I contracted Jacob Rozanski of Rozanski Construction LLC to install truss package, facia and roof…read moresheathing for my newly constructed home in Show Low on Febuary 19, 2025 with his stated completion time of 1 week start to finish. As he is a licensed contractor I assumed his work was within industry standards and Navajo County building codes. On the gable end overhang Rozanski proposed a 24-inch ladder design rake to be nailed to outer truss with sheathing on top to support for the weight of the ladder. I questioned the design several times but he assured me his company used that design many times. I began to do research on industry standards. I found a federal document at Energy.gov_ Solution Center Home, All Guides, Framing of Gable Roof Overhangs that recommended gable overhangs not be over 12 inches unless outriggers are used which was confirmed by multiple licensed contractors in the area. I sent that information to Rozanski but he refused to change what he intended to install and would not install outriggers without additional cost. After several delays and excuses the disagreement came to a stalemate on April 4, 2025 when Rozanski refused to adhere to good industry practices and claimed that I was in breach of contract, abandoned the job and demanded full payment and threatened legal action attaching a lean on my property. That is when a should have consulted an Attorney with construction experience. Big mistake on my part. I hired a licensed PE listed on the Navajo County website to evaluate the work Rozanski performed. Here are some quotes from the professional engineer's evaluation. * "I noted that the trusses were off quite a bit and there was a cumulative 4' inch difference at the south end" * "I wondered if this roofing contractor measured anything or used a tape measure" * "The outside rim board has a big "curve" in it as it as it proceeds up to the roof. This needs to be corrected to "straight" as the ladder rafters are two feet long and just toe-nailed into the outer or end truss. This practice may lead to "sag" in the overhang in the future." After Rozanski abandon the project, I consulted with the Navajo County Building Administration and they confirmed county codes do not allow gable rake overhangs over 12 inches per the 2018 International Residential Code R804 3.2.0.1.2 Rozanski may respond to this review and say the house was not built correctly or material wasn't correct but the craftsman that fixed his mess had no trouble finishing the build correctly. Here are a few more quotes from the Professional Engineer's evaluation. * "I also observed that the garage was square within ¼ inch using the criss-cross method" * "The exterior wall studs were the required 16" on center" Rozanski Construction was the worst sub-contractor on my project. Contract stated he would take approximately one week to complete, 44 days later after many delays and excuses he abandoned the job and I had to hire other craftsman to complete the project.

Highly recommend Jacob Rozanski and his crew! We couldn't be happier with our experience and the…read morequality of his work. We had a 3 month addition that our previous contractor couldn't complete after 2 years. We asked Jacob for a quote to finish the addition and discovered that almost everything the previous contractor completed needed to be re-done. Framing wasn't plumb or to plan, electrical dangerously incomplete, faulty plumbing and just poor workmanship all around. Jacob and his crew were great to work with and very communicative with detailed explanations. They were on site 5 days a week and worked all day. Jacob's bid did not change during the project. He primarily uses his own crew for the work and is very particular with details. We were so happy with how the addition turned out that we hired him for a second project, a deck addition. Jacob was hands on with everything from the draftsman's plans, the selection of building materials to the final product. He is really knowledgeable and works with you to ensure your vision is what you get. There is always a level of trust with any home project. With Rozanski Contruction you can rest assured that your project will be completed at a high level that Jacob Rozanski will personally approve.

Found out no electricity or water and "professionals can not do the job in the dark". First of all, it is not dark in the house. There are windows galore in the house and does not require lighting in the daytime. They do make flashlights and lanterns, if you needed them, that use something called batteries. As far as water, for a wipe-down, and a light mop, would not need more than a few gallons of water in a 5-gal bucket for the whole job. This syndrome of "cherry-picking" easy jobs is a theme in this whole area. It seems to be impossible to get anyone to actually do any work that requires the tiniest of effort or is not right next door on a paved road. Note that in this area, half of the roads are dirt. People that advertise (and have such rave - fake - reviews) and then won't perform "Period" do not deserve anyone's business. And if yelp removes THIS review, you will know they protect bad actors and keep them scamming the public. This owner has an arrogance and attitude that is not acceptable for anyone to have to deal with. I recommend you go elsewhere and do not waste you time with this lazy bunch.

Chad was very responsive and knowledgeable. He consulted with me and advised on the different options due to the current breaker being obsolete. They scheduled the work the same day in cooperation with the electric company to have the power shut down and replace the breaker. The work was completed a day later, early and very quickly.

I called a couple of times to ask when the crew would get scheduled. I was always told that they aren't sure when the crew would actually come out to do the work. Understandable, they're busy. But a month or so later, with zero warning, the crew came out to do the job. Why not notify me? They proceeded to compelte only half the job and left the outside of the house littered with rusted nails and trim for several weeks. For what little they did install, it was not all installed correctly. I call them they need to fix certain parts of the installation. I asked if they could put a weather barrier up given the monsoons were coming. No response. Several weeks later, I finally get someone back out after calling and calling. They came to finish the job, but same issue - the trim wasn't installed correctly. Not only this, but one of the crew members broke my window. They said they would replace it for free. I spoke with Briggett and she re-assured me that they would resolve it. I let them come by, and they finish the job with the superintendent. I must say, this has been such a ridiculous effort. It took a total of about 4 months end to end to get a few pieces of wood correctly installed. Given everything that happened, I truly believe a discount should have been applied but they did not. I did not want to have to write this review, but I truly don't recommend this company. It was nothing but pain.

Anyway, we phoned DR as we had been smelling mold around our jacuzzi bathtub, but could not pinpoint it. The prior owners had not used the tub in what had to be years as evidenced by the black gunk that came out of the jets. It was during our cleaning the neglect from the system that the leak showed. In the process of cleaning the years of neglect, the tub plumbing started to leak. It was a leak that only presented itself when the jacuzzi jets were actually running. While I don't quite remember the timeframe I was given for someone to show up, a technician phoned us back very quickly and said he had time and could come take a look. While I failed to get his name, he accessed the jacuzzi plumbing components through an access panel and asked me to fill the tub. After filling the tub, he in fact found a leak and repaired it. Thanks to DR Plumbing for finding and fixing the leak. The cost was very reasonable and we will definitely keep their number handy. Highly recommend DR Plumbing.
