(2) What is the average amount of time between the published listing date and the closing date? (3) Of your closed sales, what is the average percentage difference between the asking price and the selling price? After substantial review and vetting of agents, we hired Karen Cannon. The result? We received multiple offers within the first weekend on the market. We had a signed contract by the following week. We closed - smoothly - within a month. And we sold for 103.1% of asking price - 16K over asking price. Done and done. The results speak for themselves. Karen is more than a listing agent. She actively markets your home using technologies other agents don't use - the 3D tour enabled our buyers to make decisions before physically entering the home. She engages buyers' agents in direct dialogue - getting you valuable feedback the ShowingTime questionnaires just can't provide. And she knows how to negotiate... Karen is a business woman that takes her business seriously. Key to success: You MUST listen to Karen. From prepping and staging your home, to considering different pricing strategies - trust that she knows what she's doing. We did, and it was the best home-selling decision we made. Karen Cannon is THE ONLY agent we would work with again.

You want to work with people who know the community and have your best interests in mind. But you also want results. We have earned a reputation as the most trusted and fastest growing independent real estate firm in North Atlanta for a reason. We've built a better way to sell homes. Our Realtors have the support of a full-time marketing specialist, listing coordinator and closing coordinator. We provide professional photography and videography, home staging, 3D virtual tours and social media promotion on every listing. That allows our agents to focus on the most important aspect of their jobs: getting to know our clients, and helping them reach their goals. And, because we work as a team, we have a licensed agent available to show a home every day of the year. Every agent on our team has been chosen for his or her professionalism, industry knowledge and connection to the community. We live and work in your neighborhood. We have the skill to get the job done, and the heart to make sure it's done right. For us, real estate is not a part-time job or a passive career. We come to work every day ready to perform. We set high standards and live up to them through focus and dedication. At Karen Cannon, Realtors, your home is our business.

He helped me a great deal with my part-time business of selling and buying homes after the real estate collapse of 2007. During that time, he was my reliable and honest real estate agent for about 15 homes. Throughout the buying process, we often discussed how much I should offer, and he was almost always the one pushing for a significantly lower price, even when that increased the chances that the transaction might fail and his commission would be reduced. He sold my house when I moved out of Atlanta in 2016, and he is my go-to real estate agent, with the statistics and experience to sell my rental house in Georgia.

I had a rental property that was poorly managed and was being up-charged for repairs due to the negligence of the property manager. I reached out to Bruce to help me assess the situation - whether I should pay for the fee, whether to move to another property manager or sell the property. Bruce recommended selling and helped me market and sell in a short amount of time. He and his team were efficient and demonstrated a high level of integrity throughout the process. I would highly recommend the team and will use their service again in the Atlanta area.

She not only made sure I closed on time but she went over all of my closing paperwork meticulously, even finding errors the lender missed. As a first time buyer, I was unsure where to begin with the mountain of closing paperwork! She went out of her way to walk me through the entire process and made sure all of my questions were answered. I walked in to closing confident all of my concerns were answered and it was all because of Naomi. If you need a closing attorney that will not only work for you but with you, look no further than Cobb, Olson and Andrle. Naomi Day is the best in the business!

They're very responsive and have saved us thousands in legal fees by showing us all of our various options, not just taking everything to court. We truly value them as a trusted partner and know that they will provide us with an honest, balanced view of whatever situation our community is facing. Plus, they're just "good people": They have integrity, empathy, a sense of humor, and are enjoyable to work with. (How many attorneys can you say that about?) If you're thinking about hiring them, don't hesitate- just do it! You'll be very glad you did. (As for some of the other comments here, I can only assume that they're confusing Cobb, Olson, & Andrle with a different law firm or have some personal vendetta since our experience has been the complete opposite and our community is very diverse.)

If you are a landlord, please please please dont ever have coldwell banker manage your property…read more As a renter, this is been a horrible experience. 1. Who doesnt accept online payments?! Having to mail in a rent check every month is such a pain. Most of the time I end up having to take it physically just from forgetting to buy stamps. 2. After mailing the check, it generally takes them more than a week to deposit it - so you have to monitor your account like a hawk till they do. 3. Getting maintenance done is like pulling teeth. It took them SIX WEEKS to get me a new dryer. I had to do my laundry at my moms house for almost 2 months - how embarassing. Then when a leak happened in my condo they tried to send a carpet cleaner instead of someone to fix the mold and water damage of the aftermath. i had to spell it out to the woman like I was talking to a kindergardner. * One good thing about this situation is it happened over the weekend and I called the emergency line and they had someone come out the same day to fix the leak. It was dealing with the aftermath that was a pain. 4. There were a lot of sketchy hidden things in the lease. They said that the renter is responsible for all "non built in appliances" so when the 1974 dryer (that i dont own) broke they tried to say it was my responsibilty to replace. After I complained multiple times and refused to they said they would ask the landlord who happily replaced it. None of these things were the landlord's fault and I an sure she was unaware of most of them.

The staff here are hard to deal with, returning phonecalls is not their priority. In a digital age, you'd think they would step up to the plate.

Before working with Billy, we listed with two other agents, figuring their experience would lead to a quick sale. But not much happened; we waited... and waited... hosting endless showings and open houses. There were no reasonable offers, and the experience was way below our expectations. We were so frustrated and ready to give up. Then, we found Billy by reading his reviews online, and from our first meeting, we could tell he was different. He didn't just nod along and promise quick results. He recommended small changes that significantly impacted our success--stuff the other agents never mentioned or recommended. We were impressed, so we decided to take a chance and list with him, hoping his fresh approach would make a difference. Once we hired him, he helped us clarify what we wanted. He then rolled his sleeves up, got to work, and implemented his systems to help us achieve those goals. He had an entire team to help with staging, paint color consulting, and other vendors/contractors to help us! We felt protected because he was so hands-on with the process; we knew he had as much vested interest in selling the home as we did. Billy didn't just put our home online and call it a day. We were shocked to learn how much science was involved in his strategy to showcase our home. He vetted the interested buyers to make sure every showing was impactful and was always present for every buyer appointment! He didn't want the buyers to miss any detail about what made our home exceptional. But, to be honest, we were worried that his selective approach to showings might limit our exposure. We were amazed when we received two solid offers within two days of listing after only three showings! We wrote this review to help anyone skeptical about whether Billy delivers on his promises. The results speak for themselves, and Billy is worth every penny we invested in him because we not only sold quickly but also got $10,000 over our asking price! Therefore, we can say that Billy is the best realtor we've ever worked with in Atlanta. His systems are different, and they work! Based on our experience, it doesn't matter whether you're selling in Edgewood, Dunwoody, Sandy Springs, Marietta, or wherever; if you're looking to sell your metro Atlanta home and want to maximize your profit with minimal hassle but are tired of the same decades-old approach, give Billy a call. You want him on your team in this wild Atlanta real estate market!

Billy continued to surprise me with his attention to detail, general home knowledge (spanning from urban to rural). From the very first day I called him he began putting in a tremendous amount of work. I was abroad when we first spoke, but he toured homes and video called me to start the process. He had great insight into what he thought a home should be worth, he seemed to always be very accurate with that (homes he felt were overpriced are still on the market at reduced prices). We are closing on Monday and I couldn't feel like I am in better hands. It has been a pleasure working with him. Again an extremely knowledgable, kind, and personable agent. Great Guy, can not recommend him highly enough.
