Pick someone else. This business consists of Dan, a flooring contractor that has apparently…read morerecently become a general contractor and his administrator, Mary Ann. I hired Dan in March and April, 2015 to help me recover from tenants that I evicted when I found out they had 7 cats. They had lied and hidden the cats from my property manager for two years. Dan gave me bids for several tasks related to the cat urine and clawing problems (removing carpet, pad and all tack strips, removing most of the base molding, sealing all the subfloor, installing new carpet, etc.). He also gave me bids for other tasks that I elected to not pursue (new bathroom and kitchen flooring, etc.). I was out of the area on a consulting job, and needed someone I could trust to work on what was agreed and keep me informed. The first problem I had with Dan was his poor communication. It became clear that we were incompatible. He wants to be left alone, and I am a hands-on manager type. I noticed from pictures from my realtor, that work was not being completed. For example, Dan decided to not apply Kilz sealant in some rooms and to not remove all tack strips as was agreed. I had to ride him to stick to the plan. Invoices included "administrative fees for bids and researching materials" that were not in the original bids. I ended up paying a total of $175 in these vague fees and Mary Ann never did provide details. Dan told me some were for "running around." I've never had a contractor charge me for picking up materials. These costs should be worked into the original bid. The final straw was when I found out that after his expensive "research," Dan had chosen water-based Kilz as a floor sealant, when every contractor should know that oil-based Kilz is the only choice when mitigating cat urine. Like the short work above, this sealant work had to be done right if you are working for me. I had to start managing Dan closely, and questioned whether I wanted any more of his help. I cancelled plans for new carpet installation by Northwest Revival Properties and found that Home Depot offered better quality installed carpet and pad for $1000 less than Dan's bid. Now things start getting ugly and vindictive. More administrative fees start showing up on invoices. Dan complains that I am not treating him like a professional. On the final invoice I am surprised to find that I am being charged for his flawed research, labor and material cost for the original application of the wrong Kilz product, labor and material cost for reapplication of the correct Kilz product, and more administrative fees! I fought this during a heated phone call with Mary Ann, making it clear that I do not pay for rework that is a result of contractor error, and she finally agreed to reduce only the material cost by $100. I let it go at that. When I asked them to sign a routine Waiver of Lien, as I always do for contractor work (and everyone should), they got insulted and required that I pay them with a cashier's check. I've never had that happen. All-in-all, I cannot recommend Northwest Revival Properties and, of course, I would never use them again. Dan and his subcontractors' actual hands-on work is good, but supervision is required. The administrative part of the business was disappointing. I paid way too much in dollars and grief for what I got. When Mary Ann asked me how soon I could get the cashier's check to her, she said, "Cash flow is the name of the game in this business." Here is a message for Northwest Revival Properties: You're wrong. Customer satisfaction is the name of the game in your business. There are a lot of other contracting and maintenance organizations in Kitsap County that are easier to work with. One I highly recommend is Action Maintenance and Painting at (360) 697-9701.
