The final issue that led us to terminate management involved landscaping/tree work that perfectly summarized the broader problems we experienced throughout the relationship. We requested quotes for landscaping work in mid-March and did not receive them until we followed up weeks later. When the quote finally arrived, the pricing didn't add up correctly and had to be clarified after additional follow-up. We approved what was described as trimming and cleanup work, but communication throughout the process remained inconsistent. Scheduled work dates were missed, partial work was completed without updates, equipment was left at the property, and both we and the tenant repeatedly had to ask for status updates. Most concerning, a large holly/privacy barrier on the property was cut back far beyond what was communicated in the approved scope of work. We were later told after the fact that the vendor believed mildew/mold treatment required such an aggressive cutback, but that was never explained to us before the work was performed. Had that been communicated upfront, we would have had the opportunity to discuss options and understand the actual scope of work being approved. The larger issue, though, was not just the landscaping situation itself -- it was the ongoing lack of proactive communication and oversight. Over the course of our time with Acorn + Oak, we went through multiple points of contact and consistently found ourselves needing to follow up for updates, quotes, scheduling information, and basic responses. Even our tenant expressed frustration with delays and communication issues. For a company charging a 10% management fee, we expected significantly better service, coordination, and accountability. Instead, the experience often created more stress and work for us rather than less. The Broker in Charge ultimately allowed us to terminate our agreement early, and we are now self-managing the property while evaluating better long-term options. I rarely leave negative reviews, but I think it's important for prospective owners to understand that communication and consistency were major issues in our experience.

Requested an application for a property listed at 6612 Hwy 70 in Mebane after doing a "self guided…read moretour" of the property. The property did not appear to be ready for the market yet. The bathrooms were still dirty and one of the bathrooms, the sink basin was in the bathtub and the bathroom counter top was missing. I sent an email after viewing the property, asking of the status of the property, and for an application. My question in regards to the readiness was ignored and unanswered, and she only sent the application in a return email with no other information. I filled out the application and paid my $55 application fee.The agent assigned to the property Robin Lindblad failed to inform me that there were multiple other applicants ahead of me when I requested the application. Had I known that I would have refrained from filling out the application and paying a $55 fee. After a few days of no emails/phone calls/text messages from the agency, I called to check on the status of the application. It was not until this phone conversation that she informed me of the multiple other applicants that were "ahead of me". The wind was immediately taken from my sails when I heard her say that because I knew at that exact moment I just waisted $55 on an application with no chance of getting the property. She tells me that they would be reviewing all the applications and there is still a possibility that I could be approved. I asked her to let me know when they decide as I would like to be kept up to date. Another two days goes bye and I called back to the agency to see if by chance I got approved. At this point I was informed the property had been rented to someone else. I inquired why I wasn't made aware that they had done this especially after paying for the application fee. I think you are at least owed a courtesy phone call to inform you after spending $55 of your hard earned money, that they chose another renter! I asked about getting a refund for the application fee since I was 1st not informed of other applicants ahead of me, 2nd not kept informed of the application process, and 3rd the atrocious communication process. To which she replied it clearly states in the application paperwork that NO refunds will be given. I asked her what the $55 dollars covers because if it was for customer service she had failed miserably on ALL accounts. To me this seems like a big cash grab scheme to have the property still listed online. Get as many applicants as possible at $55 each then provide NOTHING in return to potential applicants. Disgraceful and should be a crime....but lucky for me they will keep my application on file for any other potential properties I may be interested in. As if I would ever consider renting another property with this agency!! As horrible as communication is from this agency just trying to rent the place, I could only imagine how they would handle a maintenance emergency on a property should one arise. Not to mention I'm sure this place would be a nightmare to get any kind of a deposit back after vacating the property. Seems like a shady operation that would nitpick every little thing in efforts to keep your deposit. Do yourself a favor and avoid this shady operation at all costs! DO BETTER GATES MANAGEMENT & REALTY!!!!

We currently live at one of their rentals in Hillsborough, NC. My wife and I moved into the house…read moreand we noticed mold in the bathroom when we first moved in. We first tried scrubbing the ceiling with bleach to see if it would work. We decided to reach out to Gates to fix the issue and it's been a recurring nightmare to get anyone to fix it. Gates sent a guy out to treat the mold and it went way for about 3 weeks. When the mold returned, we immediately put in another maintenance request. During the warmer months, the house had so much moisture in the air that mold started to grow on our couch cushions as well. It has been over a month since we have put the second maintenance request in for this issue and Gates has sent someone out twice to "inspect" the issue; however, they have not sent someone out to treat the mold or fix the issue causing the mold. Instead, we received an email stating for us to "wipe it with Clorox" until they are able to get someone to us. With my wife being pregnant at the time, we stressed the need to get this done immediately as it poses a major health risk and there was still no pursuit to address the issue. Run as fast as you can in the opposite direction!

After experiencing significant disturbances, I brought this to the attention of Louise Beck repeatedly and they told me that they do not manage that part of the duplex and to speak with the landlord 3. The landlord did nothing 4. My own dog was eventually bit on property, not once but twice (see picture) 5. I was living in a hostile environment, where unknown dogs roamed freely. The other tenant's dog even charged and barked at me on numerous occasions (see video) 6. Louise Beck did nothing to mitigate this and in fact basically sided with the tenant who is not even under their management 7. Instead of doing the right thing and having the other tenant cease her business on property ( as instructed by the landlord, but never enforced), I was eventually unable to renew my lease 8. Louise Beck knowingly allowed a scenario in which despite sharing a building, they had no "jurisdiction" to control the environment of half of the property leading to real consequences to me, the tenant who they were supposed to be supporting 9. As I was moving out, their behavior became increasing hostile and dismissive 10. There was no value in the services the Louise Beck offered; I highly recommend finding another property that is managed by competent staff 11. In retaliation, they even held my security deposit for the maximum amount of time that NC law permits, which included notifying me of an extended period, despite that I was not charged a single penny from the security deposit I have filed a complaint with the North Carolina Real Estate Commission which can be accessed here: https://www.ncrec.gov/complaintform/

Make sure to take your Rental Agreement to the legal aid on campus before signing. If you are…read moremoving onto a lease through a change of tenancy (COT) process, request a copy of the complete Rental Agreement along with the Rules and Regulations and the COT forms and have the legal aid review before signing anything. Also, request a fee schedule of all possible fees that may be scattered within the long documents. Don't learn the hard way!!

My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.

It's like owning the home without any of the benefits but all the responsibility. Mark, the point of contact for tenants, is responsive but mostly it's just to let you know that you're actually on the hook for whatever's wrong. When they do fix something, it's local handymen that come at any hour. The last one came to fix our backyard door at 8pm and he just let himself into the backyard and started working without talking to us. When he was finished, he told us all about his journey with meth addiction that he was fighting. Not a great experience for the family, that. If you took the time to research this, PLEASE PLEASE PLEASE do NOT make the same mistake we did and just assume you'll be treated fairly as a tenant. You will be held financially responsible and have to fix all the mistakes that these 20-30 year old house have even if you just moved in and haven't caused any damage. Live elsewhere at any cost if you can, we're considering just losing our deposit and working to live somewhere else at this point if we can. Never thought we'd break a lease but this company makes you really, really think about it.

When I called to alert him to the error, what a fusillade of rudeness I got, based on his erroneous withdrawals from our bank account. I then called one of his former (among many, apparently) employees to ask if there was something "off" about this guy. A hard yes. When he finally refunded the 2 months' over draft, he charged us for his bank fees. Wow. The former employer told me that if the internet was slow, multiple attempts to debit our account could result in multiple withdrawals. As it did. But, certainly no apologies from the business owner. Protect yourself - don't give him access to your bank account. And, live a happier, longer life - do no business with H-Co.
