These condo units are all owned but some people rent their units. Most of the units based on the views and size near the $1M mark. The rental condo units hover around $4,400 per month. As guests we had to use the valet service which was complimentary with optional tipping. The movie threatre room was a pretty good addition to the amenities. Just a few steps from the building are a plethora of riverside entertainment with restaurants and bars along the Las Olas Blvd.

There are never enough available spaces, and to make matters worse, residents vehicles are getting towed far too often, even when it feels completely unjustified. Instead of working with tenants, management seems more focused on enforcement than solutions. Speaking of management, communication has been extremely disappointing. We've been told one thing repeatedly, only for it to turn out to be untrue. It feels like there's a lack of transparency, and residents are left in the dark far too often. At this point, it honestly feels like new management is needed altogether. Another major issue is the amenities. We're paying high rent prices that supposedly include access to things like a gym, but the gym has been unavailable for MONTHS with no clear timeline or proper updates. It's unacceptable to charge premium prices while failing to deliver on basic amenities that residents rely on. Overall, between the towing issues, poor management, lack of communication, and undelivered amenities, this has not been a positive living experience. I would strongly encourage management to address these concerns seriously, because residents deserve better. I shouldn't have to pay out of pocket for a gym membership elsewhere when I'm already paying rent for something that should already be included where I live! So now I'm out extra money on these high gas prices for making unnecessary trips to another gym and not to mention the gym membership I'm paying for monthly smh! I should be reimbursed for the false advertisement & deceptive practices of this property. Lavie gave us a tour of the units of our interest, the amenities, and overall property. She did an amazing job and answered all of our questions in detail. She was very approachable, friendly, yet very professional and kind as she enthusiastically walked us around the property. She was very knowledgeable and thorough in sharing the details. We appreciated very much that when we shared that we were on a tight time schedule, she respected our time and kindly adjusted our tour, accordingly. We loved the units, and the gym was very nice! The units with water views were of particular interest and they did not disappoint! Having a guard and gate at the entrance of the property is a definite plus towards good security! Unfortunately, we were quite disappointed to find out when we attempted to start the application process a couple weeks later, that although we understood that a unit could be held for up to 30 days, the price changed right in front of our eyes as we were initiating the application process. We created an account, pulled up the unit and 15 month lease option, and verified the price, then, all of a sudden, the system crashed and wouldn't let us back in for about 30 minutes. Once we successfully reentered they application process, the price had gone up $300 in less than an hour! This left us feeling like something suspect was going on, so, we decided to move on from this property. Another strange thing is that even though they hold a unit for up to 30 days once the application is being processed, we also found out that this does not lock in the price. The unit we were interested in price changed within 2 weeks even though they say they 'hold' for up to 30 days. It's hard to explain when happened to us as we were trying to complete the application online, but, suffice to say that if you offer a 30 day hold, the price should not change based on which week you apply during the 30 day period. We understand that the prices are not locked in until you apply, so, this is not what I'm referring to! I'm simply talking about the price actually changed if I selected up to 30 days hold. Lastly, when I called the property to followup, calls were not returned promptly and emails were not responded to promptly. I assume that the leasing office is short staffed, which is the case with many properties. We loved this property and was really hoping it would be our next lovely home! Maybe another time!

The area outside the building constantly smelled like dog urine and feces. It made what could have been a pleasant place to walk feel dirty and unpleasant, and management never seemed to address the issue. Communication with management was extremely disappointing. They rarely responded to emails, even when the issues were serious. My husband's bike was stolen from the supposedly secure bike storage area, which is protected by a keypad lock. We reported it immediately, but management never even acknowledged what happened, offered assistance, or followed up in any way. We felt completely ignored. This is also not a family-friendly community. Management is quick to send complaints about children making normal noise, yet there are dogs throughout the property that bark and create noise without the same level of concern. The double standard was frustrating. Overall, the lack of responsiveness, poor management, unpleasant outdoor conditions, and unfriendly atmosphere for families made our experience very disappointing. The views are the only thing this property has going for it.
