We have…read morepurchased three homes with them as our agent (two in Baltimore and one in Delaware) and they managed a rental property for us for 5+ years. We have had very positive experiences in all these transactions. Marcus-Boyd professionally advocated for us as buyers and were communicative and accessible to us throughout the process. As property managers, we had confidence that our property was in good hands with vetted tenants. Naturally there were repair expenses while rented- we were always contacted and were offered options and right of approval, while ensuring the tenants had their needs met. While there was some turnover in tenants throughout the period, the property was returned in very solid condition given the elapsed time. The final lease terminated on a Saturday and M-B agents were there that day for repairs and cleaning and then again on Sunday to meet us for a walkthrough / handoff. We believe them to be a vested and highly capable agency and will continue to use them for our real estate needs.

We used with Marcus Boyd Realty to manage our property in Baltimore City. Unfortunately we had to sever all ties due to several non-compliance issues. They have failed to respond to our numerous attempts at a resolution and are refusing to take responsibility for their misconduct. Including being condescending and instead of offering a solution, Bill proceeded to send us another bill for a repair that was done in the least amount of effort possible (they didn't even paint over the water stains). They claim that the security deposit from the previous tenant were used for repairs, but they have not provided any receipts for proof when asked. Marcus Boyd increased our rent without our knowledge & they failed to return the complete set of keys when we severed ties forcing us to get all the locks changed. We specifically asked that there would be no smoking in our house, but it reeked of cigarettes when you walked in. Their reply was that they didn't know who goes in and out of there when other realtors are showing the house(isn't that their job though?). Our electric bill skyrocketed, despite it being an empty house, due to all the lights being left on in between showings. Had we not decided to check on the house ourselves, we would never have known about the state it was in. We arrived to find that the fans in every room were turned on full, possibly causing a light bulb to break, hence the glass on the floor. All of the light socket covers missing, dead flies everywhere, lazy patch jobs, some holes not even bothered to be patched, storm door screens ripped apart, alarm panel dismantled, and numerous other issues. No wonder we didn't get any new tenants, our house was a wreck. Since move-in, I've dealt with a long list of maintenance and administrative issues. The apartment's air conditioning did not work, the master shower wouldn't drain properly, the shower diverter was broken, the dishwasher leaked, and my mailbox was taped shut from the inside with "VACANT" written on it. I was also told parking was available before signing my lease, only to learn afterward that there were no garage spaces available. In addition, I was incorrectly charged for renter's insurance despite providing proof of coverage, and I've had difficulty getting responses from management. The biggest issue has been the air conditioning. After multiple unsuccessful repair attempts, management informed me that the rooftop HVAC equipment serving my apartment needs to be replaced and that the replacement is expected to take approximately three weeks. Portable A/C units have been provided, but my apartment has still remained uncomfortably warm (over 80 degrees at night, and warmer during the day) What has been most frustrating is that this all occurred within the first few weeks of living here. I understand that maintenance issues can happen in any building, but the number of problems, combined with slow communication and extended repair timelines, has made for a very poor move-in experience. I'm hopeful management will work with me to find a reasonable resolution, but based on my experience so far, I cannot recommend this property.

I was trying to rent an apartment in 2702 Lighthouse Point East in Baltimore, and these two women made the process really difficult for me. First of all, neither one of them did their job. I was supposed to move into my apartment Aug 1st, which got pushed back to Sept 1st (giving them an extra month to get their sh*t together). When I moved in, the place was a mess...the walls were scratched up, the carpet torn in several rooms, the kitchen cabinet was broken, and the power was turned off. Neither one of them told me that the power was turned off in the condo (btw, this is not allowed in this condo building), so I had to live w/o any power for at least 3 days until BGE turned it on. This happened over Labor Day weekend too, so it took at least 3 days!! Secondly, I was lied to. I had mailed Debra a check with the first months rent. The day before I am supposed to move in, Debra sends me a text message telling me that she did not receive my check yet and that it takes at least a few days for the check to clear so I needed to get her a cashier's check from my bank before she can give me the keys to the apartment. I get this text message at 4pm so the banks were already closed or closing soon. I had to cancel my movers, so I could go to the bank the next day, get her the cashier's check, drive it over across town to her office and hand deliver it to her only to find out that the keys to the apartment are not with her, but already with the security guard at Lighthouse Point. She flat out lied to my face, cost me extra money because I had to reschedule my movers and reserve the elevator in the building again, and the place was a disaster when I moved in, plus I had no power for three days! This was a horrible horrible experience. Please save yourself the headache and find somebody else to help you. These women got paid the first month's rent for really crappy service. I hope karma gets them back.

My husband and I have lived here for about a year, and we're definitely going to renew our lease. We've had a really positive experience! Here's our experience with some of the issues addressed in other reviews... Rent Increases: I'll definitely agree that our rent increased more than we expected, but the leasing office worked with us and actually lowered the proposed rent for our second year. If you're willing to talk to them, they'll definitely work with you. Typically, the rent increases if you had a promotional deal for your first lease. Even with the rental increase, McHenry Row was still comparable or cheaper than any other apartment complex in the area. Amenities: I haven't seen any other apartment complex in the area that offers as many amenities as McHenry Row. The rooftop deck is awesome. There are two TVs, a grill, tons of seating, and awesome views. The theater room has big, comfy theater-style seating. They screen popular movies pretty regularly and make popcorn and put out free drinks and candy. Both buildings have game rooms with TVs, a pool table, ping-pong table, shuffleboard table, and lots of seating. We haven't had any issues with things being broken or dirty. Everything here is well taken care of from what we've experienced. It's also so convenient to be right by the grocery store and close to the highway. A new Samos is supposed to open in the spring, so obviously that's a major plus! Noise: This hasn't been an issue for us at all. Our apartment isn't near the elevators, but we also haven't ever heard noise from any of the apartments around us, including our upstairs neighbor. We don't hear people walking around up there at all, which has been an issue for us in other places we've lived. Our apartment faces the businesses below, and we don't notice much noise from outside either - nothing that has bothered us. Service: Everyone in the leasing office is very friendly, and they seem to care about residents. They even hold "resident appreciation" events with free food and prizes. Management is really invested in our community and is always trying to think of new ways to engage residents and upgrade amenities. Having an attendant at the front desk means there's always someone here to accept packages, which is a big plus when living in the city. In our apartment, we've put in some requests for minor repairs and had prompt service every time, so no issues with maintenance. All the common areas have been clean and well kept. Overall, it's a really fun place to live. There are always different events sponsored by McHenry Row or happening nearby. Given other options in the area, McHenry Row gives you the most bang for your buck!

Their late fees and fees for extending the theze were astronomical I went from paying $2200 a mo the for a 1 bedroom to $3300 bc I extended for one month. Then when I asked them about it they were very nasty. I had to ask them for paper for the computer room and they fave me legal size versus business size. They rarely had events for residents and when they did they were not engaging and took the left over food. I would definitely not move back They were not professional and were happy to see residents come but tacked on the fees when it was time to go they charged be $495 to clean the carpet when I asked about cleaning the manager said don't worry about it Then they gave me a $495 carpet bill for two small stains from a cherrio. Unbelievable I will never stay here again not refer them the anyone. Period
