When the tenant left this year, there were several things that were damaged. If Tom had been doing his inspections regularly he should have notified me so the tenant could be held accountable. I was left with nearly three thousand dollars in repair costs. I promptly fired him and hired a more professional organization.

He holds the tenant reasonably accountable for any damages beyond fair wear and tear. Consequently my house is in the same excellent condition as when I left it. Tom is a man of utmost integrity and professionalism. He is very personable and a great communicator. He keeps me fully apprised of any problems with my house in a timely manner.     This company absolutely sucks. The staff (mainly Tania) are very condescending and rude. If you are…read moremilitary don't even look in their direction. They seem to have a personal vendetta against them and it shows. When it comes to work orders be prepared to be left hanging until they find some barely competent people to bandaid the issue. I will say the only nice person who seems to get things in order is Sergio who I assume is the manager in maintenance. We had an issue where the ac went out after David (a handyman they contracted) broke a piece that goes to ac unit during a maintenance call. He didn't come back to fix it and I had to keep calling the office to send someone out. The house reached 90 degrees and I had a newborn baby in house. After the third day, I called a ac company to fix the ac unit. It cost me almost $500 and when I tried to get reimbursed by ARP, they said they wouldn't based off me not asking for permission to have someone fix the unit even though they were aware of the issue. I had to go back and forth with them for almost two weeks just to get a response and reimbursement. The lack of urgency and concern for their tenants was nowhere to be found. They are quick to take your money and take their sweet time to give your deposit back even then they will find some reason not give you the full amount back. If you rent with this company, good luck man.

We have asked many times for them to be fixed and no one ever shows. FINALLY we get someone to come out and fix it, and then ARP charges US!!! What the actual Hell?! I'm not paying for damages that were so clearly documented prior to move in. They've been impossible, but we're done now. Turning in 30 days and RUNNING.     My experience with Panda Pal Property Management was extremely disappointing…read more Upon move-in, the water heater serving my apartment was red-tagged by Texas Gas Service due to safety and code violations. I retain a copy of the red-tag notice. One of the primary issues identified was that the water heater venting system was configured in a manner that exhausted combustion gases into the apartment rather than properly venting them outside. Additional code compliance concerns also existed within the water heater closet. These conditions existed prior to my tenancy. During my tenancy, I reported numerous maintenance and habitability issues. In my experience, many of these issues were not addressed until code enforcement complaints were filed and corrective action was ordered. I retain documentation regarding those complaints and the resulting actions. I maintained extensive records throughout my tenancy, including photographs, videos, emails, inspection records, and other written communications regarding the condition of the property and maintenance concerns. I also documented what I believed to be unauthorized use of utilities and services billed to my account, including water and trash services, and raised those concerns with management. Following my move-out, I disputed charges that were later assessed against me, including charges relating to issues that had previously been documented and reported during my tenancy. I made multiple attempts to resolve these matters directly and in writing before pursuing legal action. After I vacated the property in reliance on a negotiated settlement agreement, disputes arose regarding Defendants' performance under that agreement, resulting in additional court proceedings and court-ordered mediation. Prospective tenants should carefully document all move-in conditions, maintenance requests, inspections, utility concerns, communications, and move-out conditions, and retain copies of all records. This review reflects my personal experience as a tenant.

There front desk manager Stephanie was amazing very professional professional very courteous very cheerful very helpful. Our realtor Erica was on the spot with everything. Contracts paperwork are all sent to the correct emails very easy to follow read and understand no hitting terms And we were able to do E signing with those contracts. One last thing there was some damages with the property. We are going to do a walk-through with the staff, and if there is any damages to the property maintenance? Will fix it immediately. She really put in 200% (that's how I felt) instead of just 100% of her effort throughout the whole transaction. She was very approachable, always stayed in the loop. She even tried to help me to contact the utility companies when I encountered difficulty in securing the service. She did really go above and above her duties.
