Counting the business owner, three plumbers came today. This time my initial request was to replace two faucets. The plumbers who came to give an estimate a week ago discovered that the cold water valve needed replacing. Notice must be given to building residents 3-4 days in advance of water shutoffs per my HOA rules. A few months after the first time I needed this plumbing company, a contractor working on remodeling my kitchen should have found the valve problem. But since he did not, the silver lining is the quality of the work by this company. I have complete faith that the replacement valve will work perfectly since they installed it. They showed me the plastic valve they replaced and how it would not turn at all. We all liked the faucets I chose for them to install. In the bathroom my glass waterfall faucet has LED lights to indicate cold, warm and hot water. After installing it the plumber showed me a video of the lights working before I went in to try it myself. The kitchen faucet is a Moen which looks nice to start with, and has some great functionality. As the handle is turned for the water the head floats down a little. Then it is possible to select an angle for the head to remain, for example 45 degrees. It will stay in the selected position while the water runs. The owner took a video for himself! Besides the top quality of the work, I appreciate the polite and respectful manners of the owner and all the plumbers.

I'd like to say it all went perfectly smooth but, that would be wrong. there were some hiccups along the way. the A/C didn't play nice with our furnace. they did get it working correctly but, it took an extra day or maybe 2... I don't really recall. communication was excellent through the process and in the end, we were very happy with the work. fast forward a month or so and I officially decided I had enough of not enough outlets in the garage. I got a quote for several things at once (my bad... got serious sticker shock) but, my wife when she guessed at the price was dead on the spot. we had some (not all) of that work done and it was excellent. seriously happy with all of it. next, we got a call from some kind of scheduler so we could get a few things done as part of the [free] contract that was given to us since we had the A/C put in. they came out, flushed the water heater, inspected under the house, faucets, toilets (fixed how one flushes because he was there) and made some recommendations. most of what he was suggesting was serious upsell and I wanted none of that. there were 2 things that I would have agreed to but, we haven't had that done yet. the first item was some leaking outdoor faucets. should be simple and straight forward repair. the other, our dishwasher can create a stinky drain as it is not properly vented. this is where it got weird. we've got custom ONE PIECE counter tops and the part of it that has the sink is L-shaped and pushing 30 Feet long. he wanted to drill it to add the baffle to the drain for the dishwasher. I wasn't comfortable with that really expensive counter top being drilled and asked for some kind of alternative. he refused stating that code stated it HAS to go through the countertop. hum... I need to look into it and see if that's accurate. there were some other little things along that adventure that I didn't appreciate but, not important enough to write it out in this really long review. lastly and most importantly is why they still got a 5-star review from me in spite of that [what felt to me like a disastrous] plumbing adventure. when the 220V circuit was added to my garage I wasn't happy in the least. I called them up, expressed my concern and they made time to come out and look and also to talk to me about it. Need to be really clear that the work was not done in any way that could be even remotely unsafe, that wasn't the problem. they listened to what I had to say, understood my position and then they took care of it right on the spot even though it required removing and redoing the whole job. I can seriously get behind a company that will stand behind their work in this fashion. you could say it was kind of the same thing when the A/C didn't initially work. they didn't give up, and now we've got good A/C.

Shady price artists. They charge wildly different prices depending on which "technician" comes to…read morevisit. I had the same 10min water filter swap done 3 separate times by Harts. One was $300, one $450, the next was $650. Their reasoning? The $650 guy had 5 more years "experience" than the technician who did it last time. And if he doesn't charge $650, he won't get paid or make money. Take that issue up with your boss, not the customer. Those new trucks, buildings, etc won't pay for themselves - hence their awfully inconsistent prices. If they're going to charge based on employee, not the job, then I'd rather take their lower experiences technicians. Their "membership" offers little to no value, you only get someone checking your systems and talking your ear off for 2 hours and you have to be available most of the time while they do it. Some of us have work to do. They're friendly but can you just do the checks and report back once it's all complete? I don't want to be pulled constantly and intermittently for 2 hours.

This was my first time hiring 2 Sons Plumbing & Sewer. I picked them due to their immediate…read moreavailability, flexibility for doing two separate plumbing jobs on one visit, and positive reviews on Yelp. The work I needed done was the installation of a 50-gal electric hot water heater (plus haul away of the old one) and the diagnosis/replacement of a corroded waste line connector for a garbage disposal. When I set up my appointment, I made sure to clarify that I wasn't going to be charged for the service visit, or additionally, for any diagnostic steps. Keep this in mind if you're considering them because it's probably a better idea to go with a plumbing company that won't charge you just to come out and physically look at the work you want done. Unfortunately, I was in a hurry, not because something was broken, but due to the fact that completing the work quickly was pivotal to getting a condo sale to the finish line. I was able to schedule my appointment for as early as Monday despite making the initial contact with 2 Sons Plumbing on Thursday (they could've come sooner, but I opted to avoid the extra "rush" or weekend fees by waiting until Monday). One thing I didn't like about their business model is there's no upfront cost for general jobs (i.e., install a hot water heater) or any idea of hourly charges. For instance, with Lowe's and/or Home Depot, I could call and get quotes for this type of work from their subcontractors. Going through Fast Water Heater (Lowe's preferred subcontractor), a 50-gal water heater installation might run between $2,200 and $2,400 depending on the model of hot water heater (the purchase of which is included in the quote). I ended up buying a new water heater from Home Depot ($871 after taxes) a couple of days prior to my appointment with 2 Sons Plumbing, and hauling it up a few flights of stairs to the condo in order to save money. I would later find out that, had I bought the 50-gal electric water heater carried in the back of the 2 Sons Plumbing Truck, it would've cost $3600 (I have no idea why it was this expensive). In the end, I paid 2 Sons Plumbing $1870 after taxes for the installation of the Home Depot Water Heater and haul-away of my old one ($2700+ if you include the price of the hot water heater I bought on my own). In addition to the hot water heater install, I ended up paying for a new garbage disposal plus its installation because the corrosion in the waste line was so bad that new parts were needed (which they didn't have). It made more sense to just replace the whole thing (current garbage disposal was 10+ years old)--This came out to $786.88 after taxes and a 3% convenience fee for using a credit card. Overall, it was a good experience thanks to the knowledge/prep work I had done for 2 Sons Plumbing before going with them. The final cost to me certainly had the potential to be much higher had I let 2 Sons Plumbing provide or do everything. The job took about 6 hours to complete, and I paid in the ballpark of $2500 for the hourly rates (?) plus the purchase of a basic garbage disposal and a minuscule amount of parts. I overheard that the general hourly rate is $400, so what I paid aligns with that. The amount of contact and post-job follow up documentation I received (emails; texts; invoices; etc.) was thorough but also annoying (I.e., solicitation for reviews). All things considered, here's how I'd rate things: Availability/Communication: 5/5 Cost: 2/5 Technician: 5/5 Invoice/Follow-up: 3/5

Because of the size of the job we got some estimates from several plumbers in the local and Seattle area. At Your Service wasn't the least expensive, but it was the most fair, thorough, and transparent estimate we received. Andy and Brett went through the entire house and crawl space to really understand the job to prepare an absolutely reasonable estimate.
