I have nothing but good things to say about Debbie and her team at primack. For several years now they have bent over backwards to help my family in anyway possible. We had some issues in our last house and they stepped up to the plate in our first house which we had some problems and when the owner wouldn't do the right thing Debbie made sure that things got taken care of asap. Because of covid and me being laid off things were rough for a few and Debbie worked things out to where we wouldn't be hurting or homeless with the owner of the house (who was also very fair with us) and made sure we were ok and didn't have to worry. They treat us like family and that goes a long way in my book. They always check in with and take the time to make sure we are doing good. People should take notes on how they run their business. After managing my own property for years, I decided to hire Nicole as my property manager. I'm so happy I made that decision. Nicole and the Primack Team handle everything so I no longer have to deal with tenant issues, repairs, nor the HOA. The rental payments come in like clock work because its all automated. DO NOT RENT FROM THIS PROPERTY MANAGEMENT !!!!! They do not keep their word and will charge you for everything, even if you try to let them know something is not working in "THEIR" house. Last winter when we had a cold week in Henderson, I let them know that the outside faucet was leaking and had frozen over. Knowing that this could cause major damage to the stucco, I let the office know immediately. They sent out a plumber right away. At the end of the month they sent ME the bill. I was very angry. This is not the only thing they charged me for as I finished out my lease. Yes I left this property at the end of my lease and will tell ALL my friends NOT to use this company ever. Property has had over 8 maintenance requests from bad electric to busted air conditioner in four months of renting. Rental company makes you do dumb tasks and jump through hoops to get repairs done. They were telling me to vacuum invisible bugs out of carriage lights because of faulty electric issues. Don't ever let them manage your property if you value having good renters stay or rent from a property they manage. Just awful. read more

It seems clear from the majority of reviews here that Primack is not only a poor property management company, but also underhanded in their business dealings. I moved out of a house that they managed back in May 2018, after living there for a year. I meticulously took pictures and wrote down every defect in the house; half of which they corrected/fixed and the other half they stated I would not be responsible for upon vacating the house. Throughout the time I lived there, any time I had to contact her team, the conversations were always unpleasant and I was spoken to in a rude tone. Thankfully, any maintenance that was required was related to the move-in list I had documented, so they were not able to charge me $75 for each visit. On a sole positive note, the landscaper and plumber vendors that she uses are great and very responsive. I vacated the house and completed an inspection with their own inspector, who did not find a single issue with the house. When it came time to return my security deposit, they made up some claims that a sink did not drain properly and some outlets did not work properly, and deducted the repairs from my security deposit. These issues were reported from the family that moved in after us. The only recourse would have been to take her to small claims court, which she knows most people don't have the time to waste for a few hundred dollars. In reading other reviews, this seems to be her way of doing business. I will be filing a complaint with the BBB, which I encourage everyone else to do as well. read more

DO NOT RENT HERE. JUST DONT! I I could give no stars I would. We lived here for a year. Had issues from the start. The doorknob to my 3yr old daughters room malfunctioned locking us out of the her room for 4 DAYS. Of course I contacted Primack to get their maintenance team out immediately to fix this issue considering all of her clothes and things we needed were in there but the woman I dealt with was a STRAIGHT B*T¢H! Just terrible. They gave us hell like it was our fault that the knob was crappy. Anywho we ended up calling a locksmith to come because they didn't seem to care about the issue and paid $80 to have it opened and the locksmith said it wasn't our fault and that we shouldn't have to pay, I presented this to the Primack team and they refused to reimburse us...cool. I wrote a bad review on yelp prior to this one about that that I had erased because Debbie personally came to our house and spoke with us which I can respect. She came for a routine walkthrough to make sure the house was being kept up. She said it lookedd great and we kept it clean. Shortly after that she apologized and asked me to take down the negative review because she was currently in a lawsuit with someone who she screwed over (like us lol) and it would look bad for her case if I left it up. Didn't even offer to reimburse us for paying for the door but I took it down anyway. I regret that. But wait there's more. Fast forward to last month (Jan 2020) when we moved out. We had the house cleaned from top to bottom and shampooed thoroughly. We did the move out Inspection and the house was in great condition minus a few small stains on the carpet that (we have a 3yr old) and dings on the wall etc. Things expected from living in a house. At the end of the inspection we were told about what we expected to be charged for and the cleaners left a small water mark on the floor from mopping (on TILE) and didn't wipe underneath the microwave or clean the dryer lint trap out. LITERALLY 5-10 of cleaning with a spray bottle would have cleared all of that up. We paid $243 to get the WHOLE house cleaned. Guess how much they charged us for that wipe down... $280!!!!! More than we paid for the whole house for 10 mins of cleaning. As for the smalls stains on the carpet that just needed a small stain treatment, we paid $300 dollars to have the carpets cleaned in the whole house guess what they charged us to have it shampooed again. $551!!! Almost DOUBLE what we paid for the WHOLE house for a few small stains!!!!! Then they had the nerve nerve to charge us $$325 for the air return grate that was bent when we moved in. I personally changed it every 3 months and it was a slight bend on it the very first time I touched it. I only handled it 3 times and nobody else touched it but they charged us to replace it like we did that damage. They took $1156 from us. I've noticed a lot of the terrible reviews are missing on here because she probably did the same thing and asked them to be taken down for her lawsuits but I see a few are still up. Believe them and believe me. Crooks! DO NOT RENT HERE, they treat you TERRIBLY and will rob you of your security deposit. I called in and tried to speak to them about it and of course they wouldn't. So I emailed them and of course no response. Take my word and the words of others here and go else where. Don't even roll the dice with them. read more

I currently lease a home through Primack Property Management, and have for a year, and I am extremely satisfied with their service. The house was sparkling clean and in great condition when I moved in and the office staff went above and beyond to expedite the application for me to get me moved in on a short timeline. Each time I have had to contact them for an issue with the house they immediately respond and begin working on a solution. Currently living in a residence managed by this group and I must say the ENTIRE group is extremely professional, communicative, and if you have any issues they will resolve it extremely fast (in example our downstairs AC went out and Josh from the group had AC specialists at our home in 2 hours.) this is the best group I have ever had the pleasure of doing business with and I HIGHLY recommend them to anyone that's looking for a home. read more

This is the WORST rental company. My 2 children and myself are currently in our home and it's 95 degrees inside. This is the 2nd time our air went out and the 2nd time I have had to spend over 100 dollars staying at hotels. I am so upset. The emergency line is a joke. They never answer. I called 6 times and got a text back over an hour after calling. When we did our walk through we showed them all the things that needed to be fixed( this was in April) and not 1 thing has been fixed!!! My AC is still out and this is DAY 3. These people are a joke and very unprofessional. When I called about seeing when my AC was going to be fixed, the lady who answered told me they were actually on the other line getting it handled. I called back an hour after to get status and the lady told me that no one had contacted the AC company yet and was getting on it. So I was very confused on why the lady I had originally talked told that it was being handled. I am not signing another lease with this crooked company!! I'm so mad!! This is the worst rental company . They will Nickel and dime you . House was touched up on paint ! White blotches all over home. When asked to fix they claimed that's not what they do . They allow the association to harass the hell out of you . You'll receive emails from them often ! Walk through your home in the beginning is normal . Another one 4 months later is invasion of privacy . Shawdow Mountain Ridge association is AWFUL ! Stay away from them ! Our yard is spotless ! But fines monthly ! We bought a 30,000 boat and were told we cannot park it in our driveway! 4 other boats from home owners are in there driveways. Primack will NOT STAND UP FOR YOU ! 5 cars at next door neighbors ! 2 unregistered but they won't allow a boat lol ! You'll be emailed weekly so keep a diary of them . Be sooooo careful they have been known to keep deposits even if home is left in perfect condition! We are even seeking legal help. My husband works for cox . His vehicle per company cannot be inside our garage ( as they need access at all times) there are 4 other service vehicles in 3 block radios! But he had to move his work truck and now puts miles on personal vehicle. Save money and headache! So many other options . We're looking to buy and cannot get out of here quick enough! read more

THESE PEOPLE ARE CROOKS! My fiancé and his father rented from Primack May 31 2017- May 31 2018. They didn't really have any problems with the company other than slow responses when it came to repairs needed (they eventually were taken care of). Move out- totally different story. They sent someone to do their move out inspection (which took them 3 weeks to finally respond and schedule with my fiancé), and the inspector could not STOP raving about how immaculate the property looked, how clean it was, how well taken care of it was, and even went as far to say it was "the best kept up property" he had ever seen. He took the pictures and went on his way. Fast forward to three weeks later... my fiancé and his father both try and contact Primack for their deposit back. They left two forwarding addresses on file with them. They sent texts, emails, left voicemails to no avail. We have all the proof. "Assistants" kept saying that they would be contacted soon. Debbie continued to dodge their calls, emails, etc. Fast forward to about 30 days after move out... still no returned call, no email, no check at either forwarding address. 32 days after move out my fiancé FINALLY gets a call from one of Debbie's assistants asking what the "problem" was. To sum it up, they said he would not be receiving the full amount due to extensive damage and cleaning that had to be done. Mind you, my fiancé and I cleaned that 3,000 sq ft home top to bottom for 4 days straight. We did not sleep until that house was in better condition than he and his father got it in. My fiancé asked for a list of these "damages" (even though it was well over the Nevada State Law allotted days for a property to provide a list of any damages etc. and why they would not receive their deposit). They said they "couldn't disclose the information over the phone and would mail it to both forwarding addresses." Fast forward ANOTHER three weeks. Still NOTHING. No list, no check. Now that it was way over their time frame, my fiancé called yet again, this time from another number and low and behold Helen (the lady who apparently handles these matters for Debbie) answers. No apology. No remorse. Nothing. She says the check was sent "weeks ago" to...wait for it...the house he and his father ALREADY MOVED OUT OF 6 WEEKS PRIOR. It gets better. Now my fiancé has to pay $15 for a stop check fee so that they can send a check to the address he currently lives in. Now it is 13 weeks after they moved out. The check has finally come in the mail today. BUT no surprise here, the check is $600 SHORT. The check was not accompanied by this "list" they were suppose to send out within 30 days of move out. Just a shorted check. And again, they had 30 days to send a list to my fiancé or his father and it was never produced. They are now entitled to the full amount. So of course, my fiancé tries to contact them (their office is open for another hour) and NO ONE answers. read more

I don't usually write negative reviews, but I want to make sure others are aware of this company as a whole. I rented from them for 5 years; never a day late on rent, kept place clean & as it was my own. The overall experience was good until we went to move out. (Hidden fees of $75 anytime something breaks and a maintenance man needed to come were covered by us which is kind of annoying, but whatever.) During the move out walk through, Josh came to inspect. He was a little snarky, but just assumed he was having a bad day. Then it came time to do the final move out walk through. Josh came again, fairly irritated from the jump; but again just thought he was having a bad day. I transferred the power to our new place and as a result the power was shut off at the property we weren't living in (it was 4 days after we vacated). I didn't realize this was going to cause a challenge, since NV Energy told me it was going to be transferred back to landlord. Upon discovering the power was shut off, Josh flipped out. Cursing and screaming, slamming the cabinets & refrigerator doors; he pulled out the refrigerator and ripped the plug out of the wall ranting about how he was going to have to work 7 days in a row now because I shut off the power. I told him he was making me uncomfortable, as I was there alone. He told me I could leave. But I was worried he'd damage something. I text his boss, now come to find out it's his mom, and she called him to tell him to leave immediately. I called my husband - he rushed over, but Josh left right before he arrived. Josh was extremely rude and would be an HR nightmare if he didn't work for his mom. Extremely unprofessional attitude and demeanor. I would never do a walk through alone with him ever again. Make sure there's a man there. I don't think he would have acted this way if a man was present. I write this to make sure other women are safe. Hindsight I should have called the police because I was so scared. I would never rent from this company again. Their carpet cleaning & home cleaning fees are astronomical also. Especially because I lived there for 5 years they should have replaced the carpets, not just cleaned them. I did seek legal advice in regards to this matter also. read more

DO NOT RENT FROM THIS COMPANY. WORST RENTAL COMPANY EVER!!! UNPROFESSIONAL. THREATENS LITIGATION! I just got off the phone with Debbie Primack's assistant, Pricilla. I asked to simply schedule a phone call to discuss my client's extenuating circumstance but was denied a scheduled time. My client wanted to resolve a payment issue and made several attempts to make arrangements to speak to someone in person via phone (no return call), via email (no response), and in person at the office (which he was told Mrs. Primack was not available). Priscilla was very defensive, evasive and aggressive and wanted more information about me but I simply wanted to schedule an appointment. This company WILL seek litigation for late payments even if with attempts (and I mean, attempts, they will not talk to tenants) to make arrangements. The property in question is not taken care of and safety is always an issue. Property is not secure. Glass in the parking lots and transient people walking by the front doors. Bottom line: If you are an owner, do not use this company. Your tenants will not be happy with their horrible customer service and unhappy tenants will not care for your property. If you are a renter, do not rent from this company. They will do minimal work for the property management, disregard your concerns especially for security and they will charge you more than the amount of rent for late payments and threatening litigation. read more
