When we were finally able to schedule a meeting with the township board the first time, Rob was sorely unprepared. He had zero definitive proof of the basis of his argument (for us to convince the board). A PRUDENT lawyer would back up his claims with facts and proofs but he had none. It was an embarrassment to watch first hand and then I knew I had made a mistake and was tricked by his initial false confidence. The board asked some other trivial questions a prudent lawyer could answer but Rob had nothing. He used the excuse of not being able to "foresee" what the board would ask but they were asking basic questions. It was like it was his first time in front of the board. He had no problem charging us more and more for his mistakes when it could have been a yes from the board the first meeting. At the second meeting when Rob was finally prepared the board ended up saying no. We had one shot and the legal help we hired blew it. Instead of taking blame, Rob blamed us for not doing initial research, not putting in the contract a contingency for a subdivision. No seller would have ever accepted that offer. We had a really good chance the first time but since Rob and our planner were not prepared for the questions it costed us 8 months and tens of thousands of dollars. What further confirmed my belief that Rob is terrible in this field is when I spoke to the townships zoning officer. She has had meetings with many, many lawyers and had many subdivision cases and she even said Rob was horrible. My biggest mistake was not going to her originally and getting a recommendation from her. Learn from my story and don't make the same mistake I have made.

He is out to churn a fee, and even when the case is a clear loser, he will convince the client, to "fight" to the end and hope the other side gives up. Last minute postponements, and unkept promises is what I experienced with this human excrement.

The team didnt even show up for over 8 hours after i shoveled my own walk way . On top of having to shovel my car. This HOA is the worst. I keep getting raised fees and you are barely a scam. You do not maintain the grounds at all. Bare minimum your hired folks provide. I have sent multiple emails and complaints over hours of maintaining outside , just so I dont bring the mess inside. I have no choice because your hired folks are incompetent, lacking care and simply putting in 25% of my husband and I. STOP RAISING our fees. It has changed 5 times since I moved here in 2019. I contracted a mortgage at 179$. Monthly. It raised 189, 199.. 220.. now the better part of 230. The excuse is keep.gett I ng from the office is it was for roofs.. I NEVER GOT A NEW ROOF. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh

I called back a day or two later, and Priscilla said, "Is this Mills? We are still trying to connect with the tenant in the unit above." I really appreciated the effort she made. William showed me the unit and was very helpful with getting the tenant in the unit above me to be there and to walk around. He listened to my concerns about my overall search and gave me his candid opinion about what might be best for me. He was on time in showing me the unit and very knowledgeable about the building. I really hope the Centra owner knows how good these employees are.

We were not made clearly aware that this was supposed to be a self-guided tour -- and it didn't matter anyway, because the lockbox codes they sent us DID NOT WORK. Every attempt to get help was met with automated responses. When a real person finally stepped in, there was zero urgency. No one offered to come open the door. No one acknowledged that we had traveled hours to be there. We were essentially left on read while standing outside a property we couldn't enter. The response we eventually received amounted to: "Sorry, we're working on it." That's it. Here's what concerns me most: if this is how they handle prospective tenants, imagine how they handle the properties they manage. If I were a homeowner and this company was representing my home, I would consider that a serious breach of fiduciary responsibility. They are not acting in the owner's best interest by making showings inaccessible and unmanageable. This felt like a scam at worst and gross negligence at best. Avoid.
