The community was always super clean great amenities very pet friendly if you are a dog lover like myself. The staff was always A1 with their communication and overall friendliness they hosted really great resident events. Krista, Jessy & Sarah (all the other were also I just remembered their names lol) were great and were always super helpful anytime I had a question or concern also they had onsite security at night which I appreciated greatly. They should put less of the budget into hosting unnecessary events and more into opening up accessible and free parking to residents. People used to have to park in the fire lane because parking would fill up so fast but they resorted to sending their security to slap down parking tickets on all cars parked in those marked areas. Would definitely not recommend living here if your household has more than one car. Wish they would have disclosed all the parking troubles when I first toured. It's a shame the parking is pretty terrible because I enjoy all the other amenities this place has to offer.

There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

The new owner (C.G. Falls is one of the shell companies identified as owner) bought the property in November and the nightmare started immediately. The last owner was also a corporate one but they were transparent about how much your rent would be each month because it's in the lease (which is a binding contract of course). This owner includes the monthly rent in the lease, but they also include a shady addendum that vaguely states that utility fees above your monthly flat fee would be billed as "excess utilities fees". They originally charged a flat fee as the base utility fee. Mind you, this is just for water, sewer, and trash. Of course, the company immediately increased the fee from $70 per month to $85. From the very beginning of my lease term, the owner charged these fake "excess utilities fees". I was annoyed, but the first month it was only about $20 so I didn't think too much of it. The next month, they charged me $40 above the $85 fee. Then, in March, that extra fee jumped to $80. This was in addition to the monthly flat fee of $85, so the total fee I paid was $165. Then, April, the company stopped collecting the $80 flat fee (without any notice), so I was charged the supposed full amount of usage, which had magically jumped to nearly $200. When I paid the rent today, I found out I was being charged $300 above my monthly rent. This is an illegal monthly rent increase. And keep in mind these extra charges ONLY increase each month and never decrease. Fluctuations in utility charges do not exclusively increase and County utility fees do not increase every month. The company gets away with this scam by using a system called Ratio Utility Billing System (RUBS). This allows the landlord to rob residents blind because it lacks any accounting of the fees and is deliberately opaque, making it impossible for residents to see how the fees are calculated, so the company charges whatever they want every month. It's basically a side hustle for the company. The reality is that you NEVER know what your rent is-just that it will be higher every month. You do not have any time to question these extra fees. And you will never receive an accounting or a copy of the master utility bill to review. I have requested both and been blown off. Instead, the owner uses "ledgers" to show tenants how their total rent was calculated for that month. They just put any amount they want. The ledger just namee each utility item and your supposed usage charge for each. SCAM! These rent increases (since this what the scam really is) are unlawful. Again, think twice about renting here-at least while this company owns the property. You will be stressed every month- especially if you are on a tight budget. Each month I am frustrated and angry. Dealing with this has become hell. Remember that, because of these fees, rent increases every month and you never know how much you're expected to pay, making it impossible to budget. I've lived here 7 years and was happy until now. I was never charged anything more than my monthly flat fee for utilities. Now, I regret renewing my lease. This company needs to be put out of business. No one should be expected to live with the constant stress of not knowing how high your rent will be because of these fake fees. At this rate, it is likely to double and then some in the very near future. If you are thinking about renting at the Falls at Arden, you need to seriously think about how much rent you can afford. If possible, talk to current tenants about these issues and how they are dealing with paying more every month. At some point, it will become unsustainable and you will have to move. The company uses the housing crunch to squeeze tenants for every penny because there isn't enough available housing. Do you really want to deal with this? I know I don't.

I moved out two weeks early, completed a pre-walkthrough with maintenance, and was told everything looked good. I even paid to have my apartment professionally cleaned. I left the unit in pristine condition -- no children, no pets, and no excessive wear. Then came the nightmare. After days and weeks of calling, leaving voicemails, and trying to speak to an actual human being, I got almost no communication. When I finally received information, I was told I owed nearly $600 beyond my deposit. On top of that, there were confusing and inconsistent lease terms -- I signed what I understood to be a 12-month lease, yet somehow they claim it was 13 months. My move-in was 4/16, I moved out a year later on 4/20, yet I'm being charged through 5/7. That math makes absolutely no sense. To make matters worse, when I went online to pay what I thought was my remaining balance, the system showed I owed over $1,200+ for a single week. The lack of clarity, accountability, and basic communication is beyond frustrating. The staff seems to have zero authority to actually resolve anything. You get passed from one person to another, with no real answers and no follow-through. And perhaps most concerning -- two weeks before moving out, I was verbally threatened and called obscene names by another tenant. I reported it to security and staff, left messages, and never received a response. This complex may look nice on the outside, but appearances are incredibly misleading. Between the lack of safety, nonexistent communication, billing confusion, and complete disregard for residents, I would strongly caution anyone considering moving here. DO NOT MOVE HERE if you can avoid it. You may end up paying far more than expected -- financially and emotionally.
