I am a landlord. I have two units which are managed by Real Time/ Pure Property. I think after reading the number of negative reviews, that I needed to speak up. I have found this management company although not flawless to be better, prompter with maintenance requests and more meticulous in their book keeping than our last management company. . We keep a high end maintenance unit and my tenants have had very little need to call for assistance. However, on the times that I have called, I have found Christian to be prompt in finding me assistance. My only complaint would be that I was not given a heads up on the change-over with staff last year. I am still feeling that this company is trying to make their goal excellent service for tenants and landlords. Thank you for the forum to speak up. read more

************************BE AWARE******************* This is honestly one the worst reality and rental companies iv interacted with and I've ever dealt with along a lot of unknowledgeable people. No one elver answer theirs phones, always goes straight to voicemail. Then I was told that I had to wait an extra few days due to the house being cleaned by a third party cleaner. I was ok with that. But when I arrived theirs spider weds and cob weds literally in 90% or ever corner in ever room. They make you pay an additional fee of about 40$ a month for maintence service and two hvac filters, and to use their site, (NON negotiable). When we moved in the Base board we're very dirty as well as coming off the walls, not secured, outside deck wood is rotting and has not been treated or sanded and now poses a hazard for my wife n children, and also has vents in the floor not the correct size so now causes an additional trip hazard, even after reporting it they refused to take action or fix it. So now I wondering why we pay this fee for? If you from this area or new to the area I would HIGHLY RECOMMEND that you and your family work with a different company. In my opinion I feel like these people are not courteous to the customers, respect the customers, nor care about the safety and well being of they children and family. I have a baby and a wife walking around, and they could get hurt but hey it's not their problem right!? The house had a lot of issues and they kept differing to fix it stating oh it's all up to the owner to fix these issues .... that's weird I don't remember paying the owner n renting the home from the owner, no I renting it from them. But anyways a couple months go by and while their person was onsite looking at a window that wouldn't close(again took over a week to fix it) one of the "good boards" which was rotten snapped while I was stowing on it and fell through the deck! Once again I reported it and told them what happens. Amber and Janelle kept forwarding my calls and no answering emails. Then when they finally spoke with me they were rude and didn't care. They acting like oh it's no big deal. And they instructed me oh just don't ever use the deck you'll be fine!! The nerve of some people. Staples in the carpets were lifting and cutting my feet, the bottom stairs the to deck as of right now are still not touching the floor. So the entire deck stairs sway when walking down them. It's ridiculous. Then they said oh well if we can't please you or be up to your standards then you can leave!! RUDE! So I started looking and found a place, then I get an email saying their no longer working with the owner, and said to print out the statement that I could leave without penalty incase the owner backs out of the offer. So I did. Then a week later their working together again. So I inform Janelle that I am going to terminate my lease without Penalty in 30days. Then she informs me that I'll pay a termination fee... but wait!! I have documentation stating I can terminate without penalty and you told me to keep that info when you stopped working with Ed, the owner, but now that it's on you I have to pay a fee? These people are ignorant, and unprofessional. No wonder people don't wanna work with them. And I'm still waiting on my promised walkthrough paperwork, and my deposit which in another day will be 21 days, (the lay that stares I must get back my deposit) and I highly believe it will not be here in time. Oh and then Janelle says well I sent your deposit to the owner so now it's up to him to send it to you!! I didn't pay the owner or give him the deposit I have it to real time leasing. Thief playing games. And are trying to screw people when they can No wonder the owner of this property terminates their contract with real time leasing. I wouldn't want to work with them either. Long story short, Janelle and amber unprofessional and rude. Real time leasing is pathetic. Go through anywhere else but here. Update Just got another emails from real time leasing apparently they are not longer going to respond to my emails, but I was charged a cleaning fee. And not giving any proff and why or where they cleaned. I have picture proff the home was cleaned prior to leaving plus I paid to have the carpet professionally shampooed. And they still charged me over 500$ in cleaning fee but will not provide an invoice for it. Another great perk from working with them. read more

One of the worst honestly. Found a place that I wanted to check out and obviously only FRIDAYS at 12PM was available. So I messaged ALEXA BENDER about doing a different time because of work and instead she was giving me an attitude. Seriously???? You're a person trying to rent out a place and we're your customers who are looking for a place desperately and instead of trying to find a right time to work for the both of us, you go and say that you can't???? This person shouldn't work at all if she don't know how to go around the bush and work with customers!!! So! I took my time to schedule off work for this upcoming Friday just to gn t a email saying that my showing schedule was CANCELED!!!! YEA! What a great service you give!!! If you are a landlord, this is not the team for you. They care more about the tenants than the landlords paying for their services. Over 8 months they had 4 units for us. They never achieved over 50% occupancy. They treated my questions like giant burdens and would not attend appointments that we set up in advance. Deb and Lynse are the worst. What a terrible business model, backed up by incompetent employees. I was asked a few marketing questions followed by a series of other qualifications required to rent. I had two very easy questions that couldn't be answered. Listen, if someone wants to hand you money, fight for it, don't just take my all my info THEN ask me to go online and fill out that exact same info to schedule an appointment, that's why I called!!! Now I have to twiddle my thumbs to go see a showing?! You guys should be jumping all over me wanting to rent a property, yet I can't even figure out when someone will find the convenience to call me back to simply show me a property for 20 minutes. Real Time Leasing is supposed to be managing my property for me. The last tenant was a difficult one so I decided it was best to place my own. I was charged $825 for "tenant placement" even though I was the one who found the tenant. This fee is to cover listing, showing and placing a tenant. I decided to go ahead with the $825 to have them manage getting the tenant settled. They also did not do this. I assisted the tenant with the lease. Managed the walk through and was the middle man for all communication as real time leasing was unresponsive. They also charged my tenant $100 because it was "company policy" without any consent from myself or the tenant. Their lease states that at renewal a $100 fee is charged. This is a new agreement not a renewal. There should not have been a charge for $100. The previous tenant left the property in poor shape. There were many charges to the tenant for work that I completed or that has not been completed that Real Time Leasing has held for themselves. During the lease they did not ensure that the tenant was following the lease which cost me $1,465.81 which I was unable to recoup from the tenant until months later. I have given a detailed spreadsheet showing what is due to me and it is clear they do not communicate between departments. For example: tenant left a leak under the bathroom sink without notifying management causing mold. Real Time Leasing found this during the walk through for the end of the lease for the previous tenant. Since this was tenant negligence it was to be charged to the tenant. Real Time Leasing charged this to me. When I questioned it they stated that "this was not present upon move out". Another issue is the microwave had a broken latch which they charged $232.87 to fix. This microwave still stops working from time to time. I could have purchased a new microwave for $249. It was Real Time Leasing's job to look out for me and my interests but it appears they no longer have the desire to do that. There are multiple items that were charged against the tenant security deposit which they have also charged to me. Having been in direct contact with the tenant I placed I have learned that real time leasing is not only nickle and dining me but also my tenant and placing the blame on me. They're license to practice had expired and they sent my tenant a notice and let them know they could withdraw their application for my property without ever telling me. I found out from the tenant. We rented through Real Time for 3 years. During that time we always paid our rent on time and made sure we kept up with maintenance on the house. Communication was never really great but for the first 2 years they at least responded to emails and vm's or maintenance requests. It all started this year 2022 around about March. We were called and told a realtor would be coming to look at the house. Which was fine the owner wanted a quote on how much he could sell the house for. All fine and dandy right. Couple months go by and a few more realtors come in and look at the house. Come June we asked the leasing company if the owner was planning on selling. There response was "we do not know". Okay fine technically they didn't have to tell us until the end of July if our lease was not going to be renewed. In June another realtor came out and we asked them if the owner was for sure selling. He stated yes. He also told us the landlord had agreed if we found a place before our lease ends September 30th 2022 he would let us out with no penalty. After said realtor left I called real time and told them what was said. She responded with I will have to talk to the owner. We waited over 3 weeks before I reached back out and had told her that we found a place to move to and would be leaving August 5th 2022. Asking if that would be alright with the owner!?? The next few emails back and forth were them telling me they still have not heard from the owner. I reached out on August 1st to make sure they prorated our rent for just the 5 days in August. Which she ended up going back in to fix as they had charged us the full month's rent on August 1st. Rent was paid in full before we vacated on August 5th. I sent the email stating the keys were on the counter and the house was locked up. They emailed back said great thank you. The following week I asked for the move out inspection report. Got no response. Fine. I emailed again on August 25th for the report and to make sure our damage deposit was set to be mailed out on the 26th (21 days after we moved out). Again no communication. Several more emails went out between the 26th and today 9/15/2022 including one from the 26th asking if we have vacated the residents yet! Yep i talked to you on the 5th of August and told you we left the keys!!!! ​Last Tuesday the 6th I sent out a damage deposit letter asking for them to return it. I had not heard anything since back in august. So I decided I would call them and make sure they recieved the letter. Took me 1.5 hrs calling them back to back because it would put me on hold and then make me leave a voicemail. I needed to speak with someone and they never return calls. So I finally got someone to answer and asked them about the damage deposit. ​She stated oh we just had the meeting yesterday morning and your full damage deposit plus interest will be sent out. I asked when will it be sent out. She had no answer no clue. Said she would find out and call me back. Reluctant to not just wait on hold I said okay. She calls back states "oh yeah um it was put in the mail yesterday morning". Hmmm didn't you just have the meeting yesterday morning and you would have known if it was sent out at that meeting. Another lie. We will see if we get it tomorrow. If not we will just leave it to the courts. This company DIDNT EVEN KNOW THERE CLIENT WAS SELLING. They then didn't even know the day after we moved out the owner had already started the selling processes. A week later the house was on the market. When the leasing company asked if we had already moved out on the 26th of August which we left on the 5th, I told them there was already a for sale sign in the yard. They had no clue!!!! Communication for real time leasing is the worst! They never stay up to date on their rental licenses and they are you wait days for anything to get fixed. Our hot water heater was leaking for almost 3 weeks before they decided they would replace it. My water bill was over $400 for 1 month! Think they cared nope not there problem. The appliances all went out oven stove fridge dishwasher and it took over 2 weeks to get replacements. Through the 3 years we never complained, never paid our rent late and always told them when something was wrong. Just sucks you can be a great tenant who leaves the property in very very good condition can't even get our money back! It's not like it 500 or a small chunk of change. It's $1550 plus interest that is our money! We had a family of 6 +1 every other weekend living in that house and you would have never known it when we moved out! Real time leasing whatever you do please get better at communicating with your tenant! That's your job your the middle man. Everything about this company is unfortunate. There is a reason that the turnover of employees is constant. They don't believe in service and they simply don't care about their renters. It seems to be all about the $ for them. The follow up has been poor and when they don't follow up it just ends up being the owners fault. I would never rent from them again. Update, as I cannot comment on your post. This is the fastest I have ever received a reply from your company. Ever. Interesting that it is when something is negative in a review. When I moved in my apartment was filthy. I am talking hundreds of bugs on the floor and windows and when I commented on the fact that the walls were dirty, I was told you aren't like an apartment building, you move in as is. Over the years I dealt with a number of people with turnover, pretty constantly. You say you tried to work with me often and that was many times because I followed up with your company. First time renting with them because we desperately needed a place to stay and throughout the year we encounterEd really bad customer service. After moving in for about a month, we noticed floors lifting, mold forming quickly along walls, and they treat their tenants poorly. lack of communication with tenants. highly recommend to NOT rent with real time leasing or do any business with them at all! They will do anything and everything to over charge you. I feel like it's a sketchy place. The portal to pay rent online charges a fee every month And on top of that an extra tenant fee including rent. tenant portals I've used before does not charge a penny extra. Also when they need something from you, they would contact you every day and minute until they get what they want. When you need something from them, they will give you the run arounds or not respond at all. When you bring up what you need to be done, they by pass your questions. one year lease with them was more than enough. i wish I had a better knowledge of how this place worked. they really do not want to give deposits back. i agree with most people on here, all they care about is the money and not really about their tenants. read more

I think it is extremely sad that a leasing agency to RENT an apartment requires no previous bankruptcies and require you to make 2 1/2 times the rent. If rent is 1250, you seriously think most hard working people, especially college students, bring home 3150.00??? Looks like this agency is only interested in renting to the rich. This company has been extremely helpful in getting us a qualified tenant. At first we really pushed them to try to get a certain rent price (because we had to cover our mortgage/homeowner dues/etc.). We quickly realized that our expectations were maybe a bit unrealistic. Their staff took the time to educate us on the difference between what we wanted to get and what was realistic because of market conditions etc. Once we realized that they really did know what they were talking about, and once we were willing to listen to their input, our place rented out in a matter of a couple of days! My only regret is I wish we would have followed their advice sooner and been willing to drop our price to what was realistic-we would have had a renter a lot sooner. Great job guys! read more

It has been a year since my house became a rental property. I am happy that Real-Time Leasing's management has been great. Many thanks to the staff who are quick to respond and easy to work with, especially Alexa and Lynse. When the previous tenant broke the lease, Alexa was able to find a good tenant in a short time and the transition was smooth. For maintenance, Lynse has helped me with many service requests and she worked with me on phone or email even in late hours or weekend. We have been having the worst experiences with these property managers. They don't communicate well, you pretty much have to twist arms and make several phone calls and waste time playing phone tag for a few hours just to get anything done. James actually got into an argument with my wife because she was upset that they were taking so long to jump on the bandwagon to get our wet basement cleaned up and fixed. Haven't heard from him at all since. I just recently had a sump pump failure in the house i am renting from them. The entire basement got wet and had to have the carpeting ripped up and replaced. They himmed and hawed about it for the longest time. They put fans underneath portions of the carpet but there were other spots still wet that didn't get attention. As most people know, mold starts to grow in 24-48 hours. Well, it took them just about 3 weeks to finally tear up the carpet and padding, which by the way after sitting for so long they had no choice. But it has now been almost 4 weeks now, and the carpet was just replaced, and we are still working to get the rest of the mess cleaned up and put back together. It has been a nightmare. They have not been helpful at all. I have wasted Many hours of my time, moving things, cleaning things, and trying to get them to get things done so my family can move on with their lives. Real Time Leasing should have been paying me to help organize this clean up/repair. Instead, we had to twist arms, make many phone calls and e-mails just to get anything done. In fact there is still mold on the floor of the downstairs bathroom that has not been cleaned up even though we have told them about it several times and they keep saying they will come out but never do. I tell them i am going to fix it myself and then they tell me that if i do that i will not be reimbursed and it will be coming out of my own pocket. There are still damaged/warped doors from the water that do not close anymore that still need to be fixed. And still we wait and are exposed to dangerous mold. I really hope the owner of this house reads this to see what a lack of professionalism and knowhow that he is paying for to take care of his property. Real time leasing has gone through at least 3 maintenance managers since we moved in here, and we haven't even been here for a whole year yet. The maintenance managers have all been young girls that don't seem to know what they are doing. it has really been a nightmare that it has taken this long to clean and fix up, and li looks like it may be awhile longer as I can never reach anyone by phone and they keep putting me off. Always get voicemail which tells you to call another number and then you get voicemail again. There is no real contact person and i have to call the long distance maintenance number and ask them to have someone call me. They do not check things out themselves and have expected me to do all the inspecting of damage to report to them. If i don't give them every little detail they will blame me for not telling them about it. Seriously, this really is getting to be a nightmare. Will never rent from them again!! They could have called service master and this would have all been resolved weeks ago!! There is no question that the reviews are from people that work for real-time. Clever, guys. I rented from real-time and am still in dispute about getting my full deposit back. The properties are disgusting. When I moved in there were cigarette butts and garbage all around the house. While I lived there I was charged for not having my bed made when showing the apartment. I also was charged for cleaning (after I did) and a couple other ridiculous charges upon moving out. They will take whatever money they can get from you. They take advantage of nice people and good tenants. And yes, YOU have to pay to have their carpets cleaned when you move. DO NOT RENT FROM. THIS COMPANY SHOULD BE SHUT DOWN! read more

I was very disappointed in RTL. In the beginning they bent over backwards to get me to sign their contract. Staying late so I can drop off keys and such. They had my place marketed for 3 months, and not one person walked through my place. Since winter was coming up, I knew they wouldn't have anyone walking through, and since it was $100 a month to keep it marketed, I decided to put it on hold for a while... I have already spent $300 on NOTHING. I decided after 3 more months it was time to cut ties with them. I'd had discussions with them more than once on how I thought charging someone $100 was ridiculous. Why should I spend more money for them to take longer to rent it, what's in it for them if I just keep paying them $100 per month? They wouldn't be getting that much once my place was rented, they'd be getting much less, so nothing motivated them to get my place rented. When I decided it was time to break ties with them, it was hard to get my keys back because they were only open 830-5. They had no problem staying late to get a client, but after that, get ready to open the pocket book and jump through hoops. read more

My husband and I rented from them for over 3 years and they nickle and dimed us for every little error that we were not responsible for. Also, they refused to send maintenance over for repairs in a timely manner and would often charge us for repairs that we were not responsible for. Also, there was a lot of turnover with management and staff at RTL, which made working with them a nightmare, as one manager would tell you one thing while the next one would do the opposite. We were very hurt and disappointed by the way RTL treated us and would NEVER want someone to work with them going forward as a result. Until you are in their rented property and stayed there few months, you won't know how poor their service is! They charge handsome rent, but will find every excuses not to repair things. And, will make every attempt to blame you for everything that goes wrong in the unit. Real time leasing did not repair things that we listed as need for replacement or repair during move in. When we request the repair, they asked us to pay for it. If you can, avoid renting from them. They replaced an essential utility in the house, took them more than 2 weeks! I have also noticed their staff at the office has changed. The property manager we dealt with 6 months back, no longer here. I wonder, what's going on!! I will not renew my lease when it ends for sure. And also seeking legal help for not getting the service I was promised for the rent I am paying. read more
