Our search was anything but smooth and quick, however John was a complete professional every step of the way. Not once did he try to talk me into spending more than I was comfortable with. We looked at countless houses together over a period of months, and I never felt any pressure from him. This was extremely important to me to find somebody that would advocate for me, not just look to make a quick buck. We tried to buy a short sale, got rejected, then again went for the house at auction. This type of transaction is probably the most frustrating thing I've ever done. We dealt with countless delays to the settlement by the bank and were given the run around by the Ocwen customer service every day. Lets just say this required more than a little extra determination and work ethic on John's behalf. Along the way I never felt like he wanted to give up and go for an easier deal. He actually encouraged me a few times to stay patient. In the end John's perseverance paid off. The Elfant Wissahickon buyers offered a price a little above our asking price. However, after we accepted their offer, the Elfant Wissahickon realtor asked us to give the buyers "credit for unexpected repairs" after inspection. Our realtor asked the Elfant Wissahickon realtor to give a cost breakdown for these "unexpected repairs." The Elfant Wissahickon realtor told our realtor that if we refused to extend the credit, she would demand an $18-20,000 credit. Our realtor told us the Elfant Wissahickon realtor should have been able to give an exact cost breakdown. The Elfant Wissahickon realtor said we had "new termite damage" and sent us a "Wood Destroying Insect Report" with pictures purported to be of our basement beams and ceiling. Each picture in this report shows structural items that fail to match anything in our basement. We checked every inch of our basement beams for new termite damage three days before closing. We were unable to find any new termite damage whatsoever. We included everything we did and didn't do in our Disclosure Statement. This document covered every item the Elfant Wissahickon realtor cited. Our realtor forwarded this document to the Elfant Wissahickon realtor before inspection. This would lead us to believe her "unexpected repairs" statement was inflated. At every turn, the Elfant Wissahickon realtor was offputting and, we thought, disrespectful toward both us and our realtor. She would have done well to treat us all in a professional and courteous manner. The next time we sell a house, we plan to reject any offer made by buyers who choose Elfant Wissahickon.

She communicated by curtly answering us through texts, never reviewed the sale process, and, most importantly, never reviewed what she included in the contract of sale. We were willing to just accept we made a mistake in selecting their realtor as our listing agent until we were informed by the buyers (who she told us to contact directly because she did not feel like dealing with the back and forth) that our listing realtor had included our newly purchased washer, dryer, and refrigerator in the sale of our home. When we reached out to our realtor and the broker, they offered no solution, lied about what was done during the listing process, and mocked us stating that the words "all appliances" was "plainly" listed in the contract. And while we acknowledge that we signed the contract with the words "all appliances," we expected our realtor to ask us about what was included in the sale in the first place and actually review what she included in the sale. Moreover, without our listing agent, our supposed protector in this sale process, reviewing the contract with us, the word "appliance" seems like a general explanation of what is included. There was no specific listing in the contract of which appliances were included. Considering their agent had clearly shirked all her other responsibilities as listing agent as well, and was receiving a larger than average commission on the sale of our home, we imagined the broker would work with us in some way other than clearly conspiring with the listing agent to essentially tell us we're idiots and that we should have sought legal advice if we couldn't understand what was "plainly" written. They did not thoroughly investigate our claims, as they had the listing realtor respond to our concerns with falsehoods and then, within a matter of minutes, responded by email saying they were dismissing everything we said based on her lies. Real Estate agencies are in place to protect their client and perform duties that help their clients with the sale or purchase of their home, not hurt them. Please know that in the event you have any issues or feel taken advantage of by one of their agents, they will not work with you or even pretend to consider your concerns. They will openly mock you and dismiss you. Please choose another agency. You have no protection here.
