Welcome to RiverRoach. The entire place is infested with large waterbug roaches that not only roam the entire complex, but also crawl into your apartment. Management will send exterminators that spray some BS poison in your apartment, but the problem is that the roaches don't live in your apartment. These roaches are too big to hide in your apartment and not be seen. They crawl in though pipes,small cracks in the floor, from under the door, and through open windows. A tale of two cities. One Riverton is for the new tenants who get new kitchens, and the best services. The other Riverton is for tenants (usually black) who have been there for over 10 years and (other than those with political connections, or who are with tenant's association) get terrible treatment. Roaches, leaks, failing apartment. The community center must be for others, and the little plots for farmland look like they're for kids who don't even live in the complex. Very few of the Riverton kids, esp black ones, are using the little farm area. The landlord tells tenants not to ride bikes on-premises but allows delivery people. When rape, fights, etc happen, landlord covers up with cops. Water from plant sprayers are damaging the main floor exterior walls. Someone will get a big contract to fix that. Parking: Contractors and some workers allowed to park on premises, but tenants can't park there, and we wait for an hour or more for parking. Government gave Riverton owners parking space that they charge high fees for. My daughters didn't feel safe here. A few thugs bother then and security don't help. Too much water used to spray plants, there's always flooding. Difficult to get phone pickup by office workers. Some good security others are terrible and mean. Very hot apartments, landlords, and court scammed residents and now have to pay electricity (it was part of the original deal govt did but now with MCI, etc the lower-income tenants are being squeezed out). The housing Harlem court and government don't do anything to help. Harlem preachers and politicians are a joke unless you're white, or rich. Do not move to Riverton Square unless you are homeless and desperate for more problems. read more

I've lived here for about three years. I love my neighbors and my apartment is huge. The neighborhood has plenty of places to shop and your a quick walking distance from the 2/3 and 4/5 train, plus the bus lines. I have to say. 1) Riverton was never the projects. It is Stuy Town in Harlem. I'm a bit disgusted to read Mitchell L. review and am postive that he would not call Stuyvesant Town a former project, although both are brick buildings, both have affordable housing lotteries, and most of the people have lived there for 20 years or more and are paying way, way less rent than market value some less than Riverton 20 year old occupants. Here are some former tenants "Samuel R. Pierce Jr., a former secretary of housing and urban development; the jazz pianist Billy Taylor; and former Mayor David N. Dinkins" I'm sure there is more. Yes, most of my neighbors (my floor) have lived here for 20 years or more, I'm the first person to move onto my floor in years. They keep to themselves, I keep to myself, and we mostly interact when they leave me a note that they have signed and are holding my package, I work alot (I have never had one packaged stolen, not once). You will move in here or not, based on what you see or desire. I give it a 3 not because a) can we please get more washer and dryers, if you move here prepare to find a laundry service and b) I'm not fond of Harlem and I miss Brooklyn. Just don't. Its ALWAYS HOT! There's no breeze in the Summer and the heat is forever blasting in the winter. A/C"s year round is a must. So much for saving on ConEd. Summer's are the worst. If you live in front of the playground, get ready to hear loud, obnoxious chindren scream for hours. If you live in front the basketball court, get ready to smell weed and fear for your life. I lived here for 5 years. Through it all I had constant issues with things breaking in my apartment (windows not staying open, dishwasher, fixtures in the bathroom, fixtures in the kitchen) that required almost monthly repair. Most things took multiple visits to repair while others we never truly repaired. "Repaired windows" would still slam shut upon opening. Other issues, neighbors would steal packages. Elevators were constantly broken or being "serviced." Water would constantly either shut off completely at times or there would be no hot water with a either a day of warning or a warning that would sometimes be issued after calling in. Your neighbors will vary depending on the building. So let's clear this up. Riverton used to be the "projects." So some people here have lived their entire lives here and are paying ridiculous low rent compared to what you will pay. Some people never work in this building. And some people are very grumpy about the gentrification occurring in the neighborhood and building. There are also some very friendly people. So it will be hit or miss. Here is the sour note. Upon moving out this place will try to suck every dollar of money out of your security deposit. They will lie, cheat, and steal. Don't even get me started on how they will try to raise your rent exorbent amounts of dollars every year you stay here. I highly recommend you stay away and elsewhere. There are lots of other places in the area like Savoy, Lenox Terrace, etc. Just walk around and go elsewhere. The Riverton does switch and bate they tell you to fill out an application and show a apartment that is not the one you will get

My boyfriend and I have been living in Riverton for 3 year now. At first we thought this place was a dream come true, decent rent, new appliances, nice area, great view...of the Bronx. Everything was great. But year after year, our rent has gone up and the quality of the apartment and maintenance has gone down. There have been times when one of the elevators would not work for weeks on end, Now there is permanent electrical tape on the floors instead of actual repairs. We've had issue with roaches, with our toilet overflowing, the paint on our walls chipping (horribly) and now our fridge has stopped working. Maintenance has know about this for two weeks and have sent five different guys (three from Riverton and two from a third party vendor) to look at our fridge. The last two guys to look at the fridge said we needed more freon but that it wasn't a guaranteed solution. Sure enough, two days after the freon was replaced the fridge stopped working again. I'm 9 months pregnant as of writing this review and I had to go down to the maintenance office in-person to get them to act quickly on replacing our fridge. The woman at the desk, Starre Moss, said that they didn't know what they have available and that they don't keep new refrigerators on stock. Finally, when she heard back from her staff, she said that someone would be coming up to replace our fridge...with another old fridge. When I asked about getting a new fridge she said that if we wanted a new fridge we would have to pay for it. I said it's not our responsibility. She said that it wasn't Riverton's responsibility that we have a new fridge, but that we have a working fridge. I find it highly irresponsible and quite incompetent for the "head of maintenance" (who she claimed to be but I know otherwise) to not know what they have in stock and to not have new appliances ready and available to replace broken ones. They get a new check from us each month but we're to settle with hand-me-downs? Needless to say, we are looking for a new place and will be leaving Riverton once our lease is up. Update: They've replaced our fridge with a smaller, older, dirty fridge! They say that they are gong to see if they can fix the steel one that they took form our apartment but it is clear that they are trying to do everything they can in order to NOT get us a new fridge, but we are not backing down. read more

******Update 2016****** Seems that the bed bug epidemic has continued in the building. Items are not properly thrown away, just left in the hallway in the basement. Makes me wonder if someone is evicted, or died at home. Someone has been stealing my packages. They have the nerve to take my boxes and return them to my door empty. The security in his complex is a joke. The gate always seems to be left opened, and is broken. Security can't do much besides contact the police. There has been someone peeing in the stairwell for months. They have even left their crack pipe in the stairwell. I've been in the building for 5 years and just don't feel safe anymore. The only positive are the great long term residents in the building, the Porter Richie and the super Kenny. Everything else is a joke. *****2014 update**** I've been living in Riverton for about 4 years. Some other reviews complained about the area. I never heard gunshots but I have seen some crazy crime aftermaths outside the building. My first summer out here was a bloody one, a shooting in this area every week. One time I got outside the building and across the street at the projects the whole block was taped off with police everywhere. Around that time my roommate witnessed 20 kids fighting each other in the street! Last crazy thing was seeing ballistic markers a block away on 135th and Lenox after a kid got shot! Fast forward four years later, it's pretty Huxtable now. Just walk up and down Lenox and you have coffee shops, restaurants, cafés, better grocery stores. You hardly ever need to leave the neighborhood. My experienced with management is mixed. The last management was quicker with request. But my super Kenny fixes things for us when needed pretty quick if he can. Great to have him as a super! But the management is lousy. I have had bed bugs. It wasn't bad, really new situation the management discovered. Probably had one or two bugs in my apt for less than a week according to the exterminator. I recommend keeping an apartment minimal, not being a hoarder and you can spot pest issues quickly, if you have one. I hate how high the heat is in the building. You need a humidifier if you live here. I was told by management they keep it hot for the old people that don't move around much. So expect to rock shorts and tanks when home in the winter, and run a fan. The past 8 months I have seen a lot more white young faces and other non black groups. When I moved in, there hardly were Anyone under the age of 40. It will be interesting to see how this building changes if I'm around in a few years. Most of my neighbors have been living in the building for years, and some of them have rental property in the area. The neighbors are great. Probably the best thing about this place are the people. I'll have much more to add once my husband and I move out at the end of our lease in April, but I will say that you cannot get ANYONE who works for Riverton Square to return your calls. I've called about maintenance issues (a huge hole beside my oven range where mice and other critters were certainly getting in), nuisance complaints (tenants around my unit continually smoking pot) and many many complaints about extra charges on my rent invoice (which happens at least once every couple months). The women I've talked to in the management office are RUDE and one of them hung up on me today in mid-sentence. The only time I've ever been able to get someone to return my calls was when they were harassing us about renewing our lease last year. In that case, the woman in the leasing office called twice in a 24 hour period, NO JOKE, while I was physically IN the hospital delivering a baby. If only they could be so proactive when it doesn't directly benefit them. read more

I moved into Riverton November 2015. I'm a woman in my 40s, living alone in a newly-renovated apartment. Courtyard - New, well-maintained w/trees, flowers, benches, basketball court, kids' play area and seniors' center. Security - There is security but not much after midnight. Not sure if it's 24/7 but I've come home at 2 am and seen the guards. They do walk the complex and buildings. Intercom - We have intercoms but they consistently do NOT work. It's very frustrating and inconvenient to have to go downstairs to let people in. Security Gates - When I first moved in, I would come home to find the security gate closest to my building unlocked. This is still occurs occasionally. The gates give people a false sense of security. It's unrealistic to expect to keep out all the "bad" and be 100% secure. Apartment - It gets very hot during the winter w/out a thermostat to regulate the heat. I read about the issue online and was told about it during move-in but I should have been told during the initial viewing. Now that I've been here a year, I can see the cheap workmanship. Multiple, long cracks appearing in the walls, laminate cabinets peeling, etc. Pests - I haven't seen any pests. I've received 2-3 notices regarding bedbugs. They send people w/a dog to do a bedbug search. So far, I've been bedbug-free. Outside Noise - It can get noisy. Depending upon where your apartment is located/facing, there's the courtyard, Metro North, FDR Drive, Madison Avenue Bridge and ambulances going to nearly Harlem Hospital to contend with. If you paid attention, did some online research or walked the neighborhood before moving in, none of this should be a surprise. Lobby/Hallways - Clean and quiet. I never smelled any weed on my floor but I do smell it upon entering my building some nights. I can hear conversations, tv, music, etc when waiting for the elevator or getting off the elevator but once I'm inside my apartment, it's silent. Rent - Harlem gentrification is real so rent is on the higher end. One commenter said, "The rent is justified by a "remodeled apartment" excuse, but you are not informed of a breakdown of the remodeling fees..." This was not true for me, a breakdown was provided in my lease. Other commenter, "Also they charge a lot of money depending on the person." Not true. Depending upon the rent, you have to earn a minimum annual salary to qualify: 40x the monthly rent, which is pretty standard in NYC. Theft - There has been theft of parcels delivered from Amazon, etc. The issue is UPS and Fedex don't always require signatures and, therefore, they can leave packages at your front door. I've lived in other apartments and always had to sign for packages. I don't know why this is not the case at Riverton. Some residents have signs taped to their doors requesting packages be left, UNattended, in front of their door. Two of these residents live in the lobby. I've learned that 90% of the time, it works out fine. But there's that 10% when things go awry. Management has sent letters informing us about thefts, asking us to insist on package signatures and warning us that Riverton is not responsible for unattended packages. So if you do it, it's at your own risk. Elevators - Buildings are getting new elevators. One of the elevators in my building was replaced this past fall. It's faster but not larger. During the installation, we only had one elevator available. After about two months, the elevator got stuck on a Saturday morning. It was fixed by the afternoon. Laundry Rooms - Located in the basement of every other building. Prices are reasonable. The room is bright, spacious, clean and I always get a machine(s). Maintenance - I haven't called maintenance for anything yet. In the basement, where the recycling bins and secondary entrance are located, some residents use the bins to toss household garbage (the floor incinerators are very small, but still). The area can overflow quickly and become unsightly. Undesirables - I lived for decades in NYC housing projects, I've seen crackheads and drug dealers before. I've yet to see this in/near Riverton. There is a project across the street but the idea that Riverton is just an over-priced project is ridiculous. Go live in a housing project and then get back to me. I'm paying a premium rate for a place that's not premium. Constant noise. Make sure you open the windows during your viewing. Mine were closed, and I wasn't aware of how crazy loud the surrounding area was--especially if you face the highway. Pros: -while expensive, the rate is lowest (not by much) for a brand new apt. In surrounding area Cons: -ALOT OF BUG PROBLEMS. sooo many bugs, mind you my apt is brand spanking new. -Why are there so many bugs? -My laundry was stolen from the basement laundromat. -the Super just tells you to run your problems by the office--guy is daft -a lot of noise, and construction at random times at night. We have lived in Riverton for few years, moving here from the West Side, for the catchy price, larger space and a laundry machine in the apartment. The first year we moved in we had an insane mice problem, I'm talking about 3-4 mice a night on one sticky trap. After few days of yelling and fighting, we got the management to rip out the cabinets in the kitchen to discover that there were open holes everywhere, and that's where they were coming from. We finally got the problem taken cared of, and not more mice!. We never experienced roaches, but OHH BOY!!! there are MaNY BED BUGS in the Riverton Community. NOt just us, but many neighbors have them, we even had to pack up our stuff twice last year alone within few months apart to treat our place. Luckily, Riverton paid and took care of the treatments, but because they only do an apartment at a time and not the whole building, the bugs run from one apartment to another. SO BE WEAR!!!! Few months ago we got a rent increase since our lease was up, and living in an open market apartment meant that they could raise the rent up to anything they like. So they raised it $250, that was a huge and unexpected increase, especially since, the neighborhoods only best thing is having great subway lines. We live next to loud Harlem Hospital, there are gangs everywhere, and the summers are so loud, because of the obnoxious people in the area. Riverton although a gates community, always has outsiders sit and hangout on the property drinking and do drugs, and the security doesn't do anything about it. Since we have been there there have been cases of Pitt Bulls biting few tenants, and there are few people in the building who breed them. We have now moved, and wished that we have not seen the ad for this property few years back. Because it was nothing more than a big headache. Lease Letter would usually come in 3 weeks before you have to give them an answer whether you want to stay or not, never giving the residents enough time to look at other options. Although we were very happy with the cleaning staff and maintenance responses, the management in all is not that great. Also in 3 years living there I had my car braking into 4 times. So all in all, don't judge the place by it cover, Riverton has many flaws, and many nasty Bed Bugs, which you do not want to have in you bed. GOOD LUCK!!!!! read more

There are gunshots throughout the month at night, very scary, along with occasional rats and bugs (roaches, usually) in the apartment when it's not winter, but I did see a huge roach last week even when it was cold! I moved here from Savoy but that was a mistake, after my lease, I'll try Jersey. The staff is friendly and nice, but that's not enough for my health and safety. read more

It's hard to breakdown the review. The management and leasing team led by Ms. Mary Allison is top notch (especially when compared with her peers at nearby high rises (Lenox Terrace and Savoy). I was able to move in within 3 days. She really helped me. While great value for the money, one must be conscious that the ambulance dispatch is across the street. You want to make sure you get a bright unit. The apartments weren't my favorite, but for a stress free move and competent management, I give the Riverton the nudge. read more

I have lived in The Riverton Square Apartments for six years and I absoutely love it. It is convenient to all places, the train station is 2 blocks away. The grounds are always well kept and they just improved the laundry room and the security has been stepped up to make me and my family feel very safe. I also like the diversity of the tenents; we have a good number of families as well as single people from different ethic and racial backgrounds. Family members of mine have lived here, pretty much since I was a baby, so I've been here numerous times every single year of my life. I mean, I was pretty much even raised here by my Grandpa when I was younger and have stayed over with my Aunt here a lot. I've never really been all that impressed and tonight on my way here, groups of people were laughing at the Christmas tree, saying it was like the one from Charlie Brown. I didn't even think of the tree but my Aunt was so pissed because apparently the Riverton used to have amazing trees. But I digress; I've just never really seen anything that impressive. I remember the elevators getting really beat up until the point where there was a hole through the floor. When they finally came to fix it, the really just encased it a bit on the inside, I always assumed to just hide what they were looking like. It made the elevators about 1/3 the size of what they used to be. Entering through the basement was always really lackluster, with lits of trash as you came through and looked dirty. Until fairly recently, the gates were pretty much just there for show because they wouldn't even lock, after running down. But at the end of the day, at least there's running water and apartments and stuff, I guess. read more

Some good some bad the only thing I haven't seen covered is the risk of parking your car in the area. They break into vehicles a lot here so you have to watch where you park and keep an eye on it during the night. My first year here my car was broke into twice so far nothing this year. There's a large amount of crackheads in the area that on one occasion I had to chase away from my car when they were drinking on it and getting high. The apartments are pretty nice and the maintenance staff is kinda of a joke. You'll have a better chance fixing any issues yourself. But otherwise no major complaints read more

As an employee at a near by hospital I thought this would be an ideal location. However as noted on other reviews this place is very far from an ideal apartment.There is a persistent roach, rat and bedbug infestation in the complex. The basement is disgusting, I have seen roaches used as bait on rat traps (i'm not kidding). Neighbors smoke pot constantly and frequently smells even in the elevators. The noise is intolerable, closing the window helps but it's so hot inside that there's no choice than leaving it open. I moved out 2 months ago and I'm still waiting for them to give back the security deposit. I have called several times and nobody responsible is able to take my call, only response I got that it takes 90 days!! . Overall this is too expensive for what the area has to offer. There is security outside, however beyond that it is a dangerous place. I have seen blood stain trails from the corner of riverton all the way to Harlem Hospital. Shootings are not rare, and fatalities are not uncommon. This is just an upgraded project. Apartment may look nice, but just in appearance. Beware and please stay away from this place. Update: 8-16 still trying to contact person in charge of deposit, no luck still, now they tell me that person is on vacation...Probably will have better luck going to small claims... read more

Overall, Riverton is a comfortable place to settle. The outdoor ambience is top notch, the laundry rooms are clean, and the apartments are modern and up to date. However, there are some cons. There is a major bed bug epidemic. NY is notorious for bed bugs, however had former management treated this problem aggressively the problem would not be so aggravated. To Riverton's benefit- current management will treat your apartment free of charge if you do have a bed bug issue. The greatest issue is the rent. The rent is wildly high. The rent is justified by a "remodeled apartment" excuse, but you are not informed of a breakdown of the remodeling fees, thus more than likely you're being overcharged for rent. You can check if you're being overcharged by contacting the city's department of housing in the Adam Clayton Building on 125th Street. Other details such as a non working elevator, defunctional entry system, dog poop on the back sidewalk, limited parking, and the fact that you are across the projects and you'll encounter sketchy people at times is frustrating. It's 14 degrees in Feb 2016 in Harlem and there is no heat coming out of any vent in our apartment. We pay over $2K and I've called management 2 times to get this fixed and nothing so far. They turned the heat down so low in the building that they froze and broke a pipe in the laundry room, thus we have no working laundry in our building for days now. My suggestion - live anywhere else, no joke - between management and maintenance you are paying to get raped. Also, some buildings do have bugs (we killed a roach since moving in three months ago, so the rumors about bed bugs (which my friend experienced in Bldg 2190) and roaches (Bldg 2265) are definitely true. #hotassmess. #liveanywhereelse read more

We've been living in this complex for 9 years. I can assure that it is the WORST place you can have in New York. Unprofessional crew, arrogant, lasy...If something goes wrong in your apartment you will alone to deal with it. I can' count how many times I went there to have something done. They will talk you down or look at you like you are a piece of garbage. If it was only me I would leave this place tomorrow. read more

I've lived in Riverton almost a year. I received my renewal lease in the mail recently and decided not to re-sign. I've read the other reviews on here and can say I've had no problems with bed bugs or crime of any kind. Never heard gun shots. I have seen a roach every now and then in the kitchen even though I keep a very clean house. Generally, the common areas of the building are clean but some of the tenants throw garbage around. Twice that I can remember someone threw up in the elevator, probably after drinking too much. It was cleaned up the next day; just the kinds of things you're susceptible to living in a building of this size. I've never had a problem with building management, but then I've never needed to call them for anything. I moved into a renovated apartment which is very nice. My biggest complaints / reasons for leaving: - As expected, they're raising my rent 4% for the same apartment. If I was happier here, I might consider that. - Parking is terrible in the neighborhood so I got rid of my car, which I miss dearly. - The neighborhood is blah - no stores and hardly a restaurant worth going to within walking distance. You'll need to travel on transit or have a long walk to get to anything really. - Projects across the street. Not dangerous but definitely ghetto. - As others have pointed out, excessive amounts of heat in the colder months. It's 30 degrees out now with a colder windchill and I have my windows wide open, sitting in shorts, and I'm sweating. Such a waste of energy. - Something I didn't pay much attention to when I first saw the apt, my windows face East towards the Bronx. Decent view but constant, 24 hour noise from the traffic on the Harlem River Drive and the Metro North trains going to/from Grand Central. They cross between the Bronx and Manhattan here. It's never quiet. - As others pointed out, the front door of the apartment does not block much noise or odors, so if someone else is cooking or smoking (cigarettes or pot), you're going to smell it like they're doing it in your apartment. Some positives: The apartment I rented was totally renovated and they did a nice job. Also, the management rakes up all of the leaves in the fall and plants new flowers in the spring. Birds and squirrels are common on the grounds. All in all not a bad place but do your research on the neighborhood to make sure it's right for you. And open the windows when viewing the apartment to judge noise. I know it's Manhattan but I miss a quiet night sleep. read more

I grew up here years ago. Things have diffinitly changed. I moved back five months ago I experienced the most unprofessional management staff. I had several concerns. The improper disposal of bed bug mattresses, the mice infestation, dirty Lobbies, and unhealthy living conditions. I would never recommend anyone to live here. This is a upscale PJs. Not to mention we are across from the PJs in which we are paying triple the amount in rent. If your looking for a problem move to Rivertin Square you will receive all of the above. read more

I was just browsing around the internet and then I got caught up with these reviews on Riverton Square. I must say that I am a current tenant, a new tenant and I have been there for about a year. I do not agree with any of the reviews about Riverton Square Apartments, I quite like it a lot and to be honest the only issue is the sound of the cars from the highway but that is New York. The people posting the negative reviews seem bitter or mad. Before we signed the lease they discussed any past bed bug issue, they stated if the buildings had any and how it was handled. the property is very clean and nice and it stays that way because they have rules which is a great thing. Never heard of any dog incident. Never heard of any gun incident. Never had a car incident. Never seen strangers simply hanging around on the benches and doing drugs, what I do see are a few tenants enjoying the weather and chatting among themselves. I think it is wrong to say negative things about anything or anyone if they are not based on facts. It is in Harlem and Harlem offers a very diverse group of people and I love it. My advice, if you are looking for an apartment and have thought about Riverton Square take some time and visit the place, take a tour and make your own decision. I have no complaints. I've had a great experience from the first inquiry for a rental through my move into Riverton Square. Everyone working there has been informed, efficient, and kind. While it's not a new construction, the buildings are maintained and the landscaping on the property is really appealing. I feel very lucky to be calling Riverton Square home. read more
