    Exceptional Property Management - The Best in Jacksonville, NC!…read more I cannot say enough great things about Sue Cruddas Property Management! From the moment I started renting with them, they were incredibly attentive, fast-acting, and always had my best interests in mind. Any service request or maintenance issue--no matter how small--was handled within 24 hours or less, even after hours or late at night. Not only did they ensure issues were resolved quickly, but they also replaced parts at no cost to me, with absolutely no insinuation that I might be charged--something I've unfortunately experienced with other property management companies in Jacksonville. One of the things I truly appreciated was their professionalism and clear communication. Every home inspection or maintenance visit was preceded by proper notice, giving me ample time to prepare. When it was time to move out, they even provided a clear timeline to ensure I wouldn't be unfairly charged for an extra month's rent--an incredibly rare courtesy in this industry! Now, dealing with a different property management company, I realize just how exceptional Sue Cruddas truly is. I'm currently facing threats over unresolved issues, multiple broken appliances that have yet to be fixed, and a complete lack of urgency from my current management--something I never experienced with Sue Cruddas. If you're looking to rent a property in Jacksonville, NC, or Onslow County, do yourself a favor and go with Sue Cruddas Property Management. They are hands down the best in the area, and I will definitely be returning to them in the future. HOMEOWNERS LOOKING FOR PROPERTY MANAGEMENT BEWARE ADA due to blatant negligence regarding the urine stained and smelling carpets I hope you know I intend on reporting yall to the better business bureau (BBB) as well as finding EVERY social media and review site and giving a poor review. I will also inform base legal to black list yall for military renters. I was informed that you dont change carpets "in between Tennant's " I moved yesturday . NOTHING is in those rooms. this is UNACCEPTABLE. I paid a LOT of money including a non refundable pet fee which obviously was not used from the prior tenant and I have proof and pics of ALL the damage.

    First I would like to start by saying that the 1 star review by Karina Sutherland is an absolute…read morelie. My husband and I were the purchasers of the home they are referring to and I'd like to be the first to set the record straight. Mrs. Sutherland is only writing a poor review because she tried to scam us into buying a home that had about $2500 worth of purposely withheld damages(by her and her husband Mr. Sutherland). My husband and I purchased the home from California site unseen. We were moving on military orders and fell in love with the house and even though his orders weren't for a couple more months we knew we absolutely just had to have it. I know for a fact that Alyson had them sign a dual agent disclosure because we all signed the same paper electronically. The Sutherlands had multiple opportunities to come clean and be honest about the damages to the home which included a tremendous amount of water damage to the hardwood floor, cracked tile in the laundry room, and a kitchen cabinet that was also extremely damaged from the same water that destroyed the floor. Instead of being honest they did their very best to illegally hide damages. It wasn't until after selling our home in California, driving 38 hours cross-country, and making it to our first and final walk through that we discovered the damages to the home and only by luck. The Sutherlands had strategically place a large rug over the damaged floor which also masked the cabinet damage, and we only noticed it as we were walking out the door to sign the papers for the home. Obviously once we noticed the damaged we refused to go through with the purchase unless it was agreed upon that it be fixed. The Sutherlands would only pay for half the damages and got extremely angry with Alyson for not being along side them and allowing us to be conned. Eventually Alyson took it upon her self to pay for the rest of the damages so that we didn't have to yet again stay another night in a hotel with our infant, toddler, and German Sheperd. After the documents were signed the Sutherlands immediately put a stop on the check they wrote us to pay for half the damages. It wasn't until they were threatened with a lawsuit that they finally coughed up the funds. These people really went as far as to try and slander this poor woman because they didn't get away with screwing us over. If it weren't for Alyson who worked extremely hard to make sure our home was repaired (even after she was paid and technically didn't have to help us with anything) we would be living in a nightmare right now. Now that that has been put into proper perspective i would like to give an actual honest review of Alyson. If you look at the rest of the reviews on her page you will see that she is worthy of your business because this woman was seriously a God send to us! So i'm going to start from the beginning. We contacted Alyson in regards to a home we were considering purchasing in North Carolina while living in California. She was an absolute pleasure to work with! Knowing that we were going to be purchasing the home site unseen she did everything in her power to make the process seamless and stress free. She even went as far as Face-timing us so that we could do a virtual walk through of the home. Alyson was a very honest, helpful, diligent, and professional agent. We couldn't have found someone better to represent us. Just three short weeks later we found ourselves moving into our dream home and we couldn't have been happier with how smooth everything went regardless of the multiple timelines, 3 hour time zone difference, 25 day escrow, and contingent deal we were working with. As we were purchasing our new home in North Carolina we were also simultaneously selling our home in California. Alyson went above and beyond to keep the timelines flowing and aligned. I would recommend her services a million times and implore everyone looking for an honest and hardworking agent to contact Alyson and you will not be disappointed!

    Buyers/Sellers Beware:…read more We contacted Alyson Price to represent us in selling our home. After one month on the market she convinced us to lower asking price saying "the mortgage companies have lending caps". We lowered the asking price by $5000, now that doesn't seem like much but in the end it cost us a lot more. Keep in mind that before we listed the home we discussed the commission rate to 5.5% with the .5% being an incentive for the buyers agent. If she was going to be representing both sides (dual agent) we were going to 5%. Shortly after reducing the listing price, Alyson said there was a buyer from California who wanted to purchase but never mentioned she was representing them. She slowly started to negotiate all sorts of things that benefited the buyers. I kept telling my husband "it seems like she's working harder for them than us" and my husband kept trying to tell me "no, it's to get the house sold seeing as there is a selling agent commission involved". We put our TRUST in her as first time home sellers and she failed us miserably!! From the time she told us about the buyers from California, she was working as a dual agent and NEVER once said anything to us about representing both sides. We even signed paperwork through DocuSign and never saw the last page where is says she is a dual agent. It's not a page that requires our signature apparently and I'm sure it was added after because we read everything. We've bought multiple homes and it's frustrating to have this happened to us. I'm positive now she knew the buyers would qualify for the reduced price of the listing but not the original listing amount, hence the "lending caps". Only after we closed on the home did we realize that she had been acting as a dual agent! For us that's a conflict of interest. Dual-agency for us jeopardize our rights as a seller and can't see this going well because at the end she ended up favoring the other party over us. If she would have told us upfront she was representing they buyer as well, we would have either walked away or renegotiated a few things like the closing costs we paid for buyer, etc. Alyson was unethical and only cared about her personal financial gain and even made us pay all the closing cost instead of protecting us and helping us with the transaction! She was always conveniently away when time to sign papers and even at closing we signed three papers. Of course we asked where the rest of the paperwork was specifically one with numbers on it showing what all is being calculated. They said that was it, AND NEVER SIGN A POWER OF ATTORNEY FOR YOUR AGENT. Alyson needs to learn to do business based on ethics not just the MONEY and be HONEST and transparent with customers!!!
