    If I could could leave less than 1 star, I would. The property managers for Shores of Panama 1117 are scammers and liars. They told us in Booking.com that we could cancel for free, and then later on deleted that option (even though it was ahead of time). They failed to display their cancellation policies clearly, and it is all the way at the bottom of their document, in tiny print. Their communication is downright outrageous. We waited longer than 48 hrs for them to waive the cancellation fees as allegedly promised, and only after I called Booking customer service, we received multiple responses from them declining our request. It's crazy that we have to go through customer service to even get a response from SOMEONE. These people are money hungry and do not care about you as a guest. Their policies (after being advised to look for it after the confirmation email) do not leave any room for emergencies. They just want to take as much money from you as possible. I CAUTION AND ADVISE YOU: DO NOT BOOK WITH REALJOY VACATIONS, ESPECIALLY SHORES OF PANAMA 1117. Or you'll be billed $350+.

    We booked a beach condo through Real Joy Vacations in The Majestic Beach Towers for July 21-26, 2025 in Panama City Beach FL, and were shocked at the condition of the unit when we arrived. The photos in the listing are completely misleading -- what we walked into was filthy, moldy, and unsafe. Here's what we encountered: Black mold in both bathrooms -- all over the ceilings, throughout the master shower, and on the second bathroom's shower curtain. A strong, musty odor, as if someone tried to cover up the smell of mold with air freshener. A broken master bed. A dirty refrigerator. A ripped, stained couch, and sofa bed blankets and mattress cover that were visibly unwashed. Broken, dirty patio furniture and a filthy balcony floor. Flooring scratched and torn, looking like dogs had clawed it up. We couldn't even use parts of the unit due to the health concerns. Family members experienced skin reactions from the mold, and we ended up sleeping and showering at a relative's nearby rental instead -- completely disrupting our trip. We contacted Real Joy immediately. To their credit, the manager was responsive and sent a cleaning crew -- but the mold couldn't be fixed during our stay, and no other units were available. We stayed in daily contact, submitted photos and videos, and were told a refund would be issued due to the severity of the conditions. Ultimately, we were refunded only $400 -- which doesn't even begin to cover the cost of a 5-night stay in a completely uninhabitable unit. The update we received was that nothing further would be done. We paid $2,249.44 for this vacation, and got an unsafe, unsanitary rental that ruined our plans. Real Joy failed to deliver a habitable space, and their refund offer was deeply disappointing given the circumstances. Avoid this company. The listings do not match reality, and the refund process -- even when the unit is full of mold -- is frustrating and inadequate. We're sharing photos to show the real condition of the rental. Don't be fooled by the pictures on their site.

    The experience was absolutely horrendous booking with RealJoy. We rented a unit managed by them on Airbnb. One of the first descriptions under the listing were "Gulf Views from the Balcony" "Balcony construction on Tower I began in May 2025. The project is set to complete Sept. 2025. The balcony at this unit remains open until further notice, though guests will hear noise as others are worked on.**" This was a complete lie. OUR unit's balcony was being worked on. From the time we arrived we were exposed to men on our balcony performing extremely loud jackhammering to OUR balcony at 4 PM. The balcony was boarded up with no access. RealJoy intentionally concealed this construction in order to continue to rent out the unit. We came on this trip for our HONEYMOON! We could not even hear each other talk in the room because the construction was so loud. Construction started again the next morning at 8 AM. The blinds in the unit were so thin and cheap, the men could see us through them, vice versa. How embarrassing. We reached out to RealJoy immediately and their response was Hello, I am sorry about the confusion. It was listed in the property description. CONSTRUCTION !!! Luau I is currently undergoing restoration. Guests may see equipment and experience noise from exterior work during the hours of 8-5. Balcony access may be limited. Please let me know if you have any other questions. THIS ABOVE MESSAGE WAS SNEAKILY ADDED AT THE VERY BOTTOM OF THE LISTING AFTER WE RENTED IT. It still doesn't make up for the fact that the original listing claims construction would continue through September. They only seemed to care the next morning once we got Airbnb involved and let them know we were leaving the property and considering legal action. We did some research and realized that this is not the first time RealJoy has done this. They offered to move us to another room, but we had no desire to do business with RealJoy after seeing the other terrible experiences from renters and their carelessness. Roaches, mold, etc in several units. Didn't care to take our chances. They claim they processed a refund, however this was one of the most important, special occasions of our lives we will never get back. We drove 5 hours one way just to drive back 5 the next day. Attractions were booked ahead of time, we even booked a photographer. None of which we got to experience. To top it all off- The floors were dirty and the room had a funny smell. The chandelier is also horrendous. DO NOT BOOK WITH REALJOY!

    Windward 408 at Edgewater July 2025 Avoid RealJoy Vacations - Misleading Listings and Unacceptable Conditions I recently stayed at Windward 408 at Edgewater, booked through RealJoy Vacations over the July 4th holiday, and I feel compelled to warn others about the experience. The condition of the unit was far below what was advertised online. The photos posted do not reflect the current state of the property. Upon arrival, we were met with a strong, unpleasant odor. Two dirty rags were left in separate restrooms, and there was visible black mold in the hallway air vent and the master bathroom vent. One of the bedroom walls had what appeared to be vomit or urine stains, which were never fully cleaned, even after a second cleaning crew was sent in following my complaints. Only one of the sliding doors functioned (in the master bedroom), the baseboards were broken and dirty, and there were rusted hinges throughout the condo. The box springs in one room were heavily stained, and nearly every wall had visible marks or grime. I have never stayed in a vacation rental that was in such poor condition. When I called RealJoy Vacations, I had to escalate the issue before anyone responded. They admitted the unit had only recently come under their management, but that does not excuse listing it with misleading, possibly outdated or enhanced photos. To me, this constitutes false advertising. Unfortunately, I was also unable to leave a review on the RealJoy website, which raises further concerns about transparency and accountability. I strongly urge others to avoid booking with RealJoy Vacations, especially this unit. "Nasty and run-down" is putting it mildly -- this unit should not be rented in its current condition.

    So automated they fail to copy and paste the correct name. You'd think a $2K stay would get you better customer experience.

    Who charges you $422 then leaves the place filthy and forces you to stay during a hurricane? RealJoy Vacations! My family and I recently booked a 6D/5N stay at 42 Grayton (a RealJoy property). The automated emails and check-in info was streamlined and a breeze, but the issues started the moment we walked in the door. Upon our check-in we were greeted by cat on the porch, filthy floors, stained sheets, food covered kitchen cabinet handles. Made a pot of coffee and almost had a liability suit due to a broken handle on the pot making the pot unusable for safety reasons. We contacted their customer service and provided evidence (photos and detailed descriptions) and were given scripted apologies and assured the unit would be cleaned. However, it was so dirty that we cleaned it to the best of our ability after buying cleaning supplies to self clean the unit despite almost spending $500 in cleaning fees. Finally, a storm that quickly catapulted into a hurricane (projected CAT 3) was reported to AirBnB as a "mild storm" and the reservation would not be changed. If it were a mild storm why would multiple service trucks and contractors be on the property securing, landscaping and literally "preparing for a hurricane" from the mouth of a service professional hired by the HOA. Even the company called to say they were having service people arrive to "secure the property"! Why would you secure anything for a MILD STORM?! After the GOVENOR issued an evacuation order for the area and we provided 8 weather news station screenshots, articles and the governors notice, they DENIED a 2-day refund. I've never had such an incredibly horrific experience in my 25 years of traveling. The lack of cleanliness, liability and lack of corporate accommodation and customer service is laughable. We checked out regardless I pray no serious injuries happen to any of their guests during this "most aggressive storm the Gulf has seen for time" according to the National Weather Service and if they do, perhaps that will be the lesson this company needs to do better.

    we have worked with these people for days. we had to be moved from our vacation condo due to damage from the extreme cold. we have ended up in a dump!! we paid for a ocean front beautiful condo. Even the refrigerator is not cooling. they just called and offered a cooler with ice..lol what the?? Yep. Cooler with ice in frig til ?? 5 star service.. what a joke..

    My friends and I stayed at their Alerio property in Destin on the 4th floor last weekend. We got on elevator A at 5:57pm in our building on the fourth floor on our second evening there to go down to our vehicle. We got in, I pushed the button for floor one. The door closed and we sat there. I tried to press the button to open the doors and it did not work. I pressed the number one again. Then I noticed the screen that shows the floor flashing *0S and *F3. I pushed the alarm button for help. Nothing happened and no one answered. I press the button again. No one answered. I pressed the button again and no one answered. After reading all of the signs to try to find a phone number to get help, the only thing left to do was called 911 at 6:03. They transferred me to the closest station and three firefighters showed up to get us out. There was no breeze. It was very hot and stuffy and I was sweaty profusely. RealJoy refuses to take the situation seriously and likens the situation with the elevator to the lawn care - they don't manage that. So, if you're looking for a 5 star stay and consider getting trapped in an elevator on your bucket list for vacation, please go ahead and trust them. I wouldn't recommend it or them!

Throughout the years I've stayed in almost every condo on the first floor, and 209 and 211 on the second floor. Every time it has been wonderful. Check in is at 4, which is kind of late. But if you show up early and your room has already been cleaned and inspected they will almost always allow you in. The front desk staff is extremely friendly and helpful. I've never had a bad experience with them. They always greet you with a smile and are super kind. Almost every condo has a king size bed, 2 bunk beds, and a pull out couch, so you can easily fit 6 comfortably. There is a full kitchen with cookware, 2 bathrooms, and one shower. From the living area there's a back porch that overlooks the gorgeous powder white sand and emerald coast. You're provided with 2 chairs and an umbrella. On the first day you go to the beach you can reserve your spot for the week so I would recommend getting to the beach early the first morning. There's also a pool and hot tub in the complex for when you need a break from the beach. One huge plus of staying here is that there is only 3 stories. The beach area behind Destin Beach Club is reserved for only residents so the beach is never overly crowded at this condo. Since you're right on scenic highway 98, you're close to everything there is to see and do in Destin. There's a plethora of restaurants, souvenir shops, and shops. You're also right next to the Destin harbor and all the new things it has to offer. Because of the great staff, amenities, view, and less crowded beach area, I would definitely recommend Destin beach club to anybody who is traveling down to Destin. Absolutely love this place, so many happy memories. Can't wait to be back!

The room wasn't as clean as it should've been when we arrived, despite smelling clean. Our feet turned black and we do not wear shoes in the room- they come off at the door. The pictures give you a false impression that the resort is on the beach. It's not. In fact, it's located in the most touristy area of Destin and you have to take a shuttle to get to a beach or drive. The hotel beach is a joke. No restroom, no waves- just sand and sea water. There a significantly nicer beaches and water just a few minutes drive away. The Wyndham. It's standard for them to chase you down to attend a meeting, but the rewards are minimal. The pool- that's a joke too. Constantly dirty. Why? Because it's entirely too small for the vast hotel. There are not enough chairs. Towels- they give you a card to exchange for a towel. Lose it and it cost you $25. This doesn't scream luxury, more like cheap! At night you hear the party people down below. Here's what we liked. Our room. We had a 3 bedroom and despite finding someone's fake nail and candy wrappers, it was spacious with an incredible patio. Our view was perfect for the fireworks. Will we stay again- nope. Would we come again to this part of Florida, perhaps because the beaches- Miramar beach and Henderson state park beach were unbelievable! We would pay rather than stay here again. We drove around looking for Harbor Suites and finally went into Emerald Grande and they said, "yes this is the hotel!" We booked a suite for 3 adults and 3 children through hotels.com in Dec. 2025. Our confirmation states, "luxury room, multiple beds, balcony." When we checked in we stated we had 3 adults and 3 children. We were given a room in Harbor Suites. The room was not a suite! It had 2 beds for 6 people! We called down to the front desk and were told there was nothing they could do about it and all other rooms were booked for the night. We asked for rollaways and was told you don't provide them. So that meant 2 people in our party were to sleep on the floor!!!! I went down to the front desk with our confirmation and was told because it was booked by a third party, there was nothing they could do. After another discussion with the woman at the front desk, she said there was nothing available and nothing she could do. I said, "We need to solve this problem. How can we come to a solution?" The woman at the front desk said I could pay for another room. At this point I was done arguing and said, "If that is all you can offer, then I will have to pay for an additional room." Which I did and was given another room in Harbor Suites. When my 8 year old grandson entered the bathroom of this room, a bra was found hanging on the back of the door! The front desk called and said a woman had left it in the room after changing into her swimsuit and she wanted it back. So the woman and someone from the front desk came up to the room to retrieve the bra. So we were given a room someone else had occupied and no one from the hotel went back into the room to see if it was ok to reassign. We were appalled by this. Is this the kind of quality you approve in your resort? I was done dealing with the front desk and chose to write this letter instead. We were offered a $25 credit to one of the restaurants, but does this really compensate for the bad experience we had? And we don't understand why you push the blame to the third party booking company? Why do you continue to allow this third party to offer your rooms if there are continual problems? As a consumer, it appears both businesses were at fault, not the hotel guest. What a great location with many nice amenities. However, we cannot recommend this resort after our terrible experience.

There's two sides to Sandpiper Cove: - The gulf side has a surprising number of beach front units & Rick's Sand Trap Beach Bar & Grill. It's has a private entrance that requires a code to enter by foot or by car. - The larger area of Sandpiper Cove is just a quick walk across Gulf Shore Drive & has all the pools, tennis & pickleball courts, 9-hole golf course & putting greens as well as the restaurant (Louisiana Lagniappe). That side also has a gated entrance. Most security guards seemed friendly checking car tags & waving guests in. BEACH: The private beach access with chairs, umbrellas and a snack shack was so convenient. The chairs/umbrella perk seems to be dependent on the individual condo owners so make sure check your condo's listing to see what's included. BONUS: We spotted a pod of dolphins our first morning- there had to be at least 6-10 swimming around so close to the shore. Our particular unit seemed to be recently renovated with a nice kitchen, new & well maintained appliances, comfy beds and decent size patio which was fenced in so our dog could walk around too. We were in the larger area of SPC & only a few buildings over from the security gate so that translated to a quick a 5 min walk to the beach! The location was perfect especially when we decided last-minute to try to catch the sunrise & sunsets. PETS: Welcome in some units & the fee is very reasonable. Guests must present current shot records at the security gate when checking in. My pup was even issued her own Sandpiper Cove resort band (so cute!); the tag isintended to go on your dog's leash. Units vary by owner so it really depends on what you want & need: upstairs or downstairs, quicker access to: golf, tennis, pickleball, beach, pools, hot tubs. Overall, recommend SPC & would stay here again.
