Delivery packages can also be delivered inside the building through a code instead of being left outside. The apartment's digital intercom also allow you to see who's outside. Management for the building is also very responsive and accommodating. They really try to work with you if any issues to arise. The only downsides of this building are the construction next door and the thin walls.

County records were wrong.... we get it, but she wouldnt rectify her listing AFTER GETTING CONFIRMATION FROM THE COUNTY ITSELF OF THE MISTAKE, and got extremely defensive when I brought up the issue (as she had had a bunch of calls throughout the weekend over the same, according to her) She even said she had 15 offers and she wasnt going to fix it, but did she have 15 offers based on the real sq ft or on the INCORRECT information? That was a shocker to hear, she wouldnt go in detail, explain or anything, she just wanted to know if I was withdrawing or not. RUDE! Long story short, she hung up on me after she tried to make everybody else responsible BUT herself over the discrepancy on the listing, alluding that any reputable agent would take note of the mistake. So, is she not a reputable agent that went on to listing a property with a higher sq ft WHEN IT IS OBVIOUS TO BE SMALLER THAN WHAT THE RECORDS SAY? I asked her where did that statement put her at, and she hung up on me saying 'do whatever you want'. How is she still in business???, I wonder!!! Buyers and agents do have to do our own DD, but when we find discrepancies it is up to the listing agent to rectify and amend mistakes. At this point we all know the property is being sold for a HIGHER SF value at the price is listed for than what it needs to be, as it is 1100 sq ft SMALLER!!! No lender will let that fly AND SHE KNOWS IT. This property belonged to an elderly man who passed away and was a estate sale, maybe the sellers knew of the mistake, maybe they didnt, but I know Rosann KNEW BETTER. This is beyond unethical and will be reported. I am sure that not just these 2 previous reviews on here are the only people thinking the same way I do. The way she operates can not be casual, and MOST LIKELY A PATTERN. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw.
