We had a flooding in one bedroom and the kitchen, and Albany sent for the insurance quote twice (when it was clear that there was an issue, mold was growing behind the wallpaper). Due to all the delays, the maintenance could not be scheduled until May; we told Albany that we would rather just move out first, because May is our month of study. What upset me more than the mold, however, was that Steven from Albany was not very prompt in correspendence--whether via phone or e-mail. That being said, we received all of our deposit back without any hassle. At one point in time, Albany was even considering offering renumerations for the less-than-ideal living situation...I'll take the deposit at least, it's more than other students scrape from landlords. Really, it's a case of "hope that nothing major breaks." Which, for you, hopefully shouldn't happen! Honestly, not many of my other friends have reported major cases like flooding, so the odds are in your favor. ...Now, the above review should warrant about two or perhaps three stars. I'm bumping it up, though, because Tom sorted me out on an accounting issue today (three months post move-out). Long story short, I forgot to cancel the direct debit and had overpayed Albany three months' rent (lesson learned). Haven't had access to online banking for a while or would've noticed it sooner. Anyway, Tom promptly asked for my bank details and forwarded the money back to me--no questions asked. Excellent customer service there. And that's Albany: excellent customer service in the office, but not as much experience with broken stuff at the flat itself. There's a snag somewhere between asking the landlord permission and reasoning that something should be done sooner. Hope this helps! -A

To make it short, Albany tried to make us pay 4 months rent in advance which added up to £10.000 + deposit and only after long arguments agreed to let us speak to the land lord directly who did not even know about the 4 month deal... You learn from your mistakes, I will not use an Agency again. They charged almost £80 fee per person. Would not recommend them!

1) I had arranged for rep from the company to look at a possible damp issue in the house. He did…read morenot show up at the time and day as had been arranged. I called him and he claimed he had tried to call me to say he was. I told him that when booking the time, I had told the person making the appointment I could only make it for that hour and not earlier nor later. In any case, I checked my phone but found no one had tried to call me that day. 2) Anyway, the rep arranged to come another day the following week. Just to be sure he would come this time, on that morning, I called the company to confirm he would be coming. I was told he was off sick that day. I asked why someone from the company did not inform me. If I had not called them, I would have waited again to no avail. I was told he would be back in two days time when he'd returned back to work 3) Two days later, the rep did called me but he said he could not fix a date yet to see me . He said he would have to contact his secretary and that he'd call me back in a hour's time later in the morning. I did not get a call back from him . 4) A few days later, I called the company to asked what has happened as I was waiting for a call to arrange for the rep to come. Someone did call me later to arrange a new date for the rep to come. 5) On that new date. I called the office again but this time, I was informed it was not the date in the diary but it was another day. I mentioned that I was really disappointed as I had made so many attempts to see the rep to no avail. They indicated to me if I didn't like it, they could just cancelled the appointment date in their diary as if threatening if I did not like it, I could just go away. I thought it was not a good attitude to deal with customers. Begrudgingly, I agreed to see them the following day 6) After thinking over during the night, the following morning, I called the company office to ask them to cancel the appointment visit from their rep as I thought the way they treated me was very poor . I also did not intend to spend thousands of pounds doing business with a company which had not shown themselves to me to be very reliable from my experience. 7) However, I had a call in the afternoon from the rep to say he was outside my house. I told him that I have called his office in the morning to cancel the meeting. He started shouting at me on the phone and said "You're p*ssing me off" or something to that extend. I had thought that was not at all professional. If there is a "Zero Stars" or even Negative "Four Stars" rating for my experience with this company, I would put that. Needless to say, I would never want to use the service of this company.

Dunwell Roofing were contracted to fix my roof after a storm stripped most of the slates from the…read morefront, lifted off the top flashing and caused extensive damage to the back (fact) Dunwell roofing did not complete the work to a satisfactory level and were asked back 5 times - every time they claimed they had gone up and "fixed it" however water still came through and there was no evidence they had been on the roof (fact) Mr Bennet put pressure on me to pay the invoice even though I was not happy with his work (fact) Due to continued damage to my flat - because there was water still coming in due to the work Dunwell Roofing carried out, or rather did not carry out - I had to contract a separate roofer (fact) The second roofer was horrified at the work, or lack of it, that Dunwell had carried out (fact). They took photos and I forwarded these to Mr Bennet at Dunwell Roofing (fact). Mr Bennet's response was very aggressive and he blamed previous work on the roof - this makes no sense as the storm damage pretty much stripped the roof and he was paid to fix whatever problems there were, which he did not (fact) When asked for a refund or compensation (I had incurred additional costs due to hiring a second roofer) he became increasingly aggressive and finally unresponsive (fact) Both Trading Standards and the Police were aware of Dunwell Roofing and Mr Bennet before I contacted them (fact). I have forwarded my documentation to them and am happy to share it with anyone else (fact)

When we…read morehad the bad snow in 2010, all the gutters at the back of my house came down with the weight of the snow. As I was in a panic thinking this was a big job Mr Bennett reasured me by telling me it was a matter of putting new hooks on the gutters. I got the Estimate for work to be done the same day and he sent his men out a few days later after most of the snow had gone and done the repairs at a very reasonable price. I also got Dunwell Roofing back out again as my gutters had a blockage, unknown to me this is quite a common thing, again this was done quickly and efficiently. Thanks again MW

Spent close to an hour and a half, reviewing all options regards deposits, government schemes, best lenders and their requirements.
