The first year with this company was fine because there were no obvious issues with the tenant. Overall, I am very disappointed by the experience and saddened by the destruction of my childhood home. Anthony Cook (Tony) continued to devalue the issues because it was not an expensive home and/or because it was not his home. Anyone with any type of common sense would understand that people want to take care of their belongings. The tenant was allowed to smoke in the home, have a mini farm in the home, allow other people not on the lease to live there, break floors, break the garage, break the fence, break outside brick, and so much more. To have a company clean and haul the trash the tenants left behind was over 3000 dollars. Filthy, filthy people to say the least. One positive thing is that they did give me the deposit back. Although this will not nearly cover the repairs, I am grateful for that. THPM needs to really reconsider their business model or even the business they are in. Ultimately, you reap what you sew. People don't understand that.

Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

Lauren Osborne (aka Lauren Blaschke) is INCOMPETENT and INEXPERIENCED - I would never recommend this agent to anyone!!! At first, Lauren comes across as a kind, organized and responsive agent. She is always on time with the showings and is eager to help with the basic technical information during the initial stages of the house shopping process. Her positive qualities as a Real Estate Agent end here! As we went under contract, we quickly realized that an important clause in our contract was missing, despite the multiple assurances received from Lauren that it would be included. This put us in a very vulnerable position and exposed us to a great financial risk. Lauren also adamantly refused to negotiate with the seller after our appraisal came in at a much lower value. Instead, she tried to persuade us that the appraisal was incorrect and pressured us to obtain a second opinion of value. After several days of counter-productive communication with Lauren regarding this matter, seeing that she was not able or willing to negotiate with the seller, we contacted the seller directly and effectively negotiated the price down to the appraised value within hours, all by ourselves. There were multiple other communication issues with Lauren, including instances of her sharing sensitive and confidential information with the seller and other 3rd parties without our knowledge or consent. Overall, Lauren has no negotiation skills, is unable to properly assess the clients' needs and is not capable of handling a real estate transaction ethically and professionally. I would never trust her again with any of my real estate needs.

I've purchased and sold many homes over the years and Frank has been far and away the best real estate agent I've ever utilized. Most real estate agents will try to rush you through the process to get to closing but Frank has always patiently worked with me. He avoids all of the baloney phrases about "good bones" and "We need to move on this one now!". I've also been thoroughly impressed with Frank's negotiation skills. In every instance while buying he has negotiated a far lower cost than I thought possible and even negotiated far more than I expected for the home I sold. Beyond the buying and selling services I've also employed his market research and occupancy services for my rental properties. Frank has always been just a phone call away and willing to help. He also has a knack for finding excellent tenants in a very timely fashion. In the real estate world it can be very difficult to find good representation. I've had some poor experiences over the years that have cost me a good deal of money. Frank Ortiz's services have been nothing short of exceptional though. I have to give him five stars for his professionality, friendliness, industry knowledge, hard work, patience and results.
