sparking and an issue but it was skipped to enrich the deal for your brother and we weren't made a aware. Because of people like your brother this country has plenty of attorneys and we intend to do whatever necessary to make this right. Keep coming at us with disingenuous replies and I'll continue to hit your business with negative reviews to make sure others are fully aware of what to expect. Anyone that reads this review happy to provide documentation supporting this. Absolutely willing to take it down if the items we've sent over are resolved. Items not completed on our BINSR still outstanding or not caught because the owner didn't open permits for the home to inspected.

This is the BEST apartment complex in Mesa/Gilbert you could possibly find. The apartment itself is gorgeous! Everyone who comes to visit us compliments the beautiful large kitchen and abundant storage space. It definitely is a LUXURY apartment! The complex is beautifully maintained, the amenities are incredible and the staff is extremely responsive and helpful 100% of the time. I love that everything is accessible via the Henri app which makes paying rent, maintenance requests and updates to the community easy to access at all hours of the day. The maintenance team is tremendously helpful as well and fixes any issues the same day or early the next day after submitting via the app. I also feel very safe here as it is gated and there is security at night that patrols . You are able to message them directly via the app as well. There are resident appreciation parties put together by the staff, amazing food trucks scheduled weekly, fun contests and an overall wonderful community dynamic! If you have the opportunity to live here you won't regret it!

Staff needs trained properly and protocols put in place to make sure things are actually getting handled. When you live at an apartment community you know that you will come across problems here and there but having an efficient staff that is able to handle those issues in a timely manner and with good communication is really what's important. This is the worst experience we've ever had nobody ever knows anything or can give you an actual answer. I sent in a work order June 9th for an electrical issue the bedroom light won't stay on longer than a couple minutes at a time they keep closing the work orders without fixing anything or just let them sit weeks at a time. 5 weeks later and it's still not done. (Note on first closed work order was "done." It was not done. Last time was "I went and knocked on the door resident said we already came but maybe it wasn't the resident I don't know I can go back and check") what? lol and then proceeded to never come back again after I told them they actually never came. Whenever you finally get a hold of someone and explain they say they will handle it and then nothing, every single time. Last week I sent in another work order because our cabinets are infested with hundreds of ants I've had to throw away all kinds of food and huge live roaches have started coming out of the drains and bathtubs. I asked for new weather stripping on the door because you can see outside with the door closed there's a huge gap where all the ants are coming in and for it to be sprayed. I asked for it to be taken care of that day or the next at the latest but they didn't send anybody for 5 days, finally they sent someone to spray (still no weather strip) but they once again dropped the ball and didn't give him keys or permission to enter even though I approved entry. When you tell them they're wrong they just ignore you. I called after I found out he didn't spray and told them they need to have him come right back and I've still received no response so once again we're sleeping with roaches but paying over $2500 a month? I'm still unable to buy new groceries until we get the infestation taken care of. They work remote you can't actually go to the office and talk to someone we've been here 6 months and I've never once met anyone it's horribly mismanaged and instead of holding themselves and their co workers accountable and trying to do a better job they just don't do anything at all it's been extremely frustrating. Seems as though all the other real reviews have the same complaints about staff I added them to the pictures as well as my own.

My wife and I have previously owned/purchased property, but separately, before we were married, and more than a decade ago. Plus, while we were generally familiar with the geographic area we were looking in, we needed to find someone knowledgeable not just with the buying process, but also in the neighborhoods we were looking in. We were also in another state, so she had to tour houses and take videos for us until we relocated to AZ, before buying a house. Brit rose to the challenge, because she is simply the best. First, she is professional. You can tell this isn't her first rodeo, and she deftly navigated various challenges we encountered during our buying process. She is very knowledgeable, not just in geographic areas, but also the process. She did her due diligence in evaluating the conditions of houses (since we could not initially tour them in person) as well as comparables in the market. Even past our closing, we've continued to occasionally ask her for recommendations for various services. She has not once steered us wrong. She also had to play psychologist and cheer us up when our first offer was declined and the sellers chose another buyer. Throughout the process, she was the rock that we could lean upon. I'm pretty sure we didn't get any special treatment in this process - that she treats all of her buyers and sellers this way. She was always available to us when we had questions (and we tried not to monopolize or abuse her time). We were very particular about what we wanted in our house, and she did a tremendous job of showing us only places that met our criteria. She didn't try to push us to consider homes that weren't what we wanted. It's our intention to make the house we purchased our long-term residence, so hopefully we will not need her assistance in the future. But if we did, I would 100% call Brit, and not consider any other real estate agent. Again - she is simply the best. 5*, A++, would recommend to anyone and everyone.
