I wanted to buy a place and went thru several lenders and none could make my scenario work. Then my cousin referred me to Rob, and he actually found the perfect loan for me. Again: NO ONE could do anything remotely close to what he found for me. I ended up not getting the house since someone bid higher, but I told him I will call him for any deals that come my way, and tell all my friends and family. EXCEPTIONAL service. My experience with Rob can be best demonstrated by the following run on sentence: a friend that I dearly respect in the insurance business, who has insured myself and all my friends for years, recommended Rob for a home loan, of which I used Rob and was really impressed with the loan experience -and like my insurance agent- I too referred Rob to a dear friend of mine who in turn had the same results. They say the true colors of a company comes out when there are problems or serious challenges. Our loan was very difficult as it did not fit the typical applicant. I work in an industry that pays in bonuses towards the end of the year, and is not part of my technical salary although the bonuses are pretty much guaranteed. My wife is a doctoral candidate with fellowship and research funding that is very difficult to justify as income. Somehow, some way, with patience, Robin and his team were able to get us in the home of our dreams! Through the wild month that was our loan process, Rob and his team did a fantastic job of implementing strategies and communicating with all stakeholders to maximize our loan approval, odds, and guaranteed rate!!! This was an incredibly hectic ride; but, Rob kept his cool and was a great communicator and made the very stressful situation attainable. I'm not sure how, but at the end of the day he made this complex system work and now we couldn't be happier. You can't go wrong with Robin's team! read more

I reached to Rob Aug 2022 after receiving a letter from my lender that the note (mortgage) was to be paid in full or else foreclosure. I reached to Rob in order to refinance. With-in 1 week he found possible investors who would be willing to refinance my loan. He assured me throughout the process that he would help me and see me to the finish line. He always kept me in the loop and he has a wonderful team (Mike, Joy, Jamie) that communicated what I needed in order to see my loan to completion. Refinancing this loan was one of the most stressful events I had ever dealt with in my life. Rob always provided weekly updates and I never felt in the dark about where we were in the process. Rob is the type of broker that is customer focused, is a great communicator, extremely responsive and made sure to answer all my questions throughout the process. Rob is very experienced, very knowledgeable, easy to deal with and an extremely honorable and pleasant person to work with. If you need a mortgage broker look no further as I HIGHLY recommend Rob and will contact him for any future home mortgage needed. I just wish I found him earlier. Thank you Rob! read more

I called Rob on a Wednesday or Thursday a few weeks ago. Because I have an unusual financial situation, I wanted to chat with him first, before applying for a mortgage, to make sure that his firm had loans that would work for me. He seemed to know what he was doing and then then asked if I could fill out an application on his site so he could gather information and then look for solutions for me. I explained that I didn't want a credit check done until I had decided to make an offer on a house, so he suggested I wait until after I saw the house to complete his application, since the application would call for a credit check. (Anyone who has purchased property knows to be very careful with credit checks, they can lower your credit score, so I appreciated his suggestion that I wait.) I found a house, decided to put in an offer, and contacted him to let him know. He asked that I fill out his application. I did so the next day, but was unsure about how to fill out certain items. Because the application was incomplete, I called and left him a message. I also emailed him later that day. No response. Nothing. But his company HAD run a credit check. I emailed him again, and called. Nothing. Never heard from him again. I get that this is an "insanely busy time" and if he had told me he was too busy, that would have been fine. It's not But he insisted I complete his application before he would speak with me again, and then ignored all attempts to get in touch with him. If you're too busy to follow through, there are plenty of other options. But don't run my credit and then disappear. Really bad. Update: In response to Mr. Spinosa's comment about my review. Yes, this is absolutely a real review. And as for your offer that I can "call you immediately" so you can help me now? I've already received excellent service elsewhere, my loan was approved in time for me to place an offer, so I have no need for your assistance. read more

As a real estate broker, I've been working with Rob for the past several years. I initially learned of him through a client who had financed their previous house through him and who were enthusiastic about working with him again on their next purchase. Well, after doing one transaction with Rob, I understood why, and he immediately became one of my recommended lenders. He is one of the most professional, knowledgeable, and totally on top of everything people I've ever worked with. He has consistently ensured that his loans fund on time, and with minimal hassle. I highly recommend Rob Spinosa. Your loan will be in in excellent hands with him. read more

This is an update to my 2.13.13 review of Rob Spinosa at RPM. My refinance was closed in less than 3 weeks. I was able to refi from FHA into a conventional loan and got a great fixed rate! I should note that when I talked to other bankers/brokers they would tell me that it is difficult to convert from FHA to a conventional loan, that I have to bring about $50K cash to bring my LTV ratio to 80/20. Too bad for them! Here am I - all refinanced from FHA (got rid of monthly PMI insurance) and got a rate that is over 1 full % less than that of FHA loan. Robert showed me various options I had. He was very patient with me and very helpful - explaining all the details, answering all my questions. I highly recommend him for your refi or house purchase. He is honest, patient, prompt at returning emails and phone calls. Thank you Robert! read more

Rob Spinosa was the lender for the Buyer of one of my Short Sale Listings. When the offer came in for what is known in the real estate industry as a difficult transaction I always check out the lender as the loan in this type of transaction is crucial to a successful on time close. Often Buyers and sometimes the Buyers Agents don't realize how complex these can be, but after talking to Rob I knew he knew exactly how to close loans and work with all levels of difficulty in any situation. Having a mortgage professional on the team eliminated one layer of the stress. Having been in the real estate business for 25 years and having worked with many mortgage professionals, I must say that Rob Spinosa is now at the top of my list. I will and already have referred him to my clients and look forward to many years of having Rob on my real estate team. If you are searching for a lender who is professional, always returns calls and emails, and often picks up the phone when called...and at all hours. He can and will get the job done. Rob and his team are #1 in lending. Thank you Rob...your service is appreciated. read more

Closed a mortgage refi in Aug. 2014 with Rob and everything went perfectly. First, we got a great new, lower mortgage rate. Second, Rob is a professional and provides various scenarios to help you make the best financial decision based on your specific situation. He explains the scenarios in understandable, clear language and doesn't make you feel dumb for having to have the more technical issues of refinancing re-stated. Finally, Rob is approachable and always available throughout the process. When we had some questions at our actual closing, Rob was on the phone with us immediately. This my second refi with Rob over the last few years and I trust him to handle any other mortgage needs I may have in the future. read more

I'm so thankful to work with Robert. Without him, it was nearly impossible for I and my husband to be the homeowner. He was organized, thorough and professional. Most importantly, he was very kind, and this made all of the difference in our interaction with him. He was very patient as well as treating us a people rather than just home loan customers. We put our trust in Robert and he absolutely came through for us. He was always available to answer our questions...even on the weekends. Working with Robert was pleasant & informative. He help us to understand the process clearly, and he was very straight forward. Being the first time home buyer could be very stressful but not with Robert! I wish I could give him more than 5 stars! Rob was referred to me by my real estate agent and I have to say was just brilliant from the get go. He took time to understand my requirements and went over and above to provide us with a solution. We were first time buyers and foreigners so all the mortgage process was a huge black hole for us. We wanted to purchase a new construction which requires some different processes. That didn't help either! We talked with more than 30 lenders and we finally decided to move forward with Rob for many different reasons (and so happy about it!): - Great communication: we told him we wanted to do everything via email and he actually used that channel (you may think that is stupid, but we didn't manage to do it with any other lender, they wanted to communicate their way instead of ours). As we were going to work through email, Rob sent as a personnel video so we could meet him (isn't that fantastic!!??). Most importantly, he answered all our questions extremely quick (immediately or in less than a few hours) and took the phone during the weekends at any time when we needed him. That is customer service. He was always extremely transparent and we never felt alone during the whole process. He delivered everything promised - Trustworthy: we knew Rob would solve all the problems. We were purchasing a new home so the builder have extra requirements and timelines that Rob managed perfectly. He explained to us every step of the process, what we needed and what to expect. We never felt lost! (is that even possible?) - Competitive rates: the rates and products Rob offered were best on the market and his advice very valuable! Results: We got a beautiful new house with a 80/10/10 mortgage. Better than expected and Rob definitely made the difference. We are already telling all our friends and colleagues. Thank you Rob and team for making our first mortgage experience less of a nightmare. We will definitely come back to you for the next one! read more

When I first emailed Rob about a mortgage, I received a call back within 10 minutes. It was 7:00 pm. This was typical of the subsequent service I received from Rob and his team. I probably worked with 3 or 4 people in his office and experienced the same responsiveness and professionalism. My transaction was a 1031 rental property exchange, so a bit more complicated than a regular mortgage because it involved a chain of sales and purchases. He coordinated very closely with my realtor and the title company so that all the pieces came together. I especially appreciated his help in deciding whether and when to lock my interest rate. Rates were volatile at the time, and he struck a good balance between letting me make the call and nudging me in a good direction. We aced it! Finally, there was a last minute request from underwriting with less than 24 hours to closing. I was a bit freaked out! Rob brainstormed a solution with me and we were able to resolve it quickly. I short, I would HIGHLY recommend working with Rob and his team on your refinance or new mortgage! read more

Rob and his team was amazing. They walked us through the entire process from start to finish and always followed up to make sure everything was good. We wouldn't be homeowners today without Robert Spinosa. He made us feel like we were his top priority and made himself available to talk whenever we had any questions... including the weekends! Who else would do that?!? He clearly has a love and passion for helping people become homeowners and it showed from our very first conversation. Everybody warned us that buying our first home would be stressful, but not with Rob! A large part of that is due to his amazingly quick response time to any of our needs & how fast he was able to turn everything around. His goal was to make us happy and keep us comfortable and updated. He succeeded. He was such a pleasure to work with & when we are ready to buy again, he will be our go-to man. read more

Rob helped us buy a home in the tough sellers market. He helped us with a 80/10/10 piggy loan while not many lenders sounded confident in structuring that kind of a loan. Right from the starting he sounded very confident with our loan application and was able to get our loan approval and funding done per the promised timeline. There were no surprises and the whole process was very smooth. Rob and his team did a phenomenal job on getting all the paper work for the loan application and were very professional. My boyfriend and I started the search for our first home with another mortgage broker, but we were left with many unanswered questions and concerns. Our realtor suggested we give Rob a call to get his perspective. When we first called Rob, he took the time to advise and inform us knowing that we had another mortgage broker. Rob was professional and friendly, and we really felt taken care of. Months later, we decided to make the switch to Rob and RPM, and we are so happy that we did! Rob and his team are helpful, informative, and very patient. Once we made our offer, they made us feel like their number one priority. Where do I start? My husband and I after waiting for YEARS to purchase a home were finally able to make our dream a reality last August. We had spoken to Rob at RPM and knew that we wanted to work with him. We are self employed and Rob wanted to be sure we had all our ducks in a row when it came to more strict underwriting. He personally reviewed our packet, was proactive in having us prepared for every possible contingency. When we found "THE HOUSE" on a Sunday, I didn't think twice about calling him. Rob acted like it was any other day of the week and sent over a pre-qualification letters within minutes. Then when we began negotiating, he was at the ready with revised letters. Knowing it was our first home and we are nervous wrecks, Rob made a point of calling us with constant updates always keeping us in the loop. Even when there was nothing to report, Rob would call me and say "So far everything is looking good. There isn't anything to report but I just wanted to keep in touch." It was great. I would have been happy if he called me every 8 minutes.I can't imagine waiting hours for my loan officer to call me back. I felt like Rob was always waiting for my call and that we were his only (if not most favorite) clients. When we got the approval, Rob was there making sure we paid the increased deposit out of the correct account. (Who knew this was so important?) Finally, while we were late to the Escrow office for signing loan Docs, Rob was on time and reviewed every single signature page for us. If our signature was on a page, Rob had already read and explained it. He was more familiar with the numbers than our Escrow officer and had caught some mistakes. From start to finish, Rob Spinosa was a class act. He made our hard earned dream come true and we felt supported, prepared and confident through the entire process. Six months later, when the interest rates were even more favorable, Rob reached out and we re-financed. Our payment went down more than $200/month and we didn't lift a finger. Rob did all the heavy lifting. I'm an absolute fan. I'm happy to answer any questions, if for some strange reason you are still undecided after reading this and other glowing reviews. read more

As a first time home buyer in such a competitive and expensive market, the idea of actually purchasing a home seemed daunting and unrealistic. Rob was referred to me by a colleague and I have worked with him on multiple loans, including my own home mortgage refinance. The process was quick and smooth and Rob and his team were very responsive and helpful. I also referred Rob to a friend who was unable to qualify with her personal banks based on their lending guidelines. Rob had no problem finding a solution and helped her to get a great refinance. My husband and I LOVED working with Rob - he is simply the BEST and we cannot recommend him more highly! Right from the beginning, Rob stood out from all the other potential lenders we talked to, because he actually "communicated" with us - covering details and answering questions using language that we can understand, and he always got right to the point and wasted no time on any sales speech. What impressed us the most was Rob's ability to resolve unexpected setbacks in the loan process. After we had everything in place and was just waiting for our tax transcript to come in before funding, we found that IRS screwed up our last year's tax return and was still processing/making corrections, and the transcript would only be ready at least several weeks after the closing date. Worst of all, IRS told us this exactly 11 days before closing, whereas they promised earlier resolutions in 2 earlier calls. Not wanting to risk the uncertainty, Rob immediately found us a new lender who would be able to fund us without the transcript, then reworked the paperworks and got us back to where we were in 2 days. Despite this last minute drama, we were able to closed as scheduled without any delay, and best of all, all the extra work/processes happened behind the scene handled completely by Rob and his team! It's 11 days after closing today, and our last year's tax was still being processed in IRS with no end date in sight. If it wasn't for Rob, this deal would have fallen through. We cannot thank Rob enough for helping us get our first home, and we will enthusiastically recommend his superb service to anyone looking for a wonderful loan experience! It will probably be a long time until we need another loan, but we know that we'll be looking forward to working with him again when the time comes! read more

Thanks Rob for your wonderful support during our loan process! You helped make our dreams come true and were impeccable in the process!

My wife and I wanted to move to a bigger house in Sonoma County from Marin. We had people we'd worked with when we bought our first house in San Rafael, and we wanted to give them our business again. However, ten years can change a lot, and we learned the hard way that, if you aren't dealing with professionals who know their market and do what must be done to make things work immediately, you find yourself sitting on your hands, waiting for people who don't feel the urgency that is required to secure a dream home in the Bay Area. After many frustrating days waiting for our former lender to get back to us (only to hear that she could not help us), our realtor recommended Robert Spinoza. Because of our circumstances, we reached out to Rob at the 11th hour, needing help desperately to make our offer work. Rob and his team were 100% professional, fast, courteous, communicative, and ultimately gave us the mortgage we needed, at terms that came in far better than we had originally hoped. We landed our dream home, and without Rob Spinoza, we would have been in real trouble, and our living situation might be far different from what we were hoping to make happen. In the toughest, most competitive real estate market in the country, you won't find a more solid team than Rob Spinoza and company. You'll be glad you went with him. read more

After speaking with several different loan brokers regarding a cash-out refi. I was referred to Rob, and never needed to make another call after that. What team spinosa stand out (Jamie, his assistant, was also fantastic) was incredibly prompt communication, the ability to take something I didn't understand and break it down, honesty, and also the ability to be creative when handling unique situations. I was particularly appreciative of their ability to help maximize my declarable income as 2/3 of my take home pay is variable, and I have only been in my job for a short period of time. This was an obstacle that at least one other broker was not able to successfully navigate. I would highly recommend them to anyone looking for a conventional loan or refinance. read more

I chose Rob Spinosa based strictly on his Yelp reviews. It's one thing to do that with restaurants, and quite another when you are purchasing expensive property in Marin County. We had a few minor hiccups in our transaction and, before I could fall into full out panic mode, Rob would reach out and calm us. He made us feel comfortable and assured that the deal would get done. Well, we have been in our new house for over a week and I love it. I also know that this would not that have been possible without Rob. Thank you so much Rob!! I will highly recommend you to anyone looking for property! read more
