See the other reviews, same experience here. Very, very little is covered and if anything comes up with the rental, you're likely to be left handling and paying for it yourself. It's like owning the home without any of the benefits but all the responsibility. Mark, the point of contact for tenants, is responsive but mostly it's just to let you know that you're actually on the hook for whatever's wrong. When they do fix something, it's local handymen that come at any hour. The last one came to fix our backyard door at 8pm and he just let himself into the backyard and started working without talking to us. When he was finished, he told us all about his journey with meth addiction that he was fighting. Not a great experience for the family, that. If you took the time to research this, PLEASE PLEASE PLEASE do NOT make the same mistake we did and just assume you'll be treated fairly as a tenant. You will be held financially responsible and have to fix all the mistakes that these 20-30 year old house have even if you just moved in and haven't caused any damage. Live elsewhere at any cost if you can, we're considering just losing our deposit and working to live somewhere else at this point if we can. We rented a property, managed by this woebegone wreck, a year and a half ago. He deducted not one, not two, but three months worth of rent at one juncture in our 2.5 years' tenancy. When I called to alert him to the error, what a fusillade of rudeness I got, based on his erroneous withdrawals from our bank account. I then called one of his former (among many, apparently) employees to ask if there was something "off" about this guy. A hard yes. When he finally refunded the 2 months' over draft, he charged us for his bank fees. Wow. The former employer told me that if the internet was slow, multiple attempts to debit our account could result in multiple withdrawals. As it did. But, certainly no apologies from the business owner. Protect yourself - don't give him access to your bank account. And, live a happier, longer life - do no business with H-Co. read more

Mark Heizer is a real class act (sarcasm intended). He is very rude and unprofessional. I've had 2 phone conversations with him regarding maintenance issues. He does not let you speak without cutting you off. I called to get an update about my maintenance request where I have water running out of my dishwasher onto my kitchen floor. I could not get a word in edgewise. And he hung up on me when I tried to ask questions. You can best believe that this tenant will be relocating. I refuse to continue paying my hard earned money to support him or his business. read more

AVOID DOING BUSINESS WITH MARK HEIZER AT ALL COSTS Called Mark this morning to inquire about seeing a property. Barely got my initial introduction out before he interrupted me and monologued in a condescending tone about how he didn't have time to answer any of my questions, that I needed to go through a website to contact him, and that it would likely take 4-5 business days before he responded to whatever request I submitted online. It struck me that my call to him could have been much shorter and less stressful for him if he'd just allowed me to ask him my very few (1 or 2) and simple questions. His monologued continued almost five minutes and included bad mouthing potential renters he works with, owners of the properties, agents, and websites. When I finally politely stopped him to clarify that at this point I just needed to confirm - ballpark - how long it would take him to get back to me if I went through his website so I could factor it into my planning (4-5 business days seemed like a very long time and unreasonable in the real estate world so I was almost sure I'd misheard him or that he meant it would take him that long only if I went through a different website than his.) He hit me with another barrage about how he hadn't slept in three months and had no idea when he'd get back to me and he'd already spent an hour and a half today "dealing with people" like me. He said a lot of those people were submitting applications and paying fees and it was going to take 30 seconds for him to reject all of them because they didn't fit the listing by having pets or something. And they're just going to lose their money, no conversation necessary. (No idea why he said all that but it was very telling.) I had to stop him again after several minutes to say - ok, I see what you're saying. But I am not asking very many questions at all as he was saying many people were, I understood his time is very valuable and limited. But that I just needed to ask him for a ballpark timeframe of when he was going to get back to me (since he never did answer my actual question as to whether it would take less time if I went through his website). And I did mention he was being a little rude to me and it really wasn't necessary as I'd said so little. - Cue another barrage about how he just didn't have time for this and that I just needed to go through his website and he'd get back to me when he got back to me. Then he hung up. There is no way in hell I would rent from or do business with this man. Just imagine if something like a sink or washer needed repairs. You think he'd treat me any better after I've signed a lease than he is potential new leasees? Terrifying. So glad these HUGE red flags appeared before I had to do anything other than listen to his rudeness on the phone and that he's not touching my money yet. I've noticed here on Yelp maybe a few years ago he was getting better reviews... But anything within the last few years had been scathing. Seems he may just be ready for a career change or dealing with some personal issues. That's understandable. Still wouldn't go near him for anything business related now. read more

I can't agree more with a previous post referencing Mark. I left a message to understand the Chapel Hill market as we were looking to purchase a rental property. He was the rudest and most condensing person I have ever dealt with in my professional career. We have several rental properties in Durham, Cary and Surf City and have worked with other management companies in our past and understand the process well. I wanted to understand the rates H-Co. charges in addition to getting general information about the location, rental market, etc. He was the absolute rudest person as he said "we don't work for free" and you will need to sign a contract for us to give you that information. In addition, he went on and on about how many people are being evicted in Durham each month after I explained that have had rentals in that area for over 23 years. I typically would not take the time to post anything but would like to ensure that others don't have to waste their time having a very disturbing conversation. At the end of the conversation, I said it is no wonder that you have a low rating as your brand is everything but wanted to talk to several management companies to give them the benefit of the doubt vs. just reading the comments. Anyone with common sense could have maximized this opportunity to even get the commission on the sale since we did not have a realtor in Chapel Hill and get monthly commission on managing the property. I had contacted other Chapel Hill management companies and they could not be more accomadating and have even said they do this research all the time. read more

I'm guessing he doesn't want your business if you're looking at rental properties. to Michael I'm not quite sure what being rude to people seeking more information about a home that you posted publicly does for your business? I find that an extremely bad business practice. I'm sure you're very successful, but everyone deserves polite customer service. If you don't want to deal with inquiries about a rental property, quit listing them. I'm totally appalled. I have been a tenant working with HCo for one year and had a very poor experience. Similar to other posts, I have also experienced extreme rudeness from Mark Heizer. We had a sewage issue they were slow to fix (four days of sewage in the tub). If you're renting, I would look for another company. read more

Rented us a 2 bedroom home on Brooks St in Chapel Hill as a 3 bedroom, I thought the "3rd" bedroom had two closets. One of the "closets" was actually where the water heater was stored, which is extremely unsafe and illegal (they shouldn't be in a bedroom because they can leak gas). The guy from the gas company wouldn't even light the pilot for us to have hot water once he realized it was in a bedroom. We contacted our agent, Colin Moody, who addressed the problem promptly, by having some random guy show up and light the pilot.... very illegally mind you. Any issue was my issue, not theirs and they took complete advantage of us. Also woke up a few times to people literally rummaging through our vehicles in the driveway so that was fun. read more

I had them manage my townhouse for over 7 years. They did not do a good job looking after the property. They stopped working for me and didn't even give me a 60 day notice and left me in a limbo. When I started to manage the property myself, I could not believe what a mess they left behind. It looked like they never cared enough to do a thorough move out inspection with each tenant and that tenants left the townhouse in a mess! To mention a few, the skylight panel had fallen off and was on the floor, the towel bar was off both hinges left on the bathroom floor, the kitchen faucet was leaking, carbon monoxide detectors were stored in a closet with one of them broken, there were burn marks on the kitchen counter, ..... I never recommend that company!!! read more

HCO has been acting as my property manager for several years. I did not realize until I made the decision to change to another management company that I was locked into paying on commissions well past my contract date renewal. The HCO management company has set their contract up so that if it is terminated at any time prior to the conclusion of any signed "Tenant lease" the owner shall pay 10% of the remaining tenant lease under Paragraph 3, Other. I find this a bit unusual since you should be allowed to non-renew the property management agreement with no penalty at the conclusion of the annual term. So property owners should be aware of this this addition to their contract. Also, they do not promote or provide a multiple property discount. I would not recommend this company to a property owner who cares about the upkeep of their property. read more

We met with them and signed a contract on Wednesday to rent out our house. Thursday had a showing and a application placed. Friday and Saturday 4 more showings and by Monday we had a signed lease. Also they have a competitive finders fee and percentage they take from the monthly rent, which was lower than other property management companies I researched. read more

I've been in my home in Chapel Hill for over a year and have been extremely satisfied with H-Co as the property management company. From the time I first contacted them to view the house through the addressing of the few maintenance issues I've had they've responded promptly and courteously. I've really been impressed with the level of service, their Tenant Portal ease of use and especially the professionalism of the repair contractors they use. read more

It makes me feel good knowing that my tenant has a management service that will be prompt and professional - we are able to approve and move forward on repairs as soon as we hear from the tenant. I have dealt this company for the past several years and have always had a positive experience. As a property management firm, they are excellent at communication and customer service. If you have any type of issue regarding a property that you are leasing through them, they are on top of it and get the problem resolved immediately. ABSOLUTE WORST...Mark Heizer was recommended by a friend. I thought I was going to be working with him but he assigned Bill Thompson to my house rental instead. HORRIBLE idea, as my experience was nothing but awful.. Bill allowed my tenants to paint walls and add additions to my house that were never cleared by me that I was left to fix on my own( NO COMMUNICATION). He never did the walk through when the tenants move in(which it was his job to do) to see the MINT condition I left the house which caused problems when I returned because my tenants left it a wreck. It wasn't cleaned upon my arrival (per our agreement) and H-CO made me pay for a cleaning service(among other damages) which I was never reimbursed in full. He was rude. Yelled at me in front of my family and his bed side manner is NOT made for this line of work. In the end Mark and Bill jerked me around and screwed me out the renters deposit which I should have received in full due to all of the damages. Bottom line. WORST experience. Rude people, and you pay them to basically do nothing. I would think twice before leaving your property with this management company. read more

I have submitted five work orders for my apartment over the past couple years. I only got a response to one of them, so I suppose I should thank HCO for the development of my skills as a handyman. The others are still posted on their website waiting for review. For almost three months I have hounded this company about getting my dishwasher fixed. I finally got in contact with the plumbing company they work with myself today and was able to get a date set instantly! Unbelievable! I have bothered the company daily. Congress has proposed and passed national legislation faster than these people can make a phone call. We were charged a string of unexplained late fees for months and had to call them relentlessly to get any of them removed. It is especially humorous that the review below mine praised Mark Heizer's work. He is our property manager. When I first signed my lease, Mark tried to charge my roomate and I twice our rent as our security deposit. Any more than 1.5x rent is illegal in the state of North Carolina. Mark has neglected to help us with any of a dozen problems we have encountered over the past sixteen months. Thankfully there is a small network of women (Audrey Saunders and Sherry in the office) who work hard to help tenants despite Mark. I have made several attempts to contact Mark personally throughout our stay here. I have never gotten a response of any kind from him. He doesn't answer my calls or messages. In summary, my experience with this company, Mark Heizer more specifically, has greatly contributed to my decision to move out of North Carolina as soon as my lease is up. read more
