Definitely the worst apartment complex I've ever lived in. There's a cockroach situation they haven't been able to fix for 3 months. They take 1-2 weeks sometimes to respond to maintenance orders. Because of the snow storm, the water was shut off for 2 weeks. When I moved in, the apartment itself was dirty. The dishwasher doesn't wash dishes well. There's still food particles on the dishes after I run the dish washer. The washer and dryer are both old and small. The carpet has old stains in it. read more

I lived here for a couple years and honestly the only good thing was the price and the friendly staff. But they have you pay your bills using an app which they keep their hands clean by not being able to assist if there are any problems. My first payment was late due to the wording selection in the app I chose and I had to pay a late fee. They don't do refunds. When I moved out I asked if there was anything else that I needed to do after signing out and handing over the keys. "No, you're all set" I check my bank statement and I'm still being charged for renters insurance, and of course it has nothing to do with the apartments themselves. I had to contact the renter insurance policyholders to cancel the recurring automatic payments. Again no reimbursement. There is frequent pest control but it does nothing. I used tape to cover the outlet holes and my own sticky traps which helped minimly. I would not recommend this place. read more

Finally getting around to writing this review, full disclosure it has been about two years since I lived here however I'm sure not much has changed since it is a rather older community. It was a quick fix and at first glance it didn't seem to bad. The homes in the front are townhome style so that's why we opted for this place. Big mistake. On the 2nd/3rd day of moving in it felt like we had a full flea infestation in the unit. My legs were eaten up and it was terrible. Then the rest of the time spent there after we got rid of the fleas was spent fighting off the cockroach infestation. I still have nightmares. Visitor parking is all the way in the back of the community. It's pretty inconvenient if you have guest or come home late (expect to walk far) and it's pretty sketch at night. There are cheap, but believe me you get what you pay for, my apartment came with a little friend that I had to kill , and when you leave the manager will come up with extra charges, I guess she gets a commission out of it, don't recommend it at all but if you have to rent there expect the worst, I wouldn't give it a star either read more

When it comes to the professionalism and attentiveness of the of the manager she pushes most of the load on the sweet kind leasing agents. When speaking with her about a letter I received from my psychiatrist for my emotional support animal she kept saying I needed more info dispite it pin pointing the three objectives she requested I'm already dealing with anxiety and stress having to bring it up to her and discuss it and she insists the form isn't satisfactory. When requesting corporate emails and or ways of contact she declines she is the head manager at Riverstone and states she has lawyers she's not worried, she has no patience in the matter and is rather disrespectful and unkind in her demeanor when discussing the matter please please please help me. This is just not okay I will also be reaching out to the HUD.Gov and put in some reviews this is absolutely horrible the worst encounter I have ever had at any apartment I just can't fathom. read more

Irene is cool Vanessa and davina are rude and think they own the place. They charge you $70 a month for water and have multiple leaks around complex that they won't fix. German roaches in all buildings even seen them paint over water damaged Sheetrock. If you want cheap go for it but it won't be cheap when you move out they charge you for every little thing. read more

Save your time and just don't. It's as cheap as it is good here. I would have stayed at my parents house than go back to this place.

In the year that we have lived here, a couple in the office staff have proved themselves to us to be incompetent and unable or unwilling to follow the simplest of instructions. We highly do not recommend renting here. our first real bad experience was the leasing office giving a key to our apartment to a roofing subcontractor. he had no reason to enter the apartment but came in without knocking and interrupted my wife who just got out ot the shower. had it not been for our dog, he would have had free and total access to our apartment with my wife alone and compromised. when i called to complain i was told 6 or more times, when i sign a notice to repair, i automatically allow apartment staff and subcontractors unrestricted access to our apartment. i then gave specific instructions that no one is to enter our apartment without our prior knowledge and without our escorting. a couple months later one of the rental associates attempted to enter our apartment without notice and unescorted. obviously they do not respect the privacy of their tenants. the second severe bad experience is they impounded two of our guests cars on two separate nights. our guest did park in the tenant area and that is understandable except staff have guest park overnight in the same area and this policy previously had not been enforced. the impound charge is 266 dollars. they have stickers that warn of violations and the intent to impound for repeat violations but apparently they have no compassion for people, their policy had changed to impound without warning. i was under the impression we had been singled out until my wife overheard of another tenant that suffered the same demise. management here is simply uncaring for the welfare of their tenants or guests. finally, apparently maintenance does not work holidays and weekends, so if there is a problem, you will have to wait. a simple toilet fix took over a week to get repaired. this is a change from when we first moved in. they had a great maintenance staff, but over the last 6 months or so they have had personnel changes and it has been for the worse. i did notice that the maintenance guys did do their best to complete their workload but they were having a hard time filling at least one of their positions. what is so typical is they under pay their employees and have a hard time keeping the good ones... corporate greed sucks. as far as the office goes... well, you be the judge. i know if i cant trust someone who has access to my home then all bets are off. we moved as soon as practical. we did not get any of our deposit back and they charged us several hundred dollars for what they called damage. the apts are definitely old, warn and dirty when you rent them. i did not agree but i had had enough of their lack of professionalism and would have paid twice as much just to get their bs out of my life. the good was we had great neighbors all the time. apparently they do a pretty good job of screening. also the grounds were kept very clean and the trash never built up. we only had two bills, as i recall. rent and water. sewer, trash and pest control were included. the bad news is there are section 8 apartments nearby and there were theft from cars occasionally and there was a robbery gone bad where a pregnant female ran from a would be robber and the young armed teenaged black male shot her in the back. thankfully her and her child recovered. as far as we know it remains unsolved. other bad news is guest parking is in the very back and given the rate of crime, you dont want your female guests doing the thousand yard walk by themselves... hell, even male guests are at risk when it comes to armed robbery for your pocket change. realistically though, that is the case everywhere in the city. read more

Office staff could careless about the residents, it's all a numbers game...rent is all they care about. Took well over a week of constant phone calls they finally called someone from a different property to come fix it. Parking is terrible and not enforced. Personal security is a most so many shady people walking get around. Plenty of free stray cats as pets -_- Old dated appliances. Office staff is a joke called me 3 times before noon to ask if I could pay rent (only 4 days late) which I paid and my wife started getting calls. read more

My stay at Riverstone has gone from splendid to abysmal. I moved here in December of 2015 and have rarely had an issue 'till now. Maintenance is generally quick to respond due to their online request function. The office staff is relatable and helpful in most instances. However, as you might have expected, the area in which the property is located isn't necessarily the best, as it is riddled with crime and theft. Today I woke up to my car and the car next to mine on bricks, all four tires and wheels stolen from each. Now I do understand that things like this happen and I don't think that the complex is completely at fault. However, I do not think that the employees in the leasing office should advertise that the apartment has on site security patrol. If that were the case I don't believe my car would be on bricks and I would be out $1500+. If you're willing to risk personal property theft in lieu of cheaper rent, go ahead and lease here. Otherwise, I'd suggest finding somewhere else to live. I certainly won't be renewing my lease. read more

I gad to laugh at some of these reviews-- Bad reviews are given and the person is late with the rent and thinks its awful that the office calls them asking about their payment---SAY WHAT!!! If I was the office I wouldn't make the calls just evict the bums!!! Earth to tenant---PAY YOUR RENT!!! Another has their guests park in tenant parking so a rent paying resident gets home from work like me and because his buddies have taken up 2-3 parking places there is no room for me a rent paying resident to park --- and when the rules are enforced he actually has THE NERVE to complain about his buddy's cars being towed---poor baby!!!! Your taking up parking spaces that belong to rent paying residents!!! Maintenance might not be on duty on the weekends---but if the matter is urgent they will come in on a weekend to fix the problem (I had that situation happen with my A/C not working, also a toilet not working....and they came in on a Saturday and a Sunday and fixed it promptly!! As far as Bob's wife with the shower incident....you always get an email confirmation on any work orders, in addition, before they enter the apartment ---the maintenance crew or contractor's the complex has hired always bang on the door and say "MAINTENANCE". What time did your wife take her shower??????? If she knew there was a work order, why didnt she plan her shower BEFORE 8:30 AM when the complex employees started working---that's what I did when I had a work order in progress....So because your wife didn't use any common sense---she should accept RESPONSIBILITY for that incident! I have lived here for a while have had no problems---the neighbors are quiet and seem to career professionals or mature college tudents....No party animals allowed!!!. Maintenance orders are usually done the same day, the grounds are well kept, grass watered.......The apartments are not fancy, many of the units have been updated, the office staff is helpful, and the price is affordable..... I have never noticed unscrupulous characters roaming around the Riverstone complex....perhaps the previous reviewer noticed this before a fence was put up around Riverstone, The only thing I would suggest is that they paint the trim on some of the balconies.... read more

Honestly, I couldn't be happier about ending my lease. Most of my experience has been because of the former awful office staff, but I will take my hat off to maintenance. First off, I will begin that when I signed my lease, my boyfriend and I were told that if we wanted to break our lease we would just have to pay the next month's rent in advance (as in one month's rent). Then when we found ourselves in a place where we had to break the lease the office staff told us that we had to pay the remaining amount of our lease, pay reletting fees, and would be sent to the collection agency. Additionally, the management finds that the issue of dog droppings is a way bigger issue to be addressed rather than neighbors who smoke so much pot, that your apartment will smell like a hot-box. And let's not forget the neighbor who has had the police called on him multiple times because his music is so loud, that the walls vibrate. But wait! There's more! Recently I found a ski mask in the back of the apartments, by the volleyball court. Yes, a ski mask. Keep in mind, this was all going on during the series of rapes happening in the medical center, and it was never addressed by management. By the way every summer, cars end up on bricks. And last week, a car got stolen. So much for the night "security" patrol. Last, but not least, we should not forget the recent fire at this complex. Not just any fire, a massive blaze that misplaced families at this complex. It was so horrible, you can still see blood on the surrounding side walks. I would like to point out that there are two entrances, and one of them has been chained off since I've been here. Only after the fire did they temporarily open it. It's closed again. It seems that management learned nothing from this fire hazard the first time. The night of the fire, many tenants were not allowed on the property and had to find somewhere to stay for the night because SAPD blocked off the only entrance. And maybe, just maybe, if the other entrance had been open (like ENTRANCES are supposed to be) people would not only have been allowed to go home, but maybe that building wouldn't have burned as long as it had. Minor details. And this has yet to be addressed, once again, by management. The attitude of the office staff has been that of a nonchalant one. One of my neighbors asked about it directly and was replied with "we heard something about it. But we didn't have time to look at it." A whole building caught fire, and you don't have time to look at the damage that this long-over due, complex caused (perhaps because this place is needs some serious updating and inspecting especially on the interior). Don't be fooled. I promise that the tour of the apartment they give is nothing to what it looks like on the inside, especially with the amenities. Do yourself a favor and look elsewhere. Anywhere, but the entire street of Cinnamon Creek Drive. As much as I've dogged this place, the only thing making it do-able is the awesome maintenance. They get any request done ASAP and they do a great job. They will be the only thing sad about leaving behind. read more
