Riverview Tower is a hidden gem in the Minneapolis high-rise condo market. I've lived here for about a year now and have been very happy; specifically, this is what I like:
- Extremely good soundproofing between units due to concrete construction. I never hear my neighbors, except from the hallway. I don't think newer buildings are built like this anymore.
- Fantastic views; all units have continuous windows which capitalizes on this.
- Well run and financially sound association.
- Friendly and helpful staff.
- Very fast elevators.
- Great access to biking/walking paths along the river. The building is also right next to a recently constructed pedestrian tunnel under the 35W bridge, providing very easy access to downtown.
- Nice amenities, including an indoor pool and workout room.
- The lobby and hallways were recently renovated.
- Easy freeway access, and a very short walk to the West Bank light rail station (Green Line).
Some things to keep in mind: Pets are not allowed in the building (a positive in my opinion and one of the reasons I wanted to live here) so this would not be a good option for dog/cat owners. Although covered parking is readily available, there is a wait list for heated parking. Parking spaces are not deeded and are rented on a monthly basis. Also, although it is possible to rent one's unit, the rules on this are fairly restrictive so the building is by far mostly owner-occupied. Association fees may appear high on a square-footage basis, however all utilities (including electricity, as units are not individually metered) are included. Comcast internet (50 mbps) and cable TV are also included, as the association was able to negotiate a discounted bulk rate for these. I think that the association fees are reasonable considering what's included and the high financial stability of the association.
As far as the people who live here, it's a nice mix of professionals, graduate students, and retirees. Many have been happily living here for decades.
When I was in the buying process I was eager for any information from those living in certain buildings, so hopefully this is helpful. I love living here and would recommend it to anyone who is fine with the "things to keep in mind" listed above. read more
