My mother and I stopped in for the night as we were to attend a wedding the next day. They greeted us when we arrived, showed us around and left us to our night. In the morning breakfast was cooked to order and when I say it was perfect, oh my! And I am the breakfast police lol! The place was very clean, quiet, well maintained and just decorated so very well!!! The couple that owned the place were perfect, nice, more than accommodating, sweet, warm and most of all competent-- they weren't overbearing. It was my first B&B stay, so I had my reservations of course but the BAR IS SET!!! If I'm ever in Palestine again, this is where you'll be able to find me & I really wish my family had just booked the entire B&B, that would have been SO spectacular!! Bad: rude staff at the desk - super rude female night manager. Laughed at me when I asked about the room being comped. Rooms smell of mold. Mold is on window sinks and in bathrooms. A/C Filters are covered in dust and not clean. Bugs everywhere. Stains everywhere. Breakfast is lacking for the price. The price changes in December, for the holiday train month. Take a laptop to each room and see what the experience is like for those staying there. It can't be that hard. For me it's my job and the need to check-in for flights and other travel reservations. Still, a solid choice for a town this size and I wouldn't hesitate to recommend it. One note: there are two small restaurants nearby. One is on the same side of the street. Dine there. I'm not even going to review the one across the street. It's not listed on Yelp and it may be one of the worst restaurants I've ever set foot in. I told the concierge I couldn't do it and cancel my hotel. She said she would still charge me for a night or put me in a smaller room for the same rate. Wow! I said smaller room, higher floor, and a manager in the morning since she was not on the property. Free breakfast was from 6-9am. Pet friendly. At the time of stay - $25 per pet per night - up to two dogs. They have a pool, but of course we didn't use it, it's December. Spaces were clean, that's all I ask for in a budget hotel.

The front desk clerk was very friendly and gave me my military discount, making the room exactly the same price as the nightmare place down the street. No problems here! The room is basic (as one would expect), but comfortable...and did I mention, clean?! One of the things I liked best was not having carpet in the room. With flooring you know what's the n the floor...not so with icky, old carpet. It was a bit noisy several times in the night (mostly cars and people in the parking lot). However, a pleasant enough place to stay overnight while on the road.
