Breare of any thought of changing to or from the services of RPM. We conducted business with them for 25+ years. Due to numerous service complaints, we. changed to another company April 2025. Our vendors were never notified of the change in billing and most stopped providing services after payments got delinquent. Past due notices were never forwarded to the HOA or new management by RPM. The HOA was notified via ponds that became overrun w algae, spiders took over garages,and fire safety systems went unchecked. Years of hard copy documents supposedly were transferred but no one seems to know what happened to them. One would expect an orderly transition from a company that is 25 + years in business. It's been a nightmare. The replacement company over promised and definitely under delivered. I will write a review on them next. read more

I won't call out those by name but I'd advise any HOAs to look elsewhere, I'm hoping mine Will. Please do not use this property management company. If you are purchasing a condo and discover that this company is the management firm, I strongly recommend reconsidering your investment. Their service is, at best, horrible. Communication is extremely poor, and they do not adequately maintain the buildings. They also fail to prepare for storms effectively. During our recent storm repairs, the entire process was mishandled. The company they hired for the renovations was incompetent and unprofessional. A representative from this management company was supposed to be present while the remediation team was working, but they were absent. To make matters worse, they gave the code to my condo to the workers without my permission. They rarely return calls or emails. I truly wish my board would find a more reliable and competent management company. read more

They are the worst property management company ever. It takes them weeks to post our HOA payments and then they change late fees and attorney fees. My check goes out from the bank automatically every month on the 23rd. I am lucky if they post it before the 12th of the next month. It takes my Check 2 days to get there . When you complain about how bad they are they threaten to sue you. They treat the owners like dirt. They are hardly ever out on the property to see what is going on. They do almost nothing to manage the contractors and oversee that they are doing the work we pay them to do. Do not hire them! read more

COSTING ME THOUSANDS $$ DUE TO HORRENDOUS NEGLIGENCE. Every interaction with this companies managers has been awful. I own a condo in Tampa and am treated as a nuisance any time I call or email. Responses are rarely timely and consistently short and rude. As an owner PAYING for this company, I am submitting for the termination of our associations contract with them. I have had serious trouble with this company since they took over property managing my property. My husband was critically ill on a ventilator in the hospital and I did not know that they took over as property management. I did not know that my auto debits for my HOA fees were canceled when they took over, nobody told me that I was past due on the HOA fees. Instead, they waited six months and then sued me and charged me exorbitant, penalties interest, and legal fees. Fast-forward three years I've been enrolled in auto debit all this time and now all of a sudden they unenrolled me and didn't tell me. Luckily, I noticed that my bank account was not debited and fixed it myself. I emailed them three times and called and left messages three times and nobody got back to me for two weeks. Resource Property Management changed our post office box payment address without notifying me, and it caused severe stress to my life, and hours of time calling my bank and trying to get help from accounting. They don't take responsibility. If a company is foolish enough to change mailing addresses, then it would make sense to let payees know where to send payments. Many hundreds of residents have been affected. The accounting department is extremely difficult to reach. Hopefully our Association will find another Management company soon. read more

RUN!! this company advised our board to violate Florida statute and our bylaws. They let our building go to S*** because when we asked for Samantha the "property manager" to have the Maintenance man figure why our sprinklers weren't working it took 4 months and now our grass is dead. The President of resource and Samantha also were actively working against our board. Samantha accidently sent texts messages to my wife bashing her and our board and Dot the President agreed. It turned out the issue they were bad mouthing her was violating our bylaws and Florida statute and they were then told by their lawyer that they were violating them because a board member of the master was getting paid by RESOURCE! They don't address any situation, good, bad, or ugly(mostly ugly) The association says: go thru one source...HA, why? RPM doesn't seem to use it, no responses, no updates, no communication.. unless of course its to up the fee's, that they do, but do not actually use the $ for any upgrades or even repairs for that matter. This company locks into 1 contractor and blames them for all delays on getting any work done. Our pool was shut down for almost the whole summer. The gym has been shut down over 3 months due to electrical issues. The property managers take no accountability or responsibility in selecting contractors and getting work done properly or timely. They always blame contractors and say we are waiting on contractor or parts. They do no manage anything properly including themselves. They do not follow up with contractor. They do police and go after people like cops to try to enforce rules but they do not play by the rules or practice what they preach. They also have been known to retaliate against those who oppose them. This company cannot mange their way out if a paper bag. Please avoid doing business with this company to avoid nightmares in dealing with them. read more

Resource has been managing Regatta Beach Club condos for over 10 years and now lost the contract because of property mismanagement and abuse. For example, the sprinklers ruined the generator in several years. RBC spent over $100K to buy a new generator. The original generator only had 500 hours of use, but rusted out. This is just one example. Others include the property manager purchasing personal items on association credit card for years. Very poor communication with the head office. I have since sold my townhouse, but was on the association board for a couple years, not long after purchasing and finding out what a mess the association was in. We changed property management companies three times before we found gold. Before our problems were resolved, one of the other three board leaders and I were spending 5-10 hours a week managing problems. We had tenants with issues that were ignored and upkeep that was not even put out to bid, and our property manager assigned was an alcoholic, I believe. He did Nuh-thing. The next mgnmnt company started out promising, we had a good property manager, but after she left, back in the same boat. No follow through. We were getting to be in bad need of upkeep and repair. We had problems over and over again with landscaping firms. They recommended personal friends (an out of town firm) for a paint job that was never finished and they paid them OUR MONEY mostly up front before job was even done without our approval. Finally had to fight to get $$ back and we did. We had to get roofs of our buildings in better shape to last for a number of years and make a plan to save enough money for when they would need to be replaced. The prior board a few years before I bought my townhouse, they had started to put new sodded lawns in the community starting from the front, but ran out of money, so our lawns in the back looked terrible. My next door neighbor and I went in halves and had our lawns replaced out of our own pocket because there was no money to repair them. We had landscaping companies repeatedly break sprinkler heads and take no responsibility. Previous to RPM, we had bad collection firms who had allowed some residents since they purchased their unit to NEVER pay their water or association fees, did nothing to collect. Many other mismanaged problems! But this all changed. Resource Property management got us a good law firm and got our collections down to normal short term range. Good young guy as property manager who spent the time to get things done. They worked with us and shaped up the property, got finances in order, and best of all... I got my life back! I have to add this, too. We had to rewrite our covenant. The original was done by a lazy lawyer who in two sections did not even properly correct the boilerplate template they pasted in and it had inaccurate wording that could have gotten us in trouble. We had a couple good addendums, but also some garbage and stuff that would have been a legal problem. Thankfully, it was ratified. You have to stay current with laws that also match public and community laws where the homeowner community resides. For example, if you have restrictive laws about pets, it has to match what is enforceable in public law in our country, state, city, etc. Remember the guy who had an emotional support wild squirrel that attacked some residents in an HOA community? Well our property manager was also handling that problem community. So you have to deal with all kinds of nut jobs out there in this day and age, and remember this...if you are on the board, you can become personally liable if you try to enforce things in your community. So you need reliable help from a good property management company. They paid to send us to a seminar that I attended that was VERY helpful. At one point, I had to go through more than a decades worth of boxed stuff from prior association boards. We got it all documented and computerized and I think we kept a few boxes of hard copy stuff, but I spent a couple weekends going through it all. I could see from the beginning that they spent too much money on landscaping and not enough money for the reserves. No company is without problems, and you have to get involved and get some people on the board that have a bit of common sense, but they made good recommendations and did a good job for us. I've wanted to post this for awhile now and just saw a really bad review of a property management company by a Mary Albano, a google guide, but could not reach her, wanted to share this. Because when you are searching for new management companies, you feel like you are a blind man searching for directions and you read what they advertise and it all sounds the same. I had to have some bad experiences to know what questions to ask, and I just happened to follow up on this phone number for the company provided by my partner on the board, and so glad we did. I didn't know where to look and find what I needed, so try them. It's been a few years and hopefully they are still the same, but wanted to put this out there for those board members who are looking for a change. HOpefully the president did not retire or things change since the pandemic, but with property values up, I think they should be in good financial shape. Just remember, there are alot of people who are lazy, disorganized and don't do their part, but if after you've done your part, the management company is still bad, then start looking! read more

Our board of directors decided to change the management company 2 years ago to Resource property. I have 2 condos managed by them so I knew what the outcome would be for the townhouse I own. So here in 2 years we got: $4000 special assessment and HOA increased 20% the first year of management, this year special assessment of $2000, and unreasonable HOA increase from $583 to $835, for the townhome that is not in flood zone and lacks major amenities. People living here have difficulty paying their morgages, let alone paying $835 HOA fee. Resource property is a dishonest company that boasts about being top employer of the year on their web site at homeowners expense. I asked several times how to reach our board of directors---the answer from Resource property manager " The board directors is an unpaid position and they should not be bothered, all the questions you have you need to email or call us" The goal is to block any feedback or communication OF ANY KIND with the homeowners. As a result of this style of management, our property values will decrease significantly. read more

RPM has managed our condo in Clearwater since 2008. We've asked for our condo fee books and they promised to mail them... nothing. I've called to ask questions and they don't talk to you - just send you to voice mail. Their phone message is pure marketing about how great they are - but their customer service is non-existent. They don't return calls until you call them for a week. While our condo looks great and is well managed - it's the owners that live there that do the work. I don't know what they do except collect the monthly payments and take out a fee. read more

At this point, I just want an answer to a simple question about their tenant approval procedures and I CANNOT get an answer! I have left voice mails and emails and still, if/when someone does reach out to me, they don't have an answer, tell me my "unit manager" will call me back with an answer, he never does and then we're back in the continual loop of no response. I am trying to get my association fee refunded, management keeps stalling and it has been almost 2 months they illegally withdrew the fee on September after I sold condo on August 30th. They don't care or someone don't know what they are doing I guess $316 hurts their budget. If I were a owner of a property I would not like to have incompetent people handling my affairs/investment. I am owner of a condo in community RPM manages and I have been hung up on, spoken very rudely to and ignored. None of my reasonable concerns have been taken up...I am literally watching my community fall apart after owning for 15 years. The landscape around my building is atrocious and I am not over exaggerating. If you are out to bid on new management please come take a look at Winding Creek Condominiums...2400 Winding Creek Blvd and walk the property and just look at the landscape. Debra who works at the office in Bradenton/Lakewood Ranch has to be one of the most miserable employees they have. I went in to pick up my mail box key after purchasing my home near by her office. I was sitting there waiting for her to get in and as soon as she walks in she says "what are you doing here". Followed by "you will have to wait till I put my stuff away" Where is customer service- a "hello or good morning" would of been nice. She was not friendly and I felt like I was bothering her. I ended up getting my key after her very condescending remarks. Debra either needs to find a new job or get fired. read more

As a real estate professional, it is my job to provide Buyers with information on condos they are purchasing, so that they can evaluate the condition of the property and financial stability of the condo association. I have found RPM to respond in a timely fashion to questions and requests for documents.
