This review is rather unfortunate, and it was difficult having to write it. Especially knowing that…read morewe've lived here for almost five years without incident. We have an impeccable history with paying our rent on time. There were even where we paid for multiple months. The town home we live in, is well very taken care of. There has been absolutely no updates made to the town home, outside of new windows that were put in for the entire complex. Nevertheless, we're still here and being modeled tenants. Within the last couple of months, a severe smoke smell has been lingering within our townhome unit. Our unit is an end unit, so quite naturally we asked the neighbor if they were smokers. The neighbors said they weren't and so we left it alone, with the hopes that things will get better. Unfortunately, it got no better. It's even more unfortunate when you're not a smoker. The smell consists of smoke as well as marijuana. By this time quite naturally we have had enough. We spoke with the property manager Nicole on 8/15/23. We shared our frustrations and concerns with Nicole. Nicole mentioned how she sent out a message of courtesy around smoking and she was hoping this would fix the issue however it did not. She did mention how neighbors are allowed to smoke in their home. We did not know this, and we take full responsibility for that. At the same time, It's one thing if a person smokes occasionally in their home; but it's another thing when the smell of the smoke impacts another tenants day-to-day living and them being able to focus and enjoy their home. Nicole mentioned that she didn't want to lose us as tenants and that she was open to suggestions that would help to remedy the issue. She even suggested moving into a different townhome if that would maybe solve the issue. She also mentioned that she'll send out another message around smoking. It was decided that we'll put some thought to it and then get back to her. Believe it or not, the smoke smell was strong and heavy again. We said forget it, let's go ahead and reach out to Nicole and see what the process would be to move into a different home and take our chances. We spoke with Nicole on 8/17/23, and when it was all said and done, she advised us that to move it to a different townhome, we would have to pay $600 and our rent would go all the way up to market rent. We're already paying almost $1100; yet the remedy to possibly resolve the smoking issue, is for us to be out of more money, and pay market rent of over $1200. We're left speechless.

I greatly appreciate the care and follow up that Nicole and Juan showed. I have been a resident since February 2020 and I could not have found a better place to call home. Thank you Nicole and Juan for everything.

MOLD! This place looks nice enough from the outside but the problems start after you move in. We…read moregot mold months after moving in when we call them and they make it seem like it's normal saying the windows seals are broken and all they do it's clean the mold and not actually fix the problem that causes it. We then got mold in our closet and we lost several personal items that they don't replace and then mold showed up in our bathroom, which they open the wall full of mold and left the wall open for almost a month with the mold everywhere due to bad communication with maintenance. We renewed our lease because we thought the mold was gone but as soon as it got cold the mold came back. We are breaking our lease because this apartment is no longer a healthy environment for us I have 2 small children that keep getting sick and now because we want to leave to keep our family safe we have to be punish and pay a Huge fee. Once I sent the email with our reason for leaving they want to "fix" the problem. The walls are paper thin so you would hear EVERYTHING! And some of the neighbors thing they own the Parking because they been here longer! I would not move here but if you do test for mold and other things. If you want to get in a screaming match with anyone the office manager it's your person! Ever since we said we are moving every time she speaks with my husband she is soo unprofessional!

International students shall really pay attention to this clause in your lease. The requirement…read morethat a new ComEd account be set up "no later than the beginning date" can be an impossible mission for international students. Many of us have no state-issued ID, which means we can't handle the business remotely online. Usually we have no relatives in America to provide living places before the lease beginning date for a couple of nights or weeks(considering the speed of new account setting). Most of us just go right forward to Windermere after arriving at the O'Hare and then grapple with the ComEd thing on following days. And then what will happen is, because you can't have a new account immediately, a $50 penalty inevitably appears in your next month's bill. There is a large number of international students in this apartment every year. And this clause in the lease really makes me feel like they are chosen to be penalized.

Not only is the water shut off every couple of weeks, there was frequently SEWAGE coming up through my kitchen sink. This problem was ongoing for months and the Windermere House gave me two movie tickets in exchange for an unusable kitchen sink that had to be bleached several times a week. Like most old buildings in the area, the radiators can also be very loud.

You have strangers sleeping in the laundry room or loitering in the hallway all hours of the night. In the wintertime I had absolutely no heat. I was told that I was responsible for putting plastic over the windows that was misfitted and letting cold air in the apartment. The maintenance workers are lazy and sloppy, wasting paint all over the apartment and taking forever to do simple jobs. The apartment manager has mood swings, she is also very, very unprofessional she doesn't know how to talk to you without getting confrontational. They will literally stop answering the phones or emails. My daughter and I both have section8 and we were being threatened by the apartment manager every other month that we were going to lose our section8. She uses her employees as her personal bodyguard she also sends the young male maintenance workers into the apartments with keys after just knocking one or two times. They came in my apartment and sprayed roach spray while I was asleep, I have asthma, woke up and could not breathe. They do not shovel the snow in the wintertime except for their own walkways and parking spaces. It is only one elevator per tall building, and it doesn't work half the time. The people that fix the elevators don't come out on the weekends. All of the employees live onsite, they get all of the new appliances first before the other tenants. University Park is a slum suburb, especially in Maple Leaf apartments.
