Frankly, I don't understand the 5 stars reviews and need to express some doubt as to their validity. My experience with Viktor Manrique was not positive. He was the most unresponsive and most unhelpful listing realtor throughout my buying process. He ignored requests and inquiries by my buyer's agent or his assistant; he was in the wind. An issue arose 21/2 years aftrer COE for which both my realtor and I sent numerous emails to him with a question for the sellers - he not even responded or acknowledged the emails, let alone assist with the request. While none of this is illegal, it is not good practice to not even adhere to the slightest professional courtesy and social conventon of responding to emails, texts, calls. I'd stay away from Viktor Manrique and would personally not buy a home where he was the listing agent no matter how much I liked the house. read more

Nothing short of repulsed by this realty agency and their business practices. We've been in the market for a house over a year with a dedicated buyers agent with what's been an intensely competitive housing market. After bidding for a probate property where Viktor was both buyer and seller agent on the sale, we came to find that the property was sold to another buyer for less than our highest bid. We were also told that we weren't even in the top 3 offers. Additionally, Viktor was highly unresponsive when our agent contacted him regarding viewing and submitting the offer. I'm uncertain whether Viktor even presented our offer to the probate court. Please avoid at all costs, this sort of illegal and unethical business practice should never be condoned under any circumstance. read more

Pre-pandemic, Viktor provided a super friendly one time 1st interaction (worth a Star), where we advised him about our excitement to move into the Hercules area, and that we wanted to pay the full asking price on one of his listings. He informed us that the owner wouldn't accept anything more than 15k over the listed price, but that he would talk it over with the owner and call us back. Viktor never called back and ignored our calls, as we tried for several days with leaving respectful messages on his voicemail, and via email. We completely understand the competitive market, however, the lack of basic courtesy for those not throwing the highest offer is unacceptable and an unethical business practice, as a CA licensed broker or agent. read more

Most unprofessional group of realtors I have met with yet. Unorganized, rude and classless. I'm very disappointed with the experience of viewing a potential new home with one of Viktor's associates. I'm actually appalled at the way I was treated and the behavior I received from an agent representing this joke of a company. After viewing the property and getting harassed I tried to complain to Viktor via phone and expressed how upset I was and how unprofessional his associate was. He barely listened and defended his coworker and completely dismissed everything I said. What kind of crap company deals with potential clients in such a rude manner. I'm very happy to say the rude awakening led me to research further into a different realty company I would be happy to give my business to. So if you want the most awquard expierences EVER when you are looking to give someone 15-20k a year to rent a spot, look no further!!! They looked at me and my friend like we were aliens speaking a foreign language. Made me feel bad for even asking them to rent a property that I know one of their agents showed me a few months ago. Then when we asked if they had any connections on renting places they said "we have nothing for you...." WOW I have never felt so wierd EVER, I'm all about customer service and I give them a 1 star ONLY bc I can't give then a 1/2 or .25 star! By far the worst expierence w a realator ever so again if you want 6 people in a office to look at you like you are a alien and have you feeling awquard then this is deff your spot. I had a really bad experience with this company and then later went on to find out I wasn't the only person who was not treated professionaly. Richard white was the rental agent he didn't communicate what was happening thru this process went in to retrieve my papers was told that someone else would help me find a rental but to no avail did that happen either. I was working with Viktor and his assistant Jaime on a property they were going to rent out for an owner. I wanted to see her property so I called spoke with Jaime and he says to meet him at the property at 2:00 i get to the property at 1:55 and no one is there but the owner of the property. We knock and she kindly shows us around for 35 minutes which was really nice of her bc that is the job of the realtors who didn't even show up until after she had showed us the entire house. She expressed how much she liked us and wanted us to have the house. So we put in the application on line and in person and via text. (They claimed to not receive it online i put mine in in person and i texted a pdf copy of my husbands to Jaime which he claim he never received). After multiple attempts to contact both the assistant and Viktor with no response, Viktor finally answered after a week and a half. He proceeded to tell me that they contracted it with someone else because they couldn't reach me. I find this disheartening and frankly hard to believebecause I was in contact with them for 2 days via calls and texts then randomly not able to reach them at all, now all of a sudden i am able to reach them AFTER they have given the home to someone else. Viktor talked to me in a very rude and unprofessional manner. If you are a home owner or a renter beware!!! read more

They made me feel like I got the property, and then gave me the run around about how I needed to turn in more forms for their approval. Then at the last minute, they told me I didn't get the rental property I was applying for and that it was my fault for not getting the property. I would not recommend them to anyone as realtors as they are not trustworthy. read more

"My Clients Are My Business" is the first line on Victor's website. It pretty much sums it up how their office is run. They'll be nice to you and you'll feel welcomed and befriended, but at the end of the day you're a dollar sign to them. Several months ago, I ended up going through another real estate agency because neither me nor my husband could get any calls returned from Richard. I even showed up to the office unannounced, but only a non helpful receptionist was there. She seemed more bothered by my presence than the fact she had red lipstick on her teeth. After several days of having my call forwarded to a voice mail, we gave up trying to inquire about their properties. I later found out that these two guys are heavily involved in Hercules events and politics. After hearing that, I'd definitely second guess having an agent with a political agenda. But kudos to them for hosting a small community pageant. Coincidentally, my neighbors down the street bought their house through Realty World. After my husband spoke with our neighbors a few days ago, is when I decided to post this review. During the process (when Realty was working for a check), their phone calls would get returned the same day, they went out to dinner with Victor, and created a "friendship", but after all the I's were dotted and T's were crossed, Richard and Victor were "very busy with other clients". I get that they're a business, but how tacky of them to be that disingenuous. It is not hard to find another agency in Hercules and I strongly suggest that you do. Unless you prefer to be placed on the back burner... I'm glad I did NOT follow through with them. I've never seen a real estate office treat potential clients like that. I am finally a Hercules resident thanks to my new agent! And yes, she still returns my calls even after we closed escrow! read more

This company is shady! Viktor scheduled an appointment with me to discuss marketing. During the meeting he had two additional people present. He introduced them as a Hercules city council member and another gentleman involved in overseas real estate investments. Long story short, we agree to terms verbally. Viktor asked me to put it all in writing so we can make sure we're all on the same page. I do that and then proceed to set up a "creative meeting" with my web developer/programmer and my video production director. Viktor completely wasted the time of all three of us by not honoring the verbal agreement we had to move forward. I wouldn't of brought in my team to do a "creative meeting" if Viktor didn't agree to move forward! To make matters worse, Viktor said in a matter of fact tone, that the "city council member" who was at the first meeting was also HIS attorney. Beyond the obvious misleading introduction during the first meeting, I find that to be a bit shady since Viktor Manrique is the real estate agent chosen to sell the City of Hercules interest in the waterfront development. I would believe it to be illegal to have a city council member as your attorney and then have that same city council member being part of deals the city gives out to you. I'll leave that to some local investigative reporter to dig into, but go up and down the Hercules waterfront and you'll see Viktor's signs all over the cities properties. Then do some research into whether or not, any city council members work for Viktor directly as an attorney (as Viktor claimed). *If you're in the press and you want more details about which city council member it was, email me! I post all this as a warning. Viktor handles people's most valuable asset. If I was deciding whom I was going to choose for my real estate agent, I wouldn't want someone who dealt with others the way Viktor has dealt with me. I'm mad enough about the way Viktor treated me, that I'm willing to offer my marketing and video production (TV commercials) services AT COST to any local real estate firm who wants to go into Hercules, Ca and dominate the market. *This ad was originally posted in the real yelp reviews when I created it. Viktor signed up for service (I saw his yelp ad about a week later) and suddenly, my review was made to disappear into this section. Thankfully the way Viktor treated me wasn't a fluke. He seems to behave unprofessionally towards a lot of people as the reviews have shown! Yelp should be ashamed for hiding real reviews!! It's the main reason I don't use Yelp more. Hello! Just to give you a heads up if you are a person of Color possibly looking for a home and you chose to use this business, PLEASE BE AWARE! My experience has been one of disappointment! The first time, the owner scheduled an appointment with me, and never showed up, never called, absolutely no communication. My second experience was a MAJOR disappointment. I was given two different explanations of when they were to recieve information from the owner. I never received a call back from anyone in the office following up to give me a status of my application. I always had to ininiate the call. Just had a gut feeling, these individuals weren't forthright. Viktor Manrique made millions during the real estate boom and then had the audacity to drive around town in a huge van that said "Repo's". I'm sure many if not all of those repos were homes that he made a huge killing off of the first time around, he was like a vulture coming in to pick off anything left on the bones. What got me was he seemed so clueless that driving around in that van was not only in poor taste, it was cruel. I remember he tried to flip a house on Hercules Ave in downtown Pinole and sell it for 1.6 million dollars, oh about $1.3 million overpriced. I've met him several times and he always struck me a guy with no consciencous. When my husband was dying and my home was in pre-foreclosure, he would put flyers on my doorknobs all the time. Finally I wrote to him and told him I was refinancing through HAMP and do not upset my children any more with his flyers and driving by my house every week very slowly in his 'Repo' van. He did stop for about 6 weeks, then started right back up again. Real nice guy. read more
