This hotel needs updating, I traveled to Duluth GA for a graduation, upon entering my room I notice a hole in the King Bedroom and a broken lamp shade. The reason I give it a one, is the uncleaned areas I found. The little sofa table had something spilled down the side, and house keeping missed it. I uses my Clorox wipes so I wiped down before using and did not take pictures. My first night I was exhausted from my 7 hrs drive so I missed what am going to share in picture. When I discovered it the second night after my graduation again, way too tired to do anything, my family sleeping And I do not want to lay in the bed. The night stand was filthy, and down the wall and the floor looked like it has not been cleaned in years. The vents were dirty and the ceiling stained from the dirty vents.

I was pleasantly surprised by the size of the room. I shared a room with 2 other girls and we had plenty of room. There was a full kitchen along with a living room area, bedroom, large bathroom and a vanity area. There was also a large desk and plenty of outlets which is a plus! My friends and I were in town for a wedding and all 3 of us girls had our own area to get ready in which was awesome. Also, let me tell you that their service is great. I accidentally blew a fuse while using my curling irons and so we had to call the front desk for help. They immediately sent someone up to help and it was fixed within 20 minutes tops. They also have complimentary breakfast which had a nice spread of food (waffles, eggs, sausages, Greek yogurt). I would definitely stay here again if I was in the area.

Not bad! Clean rooms, new building (2013), and very friendly staff. Love the extra large showers and modern bathrooms! Convenient to most highways east of Atlanta. Gym is a bit small, but has the basics as well as towels. Overall, a very pleasant stay!

Excellent place to stay, professional, friendly staff...recommend highly! Room was clean and kitchen was stocked with the basics

The next morning I had to initiate every single follow-up myself. Maintenance did not arrive at the promised 7am. I called at 7:30am and again at 8:08am before anyone came up. In between those calls I received a callback from a staff member who asked if I needed a plunger, making clear she had no knowledge of my situation despite it being documented the night before. Staff gave me conflicting information about room availability multiple times throughout the morning. Maintenance eventually confirmed something was clearly wrong with the toilet and we were moved to another room. When I spoke with the GM, her initial response was that she could not issue a refund and offered only loyalty points. A partial discount was only offered after I repeatedly pushed back, asked to speak with the owner, and made clear I intended to escalate further. No resolution was offered proactively at any point -- every step required me to advocate for myself. The room itself and the new room were fine. The issue was entirely with how the situation was handled -- poor internal communication, no proactive outreach, and a management team that had to be pressured into offering even a partial resolution for a non-functional toilet.

Both elevators worked (which seems to be a rarity at other hotels) and it was decently quiet in the evenings. Great water pressure in the shower. Standard IHG (dove) toiletries mounted to the walls. It's not subtle--it's overpowering to the point that it made my eyes water and caused intensely painful headache. The room itself was even worse. The odor was so strong it triggered a headache and nausea, making it incredibly difficult to relax or get any rest--especially frustrating after arriving already sleep-deprived. What added to the experience was the lack of clear or confident communication from staff. I received multiple explanations for the smell--air freshener, cleaning products, even the floors--none of which inspired confidence or resolution. The room also lacked proper ventilation, leaving no way to escape the lingering fumes. Beyond that, the overall experience continued to fall short. The vibe felt off, my room key repeatedly failed to work from outside due to what I was told was a broken door, and parking comes at an additional $9/day. The noise level is bonkers. They said they were full. They stated I would be on the top floor and stocked with coffee and blankets for the bed. As seen by the photos, neither was confirmed or delivered. He told me that he didn't have a room for me. I asked if I needed to wait a few minutes until 3:00, he just shrugged and said he didn't know. I was a bit confused, and told him I had a room booked. He just looked at me and said "I don't know, we had 15 rooms that requested a late check out". I was a little bit baffled, so I just stood there looking at him. He eventually got on the phone and spoke to someone, then told me he'd found me a hearing accessible room. He was very dismissive and almost rude during our entire interaction, it was very odd. The room itself was fine, but I'd be very hesitant to book again based on how I was treated. He was working again the next morning when I checked out, and had the same dismissive attitude. The manager reached out to me to discuss what happened, and how they intended to move forward. I really appreciated their response, so I'm updating this review.

My family and I stayed at this hotel for two nights. When we checked in, we were told that our room…read moreincluded free breakfast. We even asked again to confirm. However, at checkout, we received a statement showing an $80 charge for breakfast. I explained the situation to the front desk staff, but they denied ever saying that breakfast was included and told us to speak with the manager--who was not available at the time. Since we had to catch a flight, we left and later called the hotel multiple times to speak with the manager, who continued to be unavailable. So, we disputed the charge through our credit card company. We eventually received a survey from Marriott, where we left a review describing our experience. Only then did the manager email us, essentially implying that we were too stupid to understand the difference between "available" and "included." In her email, she claimed that her staff said breakfast was available, and that we misunderstood that to mean it was included. If you're planning to stay at this hotel, I highly recommend recording any conversations about complimentary services. Otherwise, you may be charged later and told the offer was never made--and that you simply misunderstood or weren't smart enough to get it.
