    Redwood Corp (RC) is awful! I moved to Redwood because it was close to so many things, it was brand-new, had a nice floor plan, & just looked like it was going to be a lovely neighborhood that I could call home. There are a lot of areas where they skimped to save money in the building process, which you don't notice until you move in, but I've learned to look past it...UNTIL NOW. Each unit has a floating floor, but recently the flooring has been discontinued, and I'm guessing because the flooring is crap! I've lived here for 2 years and have my home office set up in the den. It's listed as a den on their floor plan. I bought polyurethane caster wheels to put on my office chair to protect the floors, but I've put my foot through the floor in my den twice now. August being the second time, with no resolve. The floor guy came out and was going to pull a piece of flooring out of my bathroom and replace the bad board & then replace the entire bathroom flooring with the new, but none of the boards in the bathroom were long enough...so he glued it. Yes, he glued it. He said there's only a few options: (A) he could replace the whole floor in my den with the new flooring they're now using, but there will be a strip across the middle of my floor where the 2 different types of flooring between my living room & den meet. (B) get RC to replace all the flooring so it doesn't look stupid. (C) put down a mat or rug to just cover up the hole. Needless to say, by the time he pulled out of my driveway, the glue gave way and the hole was back & actually bigger. Yesterday I was told that Nicole Lemire (Regional Manager) said that they would not be repairing my floor because I refused a maintenance request in regards to the flooring and that I never put a mat down, which has made the floor worse. I pay over $1700 per month and should not be blamed or responsible for a hole from normal wear & tear because they've ignored me since this happened. It's just me & my small dog. I am the one who put the maintenance requests in, was there to let them in whenever they came & even took my dog to daycare so she wouldn't be in the way. For Nicole to say I refused a maintenance request is an absolute lie! And, that it's my fault the floor is worse because I never put a mat down like they told me to. First of all, NO ONE ever told me to; it was one of the options the floor guy mentioned, but I kept waiting on a response from Nicole on what their plan was, because in my opinion, the floor still needs repaired, you can't just cover up the problem. If I moved, they would have to repair the floor before someone new moved in. The floor guy told me that anywhere 2 boards come together, if you walk on it enough or sit/stand enough...eventually that lip will break and the floor will cave, so it could happen where my couch is, my counter stools, my kitchen table & chairs, and even my walking path from the patio to the front door...which there are a few soft spots and I can see where one is starting to cave. I shouldn't need to put mats all over my house. I've lived in a house with hard floors and NEVER had a problem with my office chair or any other flooring issues. I was told prior to signing my lease, that there would be a privacy fence between my unit & my neighbor and there would be a fence across the back, because about 6' from the end of my patio is a cliff that drops. Two years later...NO FENCES! My front yard has patches where grass died & never grew back; I can still see the green plastic netting from the sod. They have pulled out dead trees & bushes in my yard and never replaced them. They also laid down blankets of straw/seed in some larger areas that never grew & is now just a jungle of weeds...let's just leave it looking like crap because RC doesn't live here, this isn't their home & they don't have to look at it every day. Walking around my neighborhood with my family & friends when they visit is embarrassing. I've never heard of a property raising rent EVERY YEAR. I received my lease renewal & was amazed that leasing for 12 months was higher than 10 months. If they raise the rent more for a 12-month, then the renter will decide on the 10-month lease, which in turn allows RC to raise the rent twice within a year. Bottom line, the only thing RC takes is your money, NEVER responsibility & they'll talk out both sides of their mouth if it gets you to leave them alone. You can't even call to speak to someone at RC; you will ALWAYS get voicemail & they will just pass the call to the property...even though it's out of the property manager's control. This is what they either don't get or don't care about...people pay quite a bit to live in a Redwood Neighborhood; a quiet neighborhood, but with no amenities, but still, many people move here with the intension of staying long-term, these are our homes...to Redwood it's just about how much money they can make while making empty promises of a lovely neighborhood.

    My husband and I lived at Redwood in Pataskala, we really enjoyed living there for the most part. We did not enjoy when the furnace would kick on or the AC would kick on it was so loud that you could barely hear your TV and that is the same for all their units even in different complexes across Ohio it's just how they're built. The big problem is at move out time they act like You are doing them wrong by moving, and they will not talk to you. They tried to keep our deposits, saying that are pets ruined the carpet , and they absolutely did not. Our carpet looked brand spanking new when we left.. So they replace the carpet and try to charge us. Our pets were not allowed In the rooms that had carpet, we kept the doors closed. They tried to say the person before us did not have pets while we went back and we weren't able to talk to several several people that have lived there a lot longer than us and and said absolutely the lady that lived there did have a dog. We fought them tooth and nail, and finally, they could not come up with what we were asking for as far as proof , they had they had to give us back our deposit in full. I have never not got a deposit back from renting and I always leave a place cleaner than when I got there.I wish I would have read the reviews before before moving there because this is a big problem with renters when they leave. We moved because they were jacking up the price and also to go month to month they to month they want to charge you an extra $500 a month to do that. I'll attach pictures. Let me make this clear; we have never cleaned the carpet, so it had to have been cleaned Pryor to our move in. You will see our perfect carpet and what they were showing. My husband has better pictures on his phone and video.

I pulled the carpet back from a few bed rooms and they had roaches and bed bugs in our carpet. They told us that we would be having exterminators coming in every other Thursday go which they only showed once. After that I kept having to personally go in and tell them that we're having these problems and they'll say "we're getting to it" but have no word of anything. Since being here they changed management working in there a few times and the one I was working with was helping out pretty damn good up until the new management took over (10/16/2024 as I write this). I brought it up to the new management and told them I wasn't paying rent until everything was fixed and basically they decided to kick us out instead so if you have kids and a newborn like I do this place isn't a great fit. They have trash throughout their buildings and over filled trash cans that barely gets dumped so that's where most of not all of the roaches and mice are coming from them we have police here every other day and teens running throughout the building and smoking weed in the laundry rooms at all types of night Like said the place seemed good when we first moved in with previous management but current management is just awful and don't want to listen to the community

    This complex has the worst management I have seen as of yet. Prior to moving in, I specifically…read moreasked for a non-smoking room. We were told we would not be able to see the apt before paying the deposit which I know is standard for most places. When we arrived to move in, the apt reeked of cigarette smoke. My eyes were burning and the smell was awful. The apt door didn't even have a nonsmoking sign on it. I informed the manager and she repeatedly denied anyone smoking in that room. The next day I saw a nonsmoking sign placed on my door. To add on to that, I found pieces of dog food on the carpet which was another reason for my allergies. The manager even said she personally knew the previous tenant and was sure he did not smoke or have pets. The cabinets had a layer of dust on them. I should've been paid for the amount hours I spent cleaning the apt. We notified corporate and a lady came to inspect the room. I gave her the evidence of the pet food I found on the floor, nails, and empty prescription box found in the bathroom along with pictures of the amount of dust on the cabinets. The lady denied any smell. This could be because the management had done a carpet cleaning and put in scented air filters prior to her checking the room. However, I felt as if they were blaming me for making everything up. Needless to say corporate didn't do anything either besides possibly reprimanding the staff. I doubt that even happened as they have not changed one bit. After two months we were finally able to move to a different apt after inspecting it myself for issues of course. I would've gladly driven the 1hr+ to work from the Spruce Run location as opposed to 25min drive if had known I would have to go through all this. It should not be this hard to resolve these issues. The maintenance staff have been rude at times and take their sweet time to come fix even an emergent issue. In addition, I had to ask them to change my AC filter. As of yet, they have not come to change the filters or do room checks which is done routinely at the Spruce Run location. If they had done routine room checks, they would have picked up on the marijuana that was being used by someone in my floor months ago. I had to tell the maintenance man who was present in my building one day claiming he was doing room checks of this matter. It's been a miserable experience working with these people and I can't wait to leave. I suggest to save yourself from this headache and stay somewhere else.

    DO NOT USE UNLESS YOU WANT THIS TO BE YOUR LAWN 5 MONTHS LATER…read more Extremely disappointed with the service and follow-up from this company. After a $15K+ plumbing job at my elderly mother's home, they left a two-foot-high mound of dirt in the front yard that looks like a grave. When I first called, I was told "it will settle" and that they "didn't add dirt," so everything would be fine. Five months later, the pile is still there, completely unchanged. When I followed up, I spoke with a man claiming to be the owner, who refused to give his name. He told me the reason for the dirt pile was that we had received a "landscaping discount" and that if I wanted the yard fixed, I should pay a landscaper myself. For the record, the actual reason we received a discount was because they initially misdiagnosed the source of the flooding in our basement. We were told their solution would fix the problem. When it flooded again shortly after, they admitted it was due to a different issue. That is why we were given a partial discount, not because we declined landscaping services. I explained that leaving a huge mound of dirt in someone's front yard is not a landscaping issue. It is unfinished work. I even asked if I waited a full year and the dirt still hadn't settled, would they fix it then. He said no, they still wouldn't do anything. When I asked to record the call to confirm I was understanding him correctly, he hung up on me. Leaving the yard in this condition, with no attempt to do the bare minimum cleanup, is completely unacceptable. For a $15K+ job, this level of disregard for the final result is incredibly unprofessional. I would not recommend this company to anyone. Unless you are okay with spending thousands of dollars and being left with a mess in your yard and no accountability afterward.

Due to some unforeseen medical issue, he lost use of his left leg and was in a lot of pain when trying to get up and move around. Prior to his next day doctor's appointment, contacting insurance or going out and purchasing one... I called up Chippewa Place and asked if they had a Walker we could use. Spoke to some very nice young ladies that told me they had an extra one and he could have it. How lovely, generous, kind and caring! Picked it up shortly after and it was in remarkable condition. More than what I had in mind and it made a world of difference. They wanted nothing in return other than helping out and being wonderful people. Thank You So Very Much!

    I have been a resident for 12 months. The new owner has put the rent up $300/single and $400/double…read more(a 16.4% rise for 2025). The new owner is a "for profit" LLC and claims the increase is to keep in line with 'current market rates.' In the mean time, the food services has been reduced and the quality of the food sourcing has gone to the lowest possible provider. The continental breakfast appears in advertising, but is not provided in the lease and is only a 'courtesy' from the landlord. The new, absentee land lord from NJ, also has struck out wording from the former lease which would limit incremental services charges to be passed on to the resident. They are in it for the money and residence safety and well being are not the driving concern to providing senior independent living. There are better landlords in the Cleveland metro area which will not price gouge current senior residents with indiscriminate sur charges. Chippawa Place has lost it's reputation as a quality care independent living option and is now under the Horizon umbrella of facilities.
