The design is stunning, and the craftsmanship is top-notch. I've already spent countless hours enjoying the space, and I know it will be my go-to spot for relaxing at home. That said, the process took time and involved several challenges--mainly related to permitting. As this was my first construction project, I wasn't familiar with county requirements and approval timelines. In my case, I had to apply for a zoning variance through Unincorporated DeKalb County--a process that took several months--on top of waiting nearly four months for the building permit itself. Fortunately, Atlanta P&P handled the building permit portion, but as the homeowner, I had to manage the zoning variance process directly. It was often slow and frustrating. One piece of advice I'd offer: if you don't already have a land survey, consider getting one before signing a contract. It will help uncover any potential obstacles early on, so you can make a fully informed decision before committing financially. The porch was absolutely worth the effort in the end, but there's no guarantee your variance request will be approved if you require one --especially if you're asking for a substantial setback reduction, as I was. Communication with the builder required some follow-up on my part during the project, but overall, it was a positive experience. Given the exceptional quality and execution of the design, I highly recommend Atlanta Porch and Patio to others.

They built us a new deck 8 years ago that was supposed to last 20-30 years with…read moreregular staining but even with regular sanding + staining, the "pressure treated" boards started rotting and splitting after the 7th year. As per the invoice, we got 2" x 6" deck boards but we measure them and they are only 5" wide! We were told these are kiln dried vs. pressure treated (what you get from Home Depot/Lowe's) so now, we cannot find the same size anymore. Richard (the same guy who did the deck) came to assess and said it's the wood seller's fault and not his. Then he told us they were out of business but my wife found the warranty sticker on one of the boards and saw that they were not . Then Richard "offered to open a warranty case with them" (Cox Industries) that required us to submit rotten samples to him (which we did) but this dragged on for months and at the end, he sent us this: Dear Richard,  Viance has completed the chemical analysis of the treated lumber that you submitted for warranty.  I am sorry to inform you that the treated wood does not meet the terms and conditions of the EcoLife Warranty.  Explanation of the warranty denial is below. The wood samples sent showed that they did not meet the required treatment for penetration or retention (pcf) for the EcoLife treatment.  Proper pcf is rigorously tested by the American Wood Protection Association (AWPA).  The AWPA standards are set forth under for the U-1 Use System for pressure treated products. This is itemized in the EcoLife warranty, under "What the Warranty Does Not Cover" as line item #8, improperly treated material. Also during our analysis we found that the 2x6 material did not meet the standard nominal dimensions manufactured by wood saw mills under the standard set forth by the Southern Yellow Pine Inspection Bureau (SPIB). The 2x6 samples had been re-milled after treatment.  Viance prohibits this action because it will take away valuable treatment at the surface of the wood.  Furthermore, this process exposes juvenile heart wood unnecessarily to rot and decay. This is numerated as item #5 in the EcoLife Warranty, under "What the Warranty Does Not Cover". We dutifully had the deck cleaned and stained right after installation, a year after and every 2 years after that - Richard even acknowledged it when he came to inspect our deck. At the end of the day, he told us he no longer uses the wood anymore and build only composite decks and that he can give us a discount if we were to tear out the entire deck and replace it with composite with his company. The original deck cost $12k so I would assume a composite one would cost about $24k ... no way we have that kind of money lying around and even if we did, we would not hire him to do the job. He told us if we regularly maintained our wood deck, we can get 20-30 years of life out of it ... barely lasted 7.

That opened a huge can of worms. After realizing the true cost for a quality awning, this led me to calling contractors to add a porch to our existing, 2-YO deck. I received 5 quotes, some so high I'm still shaking my head to this day at their absurd quotes of over $25K to enclose 216 SF'! The owner, Rich Thomas, came to the house and while chatting with me, drew-out what I was thinking on paper, very quickly and professionally. I was floored how talented he was. His quote so reasonable, I hired Rich on the spot. The crew he sent out, from start to finish, was outstanding. His guys hand drilled each hole to install the 80+ decorative metal tubes for the railing. The tongue and groove ceiling, WOW, what a nice touch and again, the price, extremely reasonable. Below is my final eMail to Rich. I HIGHLY recommend you call them for your home upgrade needs before you sign a contract with another contractor. I've been meaning to write to give you a heads-up; I'm very impressed with the crew that you sent over; from Val down. Your guys are outstanding, hard workers and craftsman. I do mean craftsman. It's nice to see people who care about their work, get the job right the first time, which reflects in the products they create. I also want to give a kudos to Bob's guys. They too impressed me. In both counts, that's something as I do not impress easily.

His responsiveness is top-notch! His communication is 10/10. I had one conversation with him, and he understood my vision completely and helped me create a gorgeous pool. When we ran into minor issues (like a tile being discontinued), he worked overtime to find me a replacement that I loved super close to the original budget. Scot goes way above and beyond most contractors I have ever worked with, and he does it always with a great attitude and smile. If you want the pool of your dreams, with a pleasant, happy overall experience vs the typical nightmare situations we often hear about in the pool industry, then go with Scot and Rutherford Made!!!!!!
