I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

After moving out of Horizon Ridge #11165, I was charged for "janitorial" services and "removing bathroom hooks" that were already installed when I moved in. I had scheduled a checkout walkthrough to avoid any surprises, but no one from the agency ever showed up or returned my calls. I even hired a professional cleaner and provided a video showing the unit was cleaner than when I moved in. Despite this, I was still billed for unnecessary charges totaling $279.97. These charges are misleading and unfair. It's disappointing to see this kind of behavior from a property management company. Renters deserve transparency and honesty -- not surprise deductions from their security deposit.

Any time I asked a simple question or tried to get clarity on something, I felt I was met with a dismissive and judgmental attitude. In my personal experience, Nicole didn't just seem uninterested in helping; she often came across as irritated that I was even reaching out. Her tone felt condescending, as if I should already know the answers, and asking for clarification made me feel judged rather than supported. Instead of offering assistance or even basic courtesy, she made me feel like I was bothering her. What stood out most was the consistent dismissiveness. Responses were short, cold, and lacked any sense of professionalism or respect. I walked away from each interaction feeling talked down to, misunderstood, and brushed off. No one should feel belittled or looked down on for simply asking a question. A management company should treat people with respect, patience, and decency. In my experience, Primack Management and Nicole in particular failed to do that on every level. I wouldn't recommend this company to anyone who expects to be treated with professionalism or basic human courtesy. In addition my whole family felt like a decision was made by Nicole from the first interaction. As if there was a preferred person she wanted to deal with as opposed to people she knew nothing about.

I had a probate lawyer and my own real estate agent. The company and individual that purchased the probate property utilize this company I want to say extremely extremely unorganized and would not accept responsibility for errors I'm not joking when I say every day I received four to 7 emails of repeated paperwork over and over and over that's not a joke When I finally started an email chain and questioned it immediately, they blamed my real estate agent, which yes maybe to wear a few errors for her but when a DocuSign is coming to me and it's coming from your email your company then that means you're sending it. I'm a very educated individual on how DocuSign works and a college graduate on business. I have never dealt in 52 years in my life, honest to God with the most unprofessional unorganized on business, ethical trained individuals in my life For the owner to say to me on the phone, we are not incompetent is not what you say to a customer and by the looks of all their past reviews this company seriously has problems I do not under any circumstances recommend this individual company for any kind of title or escrow work as it was absolutely horrifically horrible When we did closing, we were the first people at 8 AM. We were guaranteed by the lady that works there by the name of Haley that as long as we closed before 12 noon, all of our funding would be wired in. Funny enough, we were told that we did not meet that deadline. How in God's name did we not meet the deadline when we were the first people it was a cash deal the money was already there. It just had to be wired in. It's excuses excuses they never accepted responsibility for any errors. I had questions about paperwork and stuff that wasn't accurate or ever told to me, and it was brushed off as if it was nothing with the lady that was signing me Thank God, I had my amazing attorney there with me as he also question things. The lady that was signing me made a point of pointing out that she had $150 charge that I'm not having to pay well if it's on there I'm paying it obviously so don't don't pull that game And to say to us tipping is appreciate it. What the hell does that mean? My attorney and I just laughed. We couldn't believe that was sad. When I say I have oodles and noodles of paperwork sent to me, I got seven times and asbestos paperwork emailed over to me through DocuSign. The sale was a as is all liquidations inside cash deal you don't sign that kind of stuff it's obsolete for me. It was as if they've never did this type of a deal before. I just can't get over the ridiculousness of this company. I have all the emails to approve it. Reach out to me privately I'll provide them. It was just amazing. I am sure there are such a better better better escrow title companies out there and this is definitely not one of them I should've read all of the reviews, just to know what I was getting into but again the purchaser utilizes this company even they were telling me that they needed me to forward all the errors to them, which I did as they were shocked at what they were saying because they agreed with me that The DocuSign emails were coming from the company, not my real estate agent because you have to physically put your address in there it's not automatically generated it and sent Again did not accept responsibility requested tipping rush you through everything as if it was so choreograph it was unbelievable, very unwelcoming, unprofessional utmost disaster, fullness of business practices for a company of their level If I could give them zero stars, I would please review all the review reviews. I do not recommend this company, especially Haley as she would say this that and the other and what I would talk to Denise it was a whole different story. I'm very very, very shocked at this company. I've had to call them several times to just get clarification on things.     Let me begin by saying that upon entering this neighborhood it appears to be very well kept up by…read morethe owners, and it is! I have always lived in a gated community with HOA's because I love knowing that my neighbors can't pull out their car engines, leave grease marks all over the place, not cut their grass or paint their house purple! Those are all great rules to have!! However a few of the rules are a little absurd. A few examples: I received a letter addressed to me stating that my children were playing in some rocks that were across the street from my house. My kids have never played in these rocks but my neighbors kid stands in them all the time. The HOA claims that this is private property inside this community. It's not fenced nor is there a sign that states anything of the sort. We were in formed that it is a $100 fine to wash our vehicle in your own driveway. My husband was looking under our vehicle, not doing any work on it and the HOA drove by and said "you people cannot work on your vehicle in this neighborhood". He wasn't working on it, he was looking under it! And what does "you people" mean? Now let me tell you a little bit about the HOA keeping up their end. We have lived in this neighborhood for a little over a year and during that time our gates have been broken at least half of the time if not longer. There was a period of 2 months when we had no gates at all. We had squatters move in a few doors down from us and they were running a drug/prostitution house and the HOA did NOTHING about it. I called the police every chance I got and I worked with the bank and realtor to get them out, daily. I also notified all of my neighbors because the HOA took no action whatsoever. The neighbors are extremely nosy and in everyone's business. These are just my thoughts, views and opinions. I will be moving from here as soon as possible. I have kids that want to play outside and I'm sick of getting letters for every little thing.
