We have had a lot of challenges in our old house and they tackled each one professionally. All of our crown molding fascia on the outside had to be removed. They came up with a design that would fit our new copper gutters. It looks amazing, all of the neighbors have been texting us! Merrick check in with me daily to provide updates. He meets with the crew off and on throughout the day. We sit down for coffee weekly to discuss change orders, status of project and review questions. The team is amazing, they always come to work happy, laughing and truly like working together. There is no smoking or loud music. Our expectations, based on our initial meetings, were to use Owner-Built (OBMS)/Jim Rumler's…read moreexpertise as a second set of eyes to help with the many details - unknown to us - involved with the remodeling project and to save "25% or more" based on viewing his website. First, we did not recognize 25% savings for our project. Our biggest ticket items were our flooring, countertop, cabinets, and electrical. The flooring was purchased using OBMS' manufacturer's discount. The discount brought the flooring to the same price we could have purchased it at using a local flooring dealer. The countertop was market rate. The cabinets were custom-made and one of the only areas we saw savings. The electrical was market rate. Second, OBMS received payment of 25% of the total costs. That included items we secured, researched, and where he offered no value or discount (e.g. light fixtures, appliances, plumbing fixtures, paint). Finally, Jim made *ONE* trip to the site during the two plus months of construction. What he provided was a list of vetted contractors, and a plug-in timeline and budget worksheet for our project. He made a few phone calls, sent a few emails, and texts providing very little useful counseling or expertise. His coaching at one point was to chastise us for not letting him know there were issues with the drywall work. We were also told asking for estimates from a few contractors was "frowned upon" in the industry. We would not recommend OBMS based on our experience.

We live in an older house where rooms are more separate and we wanted a more modern open floor plan. We worked with Owner Built to bring these rooms together. We gutted both spaces and were able to create an open floor plan. We loved Owner Built's designer and the options they provided. Most importantly we liked the transparency of their process. We knew exactly what the contractors were making and what Owner Built was being paid for their services. Our overall spend was 25% less than our best full contractor bid. Our project is on their Facebook page and it speaks for itself. The process was easy, we had daily control of the project and when we needed help Jim (the owner of the company) was always there. We didn't find it harder to "be our own contractor" and actually preferred knowing where our money was going and having more say that prior remodels we have done.
