How can they still collect off delivery notices to evict when we have been gone 2 months. They were not interested in buying my home back as the property manager told me 3 times. So I have given the home away to a man who is now gainfully employed and has two special needs children. She refuses to let him in and refuses lot rent or to sign a lease for him.. I now according to her owe 1800+ on the bill. Thier intent is to get the property from the owner without paying for it.To pad the bill. However upon moving in and buying the place we paid 1500. deposit for the lot rent and 1500 down for the double wide CFD.(which we did pay off last year).I am ready to go to court.

I got no response....so my client moved on (she felt like their lack of response may be indicative to how they would be as property managers). I wonder if the owner of the home knows this is happening....the property looks cute but has been on the market for awhile, maybe that's why!

    Almost rented a property with this company and luckily dodged a bullet. This company has a very…read moreextensive application process, which includes an entire month's rent and a security deposit equal to one month's rent to even CONSIDER approval. In addition, each individual resident is charged a $50 application fee. In total, to apply to a small, $3300/month rental home, the application cost was $6850 with 4 residents and a guarantor, which is insane to begin with. We loved the home, though, so we paid it. The process was confusing and difficult to navigate from the beginning, and constant calls and emails to the property management were necessary. Once 3/4 residents had finally submitted their fees and applications, our entire application was lost and erased by Mars Hill. We had to start over from scratch and redo all of our applications. Mars Hill then requested we send the $6850, but prohibited wire transfer, Venmo, Zelle, and pretty much any reasonable form of payment besides PayPal, which would have charged us nearly $200 in fees to send such a large sum. When I asked them for their account info to attempt to send it via direct deposit, they sent the completely wrong info and had I not confirmed, I would have sent nearly $7000 to a random bank account. Finally, they agreed to let me use Zelle. Upon sending over all of the money, we were informed that we would need to wait 24 hours for approval by the homeowner. Three days passed and I called, growing very impatient as they knew my group was on an extremely tight schedule. The property manager informed me she would need another 24 hours to communicate with the owner because they had received "another application," after I was told my group was the only application being considered. I told her we didn't have time to wait and to please just refund all of the fees and take us out of consideration. She then immediately responded that if my group would pay a "double security deposit," (almost $7000, making the application process total almost $10k), she would be more willing to accept us. She explained that they had rented the unit to young adults in the past who caused "$7,000 in damages and ruined the house."Basically, told me my group was a liability and unable to be trusted to rent responsibly due to our age (not sure this is even legal?) Needless to say, I told her absolutely not and to refund me immediately and take us out of consideration. From beginning to end of the process, Mars Hill wasted WEEKS of my time, led my roommates and I on, and pocketed $250 in application fees for absolutely nothing. Unsure why if they were so hesitant to rent to young adult roommates, they wouldn't include that in the listing or inform us before we wasted so much time and money on their ridiculous application process.

I only have one or two emails exchange with them during annual renewal. I love it that way.

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs
