I had purchased a home that I thought was a flipper and thought the remodel "solved" all my issues prior to rental. There were more issues than I had anticipated! Frank did a walkthrough of the home while I was on the phone with him and was able to point out things that needed to be worked on and took pictures for you to see. I have a property manager and they have a "crew" that makes repairs. However, when you are charged for every drive out regardless of repair or not, it can become expensive. The markups from the property managers also add up. I am by no means rich but a middle class American trying to make ends meet. Frank is the same way. Faith, family and country. With that said... Frank is reasonable and won't gouge you when buying parts. His labor per hour is on par with what I would have been charged by my property manager. Since rates are an area that ebbs and flows with gas prices and the economy, I will refrain from posting his hourly fee. What I can tell you is it's under $100 an hour. If you're like me, who used to own your own property and did all the property maintenance and up keep, and ended up selling and reinvesting in another state like Texas, then hiring Frank will give you a peace of mind knowing he will get the job done professionally, aesthetically and affordably. Actually, I live in Sherman not Tom Bean, about 15 minutes away, based on the location that was given for his business. And, I already had the necessary materials. If only he had actually made some inquiries about the job and my specific location before quoting me such an absurd amount.
