    Awful company! They do not care about the residents. My first floor condo was flooded by a sewer…read morepipe that broke on the third floor. Living room and kitchen has been completely gutted. I have black mold. I've sent endless emails over the past month and a half, with very little and helpful responses and no concern at all for my situation. They are also telling me that I am responsible for the first $25,000 and then their insurance will kick in. Not sure why I am responsible for the maintenance and condition of a sewer pipe, especially a broken one not even on my floor. Guess common pipes are not included in "walls in". A plumber came out and told me the pipes were not up to code and that crack had been going on for a long time. Yet, I have to pay $25,000! EPM have been extremely difficult to work with and has clearly shown they do not care at all about their residents. Their motto is "trust us to care for your property as much as you do". Would hate to see how they live! They do not care at all! My insurance coverage should have nothing to do with the upkeep and maintenance of sewer pipes especially ones that the association and management company knew years ago were not up to code!

    I would recommend that you don't use these people to build your house. They might "yes" you to…read moredeath, and they might tell you the sky is the limit, and they may say that they will build you a beautiful house in a couple months at a great price. They also have a beautiful display house you can look at , but don't let that blind you. My experience was much different, and I never would have got involved if I had any idea what the actual outcome would be. I believe they told me my house would be move in ready in 4-6 months. When they got my 20% percent deposit ($47,000 dollars), it seemed their hustle came to stand still. I have cancelled checks showing dates and amounts that i will gladly share. I gave them a deposit of $10,000 on April 1, 2013, and a deposit of $37,000 on December 20, 2013, for a total deposit of $47,000. After I finally cut my losses and terminated the contract, i was refunded $32,000, for a loss of $15,000 on or about March 25, 2015. They had my money for almost 2 years, and I had also been working with them for some time before that also. The main problem seemed was that they appeared to be extremely lethargic throughout the entire process, even though the main appeal of a modular house is that it is supposed to be done quickly. They had my money for almost 2 years and they didn't even get a building permit in that time. Additionally, they seemed to have some kind of problem with every one they dealt with and nothing seemed to go smoothly. An example of this is when the city engineer rejected their plans several times, citing errors on their plans. This would cause major delays each time. It was as if they would just submit sub par plans repeatedly and hope they would pass. I finally had to terminate the contract and cancel the build, not even getting a building permit. It makes me wonder how long this project would have dragged on if I went through with it, or if they could even get the job done at all. It cost me 15K of my deposit to terminate the contract. They claimed they had to pay the factory and architects for their services, even though they didn't even get a building permit. Now I'm probably going to sell the land and go buy a house that is already built. It is really kind of sad. The owner (Scott Jones) appears to want to blame everyone but himself, even though he was in charge of the project and had complete control over it. I get the impression that he is a very weak leader and his ego is just to big to even feel any kind of responsibility. He even sent me an email essentially calling me a liar, claiming that i sabotaged my own house project, and threatening some kind of unknown action for posting this negative yelp review. I have attached this email for your reading pleasure. I have also attached contracts showing amounts and dates. I wanted nothing more than to get this house done, and the last thing i wanted to do was spend almost 2 years and 15K on nothing.
