    Manager Joyce Koch Rude & will cheat you out of security deposit:…read moreI lived at Embassy Place located in Munster, Indiana for 5 years (owned by Wildwood Properties), the condo and property itself was nice and wll kept, however I had a terrible experience with the office manager Joyce Koch. Joyce was very nice when showing you the property until you signed your lease, after becoming a tenant, she was often times nasty and sarcastic with her responses to your requests. I recently moved and contacted Joyce prior to moving to ensure that I did all steps to ensure that when I moved I would receive my full security deposit. Joyce advised me that normal wear and tear(painting of walls) would not be deducted and only items that were broken or for example missing blinds. When I moved in we did a walk-in where I signed off and listed any details that were wrong with the apartment. One of the things we discovered in the walk-in was that the microwave had a crack in it. We noted it on the list. When I did the walk through the date of my move out there were no new notes added to my check out list as everything was in order. We cleaned and even had the carpet cleaned to ensure that there would be no issues. The Director of maintenance and I both signed off on the walk through list and he assured me that all was fine. He even mentioned that there was no need for me to clean the carpet as they were planning to put the condo up for sale. When I received my security deposit check back Joyce deducted $200 for a new microwave. I called her and she said that it was not due to the cracks on the handle, however but the microwave door was cracked. I asked that she send me pictures or if I could come see it because I know that everything was left in the condition it was when I moved in. She said she could not produce pictures and they discarded the microwave so I could not see it. I also asked via e-mail how long the life of a microwave would be before she replaced it and she told me 6 years .I lived there for 5 years and someone lived there for at least 1 year prior (whomever cracked the handle). I asked to speak with her boss or someone else and she told me there was no one else to speak with and basically there was nothing I could do, although myself and the person doing the walk out inspection signed off that everything was fine and in good condition. Basically she wanted to replace the cracked handle on the microwave and I paid for it. Due to this experience and many more I would not recommend Embassy Place or any Wildwood Properties to anyone until they get management that works fairly and legally with their tenants.

We have an impeccable history with paying our rent on time. There were even where we paid for multiple months. The town home we live in, is well very taken care of. There has been absolutely no updates made to the town home, outside of new windows that were put in for the entire complex. Nevertheless, we're still here and being modeled tenants. Within the last couple of months, a severe smoke smell has been lingering within our townhome unit. Our unit is an end unit, so quite naturally we asked the neighbor if they were smokers. The neighbors said they weren't and so we left it alone, with the hopes that things will get better. Unfortunately, it got no better. It's even more unfortunate when you're not a smoker. The smell consists of smoke as well as marijuana. By this time quite naturally we have had enough. We spoke with the property manager Nicole on 8/15/23. We shared our frustrations and concerns with Nicole. Nicole mentioned how she sent out a message of courtesy around smoking and she was hoping this would fix the issue however it did not. She did mention how neighbors are allowed to smoke in their home. We did not know this, and we take full responsibility for that. At the same time, It's one thing if a person smokes occasionally in their home; but it's another thing when the smell of the smoke impacts another tenants day-to-day living and them being able to focus and enjoy their home. Nicole mentioned that she didn't want to lose us as tenants and that she was open to suggestions that would help to remedy the issue. She even suggested moving into a different townhome if that would maybe solve the issue. She also mentioned that she'll send out another message around smoking. It was decided that we'll put some thought to it and then get back to her. Believe it or not, the smoke smell was strong and heavy again. We said forget it, let's go ahead and reach out to Nicole and see what the process would be to move into a different home and take our chances. We spoke with Nicole on 8/17/23, and when it was all said and done, she advised us that to move it to a different townhome, we would have to pay $600 and our rent would go all the way up to market rent. We're already paying almost $1100; yet the remedy to possibly resolve the smoking issue, is for us to be out of more money, and pay market rent of over $1200. We're left speechless.

Nicole the manager checked numerous times to make sure everything was fine. I greatly appreciate the care and follow up that Nicole and Juan showed. I have been a resident since February 2020 and I could not have found a better place to call home. Thank you Nicole and Juan for everything.

The landlord was really nice and helpful. I lost my job in the city and was struggling to make payments. She let me pay what I could until I got another job. I did get a new job and payed her back, sadly right after that I got laid off from the new job! After 7 years of going back to school and moving back to my moms I moved out again and lived in the same 1 bedroom apt as I had 7 years ago!!! So seriously though, nice landlord and I never had troubles. They allow cats but not dogs (the walls are not super thin but you would be able to hear a dog barking) There is a decent enough cabinet space in the 1 bedroom but the dining room is really small. The 2 bedroom is laid out better but the living room is a strange shaped rectangle. They only have baseboard heating which is kind of nice, it the only have box air conditioners which isn't nice. I had a few minor maintenance issues when there but she was fast to fix things. It's an older complex but still nicer than some if the places I've seen by far. The pricing is pretty inexpensive too. They are right next to the bike path and the park! I once had to call the cops and they were there in 2 min no joke. They are right nearby!

    Nice area! You have all these stores like 3 mins away! Hooters, Walmart, Chinese buffet, theaters,…read moreetc. Not to mention there's a park right down the street. My fiancée and I tested our luck and applied. Nice and comfortable apartments, tenants are really nice. The AC is newer than other apartments I know. I'm satisfied, the office lady and maintenance man are really nice. My son loves the apartment. I give it a 5!
